According to Dubai Rental Law, residents of Dubai are expected to deposit a certain amount (usually 5% of the yearly rent amount) as a security deposit before they can move into their new apartment or villa. As the year (or years) progresses, and after all the security deposits that need to be put up with DEWA and Etisalat or Du, that security deposit can be forgotten. But when it’s time to move again, so does the stress of trying to get every last Dirham back. 

 
We’ve put together a list of 5 tips you need to remember to ensure you get your deposit back when moving out of your home in Dubai: 
 

Get quotes from movers and book a date to move out

Hiring a professional mover in Dubai is the best option as it eases the moving process and reduces a ton of stress. Get quotes from different moving companies in Dubai. Ideally, you should contact moving companies at least three weeks before your move especially to ensure availability on your desired move out date.

Inspect your home for any damaged items and dig up your tenancy contract

A home inspection is a great idea to estimate how many things require restoration. A great way to start is by referring to your tenancy contact, where a list of clauses specifies the condition in which you are required to handover your current residence (newly painted, no holes etc...) Once you have inspected your home for possible restoration work, you will be able to get a quote from a maintenance company or painter.  A perfect time for a home inspection is 2 weeks before your final moving date. 
 

Replace or repair any damaged items

Once you have finalized the scope of work to be completed by the maintenance company, specify a date for the contractor to work on restoring the apartment or villa. It usually takes up to a day, but might take a little longer depending upon the severity of damages and size of your home. You should contact a maintenance company at least 1 week before the official moving date.

Hire a painter and a cleaner

You will probably require a cleaning service to have your apartment cleaned once you are ready to move out. To make the process hassle-free, it’s best to hire a professional cleaning service and using their “Deep Clean” option for your current and your new residence. To avoid any last minute rush, it is best to have your apartments cleaned 3 -5 days before the move. 

 


Make time for your landlord/real estate management company to do an inspection

Before you move out, set aside a date with your landlord or building management company to inspect your home.  It is necessary that you mention to the concerned person the extent to which you have gone through to ensure that the original condition of accommodation is maintained. Get their feedback if necessary and ensure that you get the full deposit back. Set a date aside at least 4 days before the move so it leaves ample time to work with your landlord on getting your deposit back and finalizing any pending paperwork. 

Remember to note down the meter readings on your final inspection and have your landlord or agency make an official note of them so they are on record, this will help in case you have any issues with your final DEWA or district cooling bills.

 
Moving in and out can be exhausting and confusing if you don’t have a clear guide and if you do things in a rush. The best way to go about it is creating a checklist with all the things you have to do and put a deadline next to each item. Be sure to give yourself up to 2 days to complete each task.
