Anyone Living in Al Ghadeer?

My husband and I have been to look at townhouses in Al Ghadeer, with a view to maybe buying, but would be interested in any feedback etc. from anyone already living there, or anyone who has gone through the purchase process here!
The houses seem of pretty decent quality, but I know the UAE is notorious for poor quality build and ongoing maintenance issues.
Also, I find the entire home purchase process to be a bit unclear......who and how carries out a valuation, if any, on the property to determine what size of mortgage you can get, and do you still take on your own solicitor to oversee the whole process?
