Advice on Ingenous tenants next door please!

My husband and I bought an investment property in a mining town in WA a few years back. We've had lovely tenants until the beginning of the year but the property has been vacant ever since. We've been refused advertising by a local Real Estate company in the area who told us 'there is no point due to the neighbors on both sides. There is rubbish all over the gardens, screaming, alcohol bottles lying around & the area looks like a dump'. We are devastated as obviously this was not the case when we purchased the property and it's extremely expenseive to be paying for an empty house with no sign of leasing at all! Please if anyone has any advice of experience I'd would really appreciate it. TIA
