Thanks, Kelly. Yes, the reason I am considering it is that we are in a fairly quiet compound on the corner so I am not too fussed about being overlooked. That's a suggestion worth considering, Amelia, thanks though they may look odd with nothing hanging on them?

Will your curtains be floor to ceiling ? If so, and you think you may add drapes at a later date, have the double track fitted now and then it will only be a case of hanging the drapes when you decide you want them.

We did blackout upstairs and patterned sheers downstairs. We aren't particularly over looked so in terms of privacy its fine.
Thanks Luluobade - avoiding paying installation costs twice is exactly why I posted! October, I'm also thinking about only sheers donwstairs but Luluobade's answer is making me rethink. I will in any case install blackouts in all the bedrooms so it is really the living room, dining room and lounge I am wondering about. Anyone else have any inputs?

we've got sheers downstairs and as good as blackout curtains upstairs. Bought in Dragonmart - 800 for the curtains upstairs (3 full length and one shorter, all 240 wide windows).We find patterned sheers fine downstairs as our villa is quite dark and we're not overlooked. Off to Dragonmart tomorrow to replace the sheers as they're from our old villa and don't quite fit properly. Am planning on selling all our old sheers/curtains/poles once we've sorted everything too as we've no room to store them.

I am new as well, however I just purchased sheers and drapes and blackout for all bedrooms. I think it will save energy costs for cooling the home in the summer and also I have heard that it gets very hard to handle the sun in summer.I have family who has lived in here for 12 years. She actually recomended blackout for all rooms. But I only got it for bedrooms. Either way the sheer and the actual curtains are hung seperatly, so in theory, you could do sheers now and add the curtains in the summer if you need to. Only down side is you might have to pay for the hanging job twice. Good luck.
Hi ladies I wanted the expertise of folks who have been living in Dubai longer than us . We're hopefully finalising a villa in Jumeirah. It gets a reasonable amount of natural light in this season. I have no idea how it will be come summer. Has everyone gone with sheers and drapes? I'm considering only sheers downstairs where we have quite a lot of privacy - pros and cons? Any inputs would be much appreciated. TIA
