I can find a few for sale but none for rent. Am I better going up there and driving around?

We just drove there and asked the security guards at the gates if there are villas available? He asked how many beds and we said 3. He gave us 5 sets of keys to villas to go have a look. Also gave us the prices of each villa. No annoying agent. Hehe!

It seems that there are a few of us ladies in Layan and Waha... maybe we should meet up when you move in! :) Sounds like a great idea! Hopefully we'll be moved in before we know it :) really hope so anyway.

Yep DH organised the whole thing while we were back in the UK in the summer. The guy is a bit of a muppet sometimes but overall the garden's good - I'll ask him for the number as well as the Waha office people when he eventually surfaces from the study!

Our garden was 10k to landscape, with lawn and flowerbeds etc... It seems that there are a few of us ladies in Layan and Waha... maybe we should meet up when you move in! :)

Thanks DubaiCat. Will try calling Dubai Properties again tomorrow and specifically ask for Al Waha - keeping fingers crossed they have some villas. DH said when he called the other day he asked about villas in Layan, not for Layan and Al Waha. Did you get someone in to do your garden, DubaiCat? If you did, can you remember at all who you used, and were you happy with them? Now we've decided on the area, I want to move now!

I'm pretty sure the two opposite us are vacant but no signs for rent outside :(. The Dubai Properties office deals with both Layan and Waha, I think - DH probably has the number somewhere so I'll see if he can dig it out. I think the Layan office is in H38 or H48 or something like that. Our garden was a complete sandpit when we moved in and I think it cost something like 8k to get it done, but all the plants can come with us when we move. ETA: If you get a Waha one direct from DP the maintenance is included. <em>edited by DubaiCat on 08/11/2011</em>

Hi roysie, you can delete your email addres now. Thanks :) Didn't think of the floodlights - but there would be a villa between us and the basketball court so hopefully that would make us far enough away. Might do a drive out there at night and check it out - thanks for the heads up on that.

Also on the plus side we have a maintainance team on site, so one call and they are round to 'fix' :-) and also do not see many kids at the basketball court, the only prob I could see would be the floodlights from it.... <em>edited by roysie on 08/11/2011</em>

OK so lets say that you have looked at ones very close to me!! Yes our upstairs balcony over looks the road but from the garden really is no prob.... We have spent a lot of time and money on our garden as yes it was a sand pit when we moved in as no one had lived here before. The garden is quite large and so lovely to look out on :-) . <em>edited by roysie on 08/11/2011</em>

Hi srdoucet, your comment "There must be tons for Al Waha unless the owners like to keep the places vacant" has given me some hope :) They don't make it easy to find the people who are renting these properties out though. Do you know if there is a management office for Al Waha?

Thanks Delvin - just tried that but nothing came up for Al Waha or Layan. I find if I don't put anything in the "Neighbourhoods" field but put Al Waha or Layan in the "Keywords" field, stuff comes up bit it's just different agents advertising the same 5 villas. Hi roysie, sorry DH has just corrected me - you're right, it's the slip road not the Bypass Road. We looked at B16, B24, B26 (and C33, and one 4 bedder in Road H). So the traffic doesn't bother you at all? Does your upstairs living room look onto the road? Also, have you any idea if the basketball court next to B26 gets used a lot? Was just worried that it could get a bit annoying noise-wise. With most of the villas we saw the gardens were a complete sand-pit i.e. not even dead grass, they had never ever been landscaped in the past. Was your garden like this when you moved in? Worried it would cost us a lot to make it usable. Gosh I'm worried about a lot aren't I! I'm pregnant, so I'm using that as my excuse :)

There must be tons for Al Waha unless the owners like to keep the places vacant. I haven't had a neighbour since we moved in over a year ago. We're not backing onto the bypass road and the yard is a very decent size. Huge actually.

Hi, I assume you were only looking at the 4 beds if all 5 were on the bypass side..... I live in a 3 bed villa and we are further along (on the slip road to Motorcity) and traffic is really no prob at all. Lived here 2 years and love it. There are a couple of 3 beds empty but unsure if available??

Just bumping this up - does anyone know who we can call regarding renting an Al Waha villa? We've tried Dubizzle but there's only one villa listed. We're looking at either Al Waha or Layan but not really getting anywhere :( There were only 5 villas in Layan for us to view - we saw them today but they all backed right onto the Bypass Road and were quite noisy. Anyone have any suggestions? Help!

I live in Layan, its great :-) There is a sign on the exit on the railings for a 4 bed villa up for rent in Waha for 130k. There is also the same poster on the notice board in Spinneys in Motor City. Also I noticed that if you drive on the bypass, past our developement there is a sign actually on one of the villas 'for rent'. Worth a look :-)

we had a look around al waha the other day and on the way out directly on the main road side entrance to the track to go to the properties there is someone advertising their property 4 bed but i cant remember the price. but it was cheap for a 4 bed . it was a corner plot but not landscaped. it seems so remote at al waha and no signs to go in or out of it also they wont let you in to look around without a viewing or an agent.

yeah Layan is a little more expensive because its through Dubai Properties. A lot of the area is finished a little nicer but I gather that's why. We live in a four bedroom in Waha and love it. The layouts are exactly the same in both communities. Except the 3 and 4 bedroom in Layan have a staircase from the balcony. Layan has the apartment building so the community pool is bigger. The choithram's isn't open yet but they finally got the permanent words up so hopefully soon which will be nice when you run out of milk. They also have the nursery there which my DS goes to. He loves it. Their gym opened about a month or so ago. Waha is smaller because we don't have the apartment. Since the layouts are the same I'd take a look at yard size. We lucked out and got a corner lot so our yard is a little bigger. If you do get in we'll let you know which gardener is a waste of breath :) Our gym will open tomorrow. There are also suppose to be coffee shops etc going in but no word on those yet. Getting places isn't too bad. Not sure when they are actually going to finish up the roads or make a definite plan. Most food places in motor city and the green community deliver here now which is nice. And yes they both do 3 and 4 bedrooms. Don't think layan does much price difference between the two though. <em>edited by srdoucet on 26/05/2011</em>

Three, but four would be nice. I think Layan are 135/140k for four (not sure if they do 3beds?) and I found lots of Waha ones at 120k, so it'll likely be Waha unless a miracle happens and DH stops being Scottish. Do you like it up there? And do you find it far to get places?

how many bedrooms are you looking for DC? Layan is through Dubai properties. All of us in Waha are through individuals. I just checked dubizzle. Its up and running. For areas to make sure you get all Layan and Waha put down arabian ranches and dubai land. There are tons listed. <em>edited by srdoucet on 26/05/2011</em>
