Damage to Springs villa due to rain

AIBU to be suuuuper angry with our landlord right now? Our springs villa suffered damage due to the rain and storms over the weekend... And sure, I appreciate builds here aren't designed with rain in mind but the Springs are one of the oldest villa communities. Surely landlords/owners would have or should have invested in upgrading their properties over the years?

Our landlord is being rather difficult as we've requested someone to come and fix whatever is wrong on the roof - every time it rains, our A/C and fuses flip - and have someone to reseal the doors and window fixtures.

TBH it seems we've been pretty lucky. Most of the properties have had severe damage these past few days!!

The government should actually make it mandatory for landlords to provide an AMC when renting, but ..... The best we can do is demand and hope for the best . But I do think if we complain enough, maybe they will get tired and eventually do something :)

I agree all you can do, if service really poor, is hold over your landlord that you definitely won't renew if it doesn't improve. The cost of losing a tenant and finding another, and loss of rent for a few months in between should get their attention but tbh some landlords just don't care. Also ensure complaints are documented by email so you have a record when you come to leave and you can't be held accountable to repair walls etc where the fault is not yours.

One way to be a bit more protected is to demand an AMC contract from a maintenance company provided by the owner before agreeing to rent or renewal. A lot of things like AC and preventative maintenance are covered , however large damages will be charged extra. But at least you have a regular and reliable team looking after your home and can rule out a lot of damage before hand. A friend of mine lives in Springs and has similar issues. He now has a contract with Clear Water Technical Services. Its a Swedish owned company and they do excellent work. I contacted them also for a quote, 0553289602 is the contact I have. Its best if tenants start demanding this from lamdlords as properties are falling in disarray and they have no pressure to fix it, however , happy to demand rent !

yikes! sorry to hear this is happening. it's super frustrating that they're cloud-seeding but not taking into account the damage being done to people's homes. in terms of your landlord, A/C units and maintenance should fall under him so just be persistent. if you have small children or pets in the house, that's more of a reason for you to demand he fix the A/C issue asap
