landlord wnats 1 cheque instead of 3 upon tenancy renewal. is this allowed?

Our landlord wants to change our payment terms from 3 cheques to 1 in order to renew our tenancy contract for a second year! We don't wnt to as this was not what was agreed when we signed the original rental agreement (which states 3cheques)

Is he allowed under Dubai law to insist on this!?

The terms and conditions of your contract should remain exactly the same, it appears a grey area but the 90 day rule to changes only appears to apply if both sides agree to changes. They can't change the required number of cheques without your approval. RERA makes this clear. RERA also states that if the tenant and landlord can't come to an agreement over the number of cheques then the default applies, which is four cheques.

I thought the 2 year rule no longer applied. All changes if any are subject to rent calculator and 90 day notice period where both parties have to agree They could increase rent after one year dependent upon calculator

http://www.dubailand.gov.ae/english/Tashjee/RulesandRegulations/Law%2026.pdf Article 9 says no changes to the t's and c's of the contract during the first two years.

Has he given the required written notice for the change? Is your contract renewable?

No. The t's and c's remain exactly the same when you go into your second year.
