How to recover our rental deposit from unscrupulous ll

Please can anyone help. We're at the end of our contract and moving out to a new villa. We've been told by other tenants in our complex that no-one ever gets back their full deposit, and sure enough, the LL has asked us do some ridiculous maintenance to recover our deposit. Eg he wants us to repaint the entire house, to replace a cooker hood that's ove 10 years old, to fix a water heater that broke the week before we left (& I have texts to our maintenance guy to prove this) etc. The LL clearly wants us to give up claim to our deposit so is doing this. We've left the house in the condition it was in when we moved in - clean and well looked after.

What can we do? Where can we seek advice? Thank you! He won't win!

Raise a case against him at the Rent Committee, or failing that ensure there is enough 'wear & tear' in the property to use up the full deposit.

How can anyone accept this? I would go as far as making a police case to get my money back. I would not give keys back unless the money is exchanged at the same time. Yes, derien, prawns are an option, very good idea. <em>edited by Hamar on 27/03/2013</em>

Disgusting on the part of the LL. If I was in your situation and was pretty sure I wasn't going to get my deposit back, I would break every window in the villa, make sure I dug up the garden and then I would probably hide some rotten prawns somewhere so that the stench is unbearable. That happened to us as well. We received half of what we were entitled to. The Real estate agent gave us the date for vacating our apt. We vacated on that date. He said he kept the money because we did not vacate until the last day and that was inconvenient for the LL. because he had new tenants wanting to move in the following day. We left the appt in a much cleaner state than we entered it, even cleaned windows etc before leaving. I think that it is, unfortunately, usual here for LLs and real estate agents to "keep a % of the deposit) to "cover moral wear and tear". It is unscrupulous but what can you do? Very little in fact. We made a case against the agent who then said it was the the LL who so conveniently lived abroad and all money was paid directly into LL account abroad. He was usually uncontactable. We decided not to give ourselves the headache of pursuing the case and rely upon "karma" to do her job.

The exact same thing happened to my sister last month she received only 1000 outta 4500 deposit for a studio flat They just scammers. We dint even know who we are dealing with so my sister opened a case at land dep claiming the rest if the deposit it's gonna be hard to get your deposit back here especially if you have signed a contract saying you need to rerun the house in the sane condition who knows what breaks lator and it's not even your fault Good luck
