So after so many deliberations back and forth of whether Al Furjan is the right choice for our family we kind of already made up our minds but would still like a few questions answered if you can help please!

1. How much is your DEWA bill so far on average? I mean just curious to know what range we are talking about here.
2. Is it safe at night? or even during the day? It looks quite deserted now and considering the garden fence is quite low, I guess anyone can walk in. I havent seen any security around like the Springs etc.
3. We have 2 dogs, I havent seen any dogs or maybe I saw one on our many excursions to Al Furjan, is it a pet friendly area?
4. Any experience so far with getting taxis there?
5. Is it quite lit at night? We will be going there at night and I did see that they have big lights outside but not sure how bright they are.
6. Any general good and bad points.. I have read in previous posts about the cooker/dishwasher issue and the lights in the upstairs bedrooms and the fact that the garden lights are connected to the downstairs lights.... but apart from that? Anything else we need to watch out for?
7. Is anyone renting for more than 3 cheques? It seems the standard to ask for 1 or 2 and it is literally impossible, I dont get it!

I know so many questions but we are just so confused and want to make the right choice!

Ah great, DH is off to contact now :D Hmm our first concern was the low fence and we will probably have to do something about it as one of our dogs is a high jumper and in our current house we have quite high gates (just a bit less than 6ft) and he almost always jumps over when someone is passing by! Eeek the other one is quite lazy and can hardly get on the couch so she'll be fine hehe Ah the number, is it 056 or 055 or 050? Yeah it does get very hot during the summer and the problem with leaving the door open is it lets the hot air in and other insects etc..also we both work full time so cant really leave our door open during the day :s grrrr

The number of the guy is 052416416, his name is Ali, he as far as I understand, stays the whole day around Al Furjan, he shares the commission with the agents that really have the villas for rent, but I did all the viewing with him, he showed me 15 villas! :-) I selected 3 i liked the most and he told me the ones that could get the price i wanted and number of checks. After that I went to the real agent that had the villa and gave the deposit and signed the contract with the landlord. All was ok, the documentation was all ok, provided in advance. I put some changes to the contract, I even received the deed title to register in Ejari, so I think it is safe. The landlord even opened a ticket with Nakheel to fix some problems in the villa after I moved based on a list I sent with the snags. I liked the guy because he had all the options and knew who could negotiate and who would not low the price. About the dog door... I think I am too new in the having a dog! :-) I keep the door open for her. Not sure when it is too hot, but so far so good. BTW, are your dogs small? You have to be careful with the fences in the backyard, they are really low, 1,20m. If your dogs are big you have to think about a solution for it.

Thank you so much! Can you please give me his number, the agent said he would let us know today but would be good to try all avenues and we did like the ones in the beginning! Haha good point re the deposit, what we usually do is just replace the sheet of glass back as it was before moving in hence hopefully so far getting our deposit back :)

Hi 2dogs, I hope you will get your offer accepted, there are a lot of houses empty, my block has still 6, some of them with for rent sign. I can give you the phone of the guy who rented for us if it doesn't work. I am in Quortaj style villas, a Type A in the very beginning as I have a live out maid and wanted to be close to the bus stop. I don't have a dog door, did not even consider, as it would be a modification to the house and I still want my deposit back! :-) Best of luck for you and let me know how it went or if you need anything!

We live at Furjan Apartments and everything is great except the fact that there is only one exit, and the traffic lights are timed horribly. Its as if it was intentionally designed to make people wait 2 minutes ! The last sets are the worst, where entering Furjan you have to wait a long time though there is no cross traffic allowed

That is so helpful and just what we wanted to hear, we quite like the Qurtaj style houses and have just put an offer this morning, fingers crossed :D I am so glad to hear there are other dogs in the area, perhaps we were there in times when they were not out. Do you have a dog door installed? We've always had one installed in all the houses that we lived in, wonder if it will an issue..:s So glad to hear you like living there, I feel we will too and I am really looking forward to the space in the house. Are you in Qurtaj or Dubai style? Thank you!

Hi 2 dogs, I live in Al Furjan since January and I really like it. About your questions, here are my answeres: 1) Dewa- The average for me is 1000 a month including my housing fees. actually the housing fees are almost 60% of the amount. I changed all the dicroic lamps to led, I guess this helps... 2) it is very safe, there is security around the area all day in motorcycles. The only issue so far for me is that some homeless people are camping in the doorstep of some empty houses, so far harmless. DH doesn't like because they use our tap in the garage. But apart from that and the lots of workers around, I don't see any issue. And it is not desert, far from it, I walk in the mornings and take the dog to walk in the evening and I always meet people. 3) I have a dog, my neighbor has many dogs and cats, there are many around, I am surprised you haven't seen, they are very popular around here. 4) Taxis you will need o order, but they come here on time. I am using Dubai taxi and one of the drivers who picked me up once, I had no issue so far. 5) It is very lit at night, actually it is a bit too much, There is a lit tree close to my window that sometimes makes it difficult to sleep! :) They are finishing the parks lighting, but most of the areas are very very lit. 6) Bad points are traffic, still only one real access, they just closed the back access that was opened last month, I guess a lot of people were not respecting the speed limits for the area and still there is a lot of construction, but I have faith it is temporary. The cooker is an issue, but you have options, I installed an electric one with help. There are many houses that install the external gas connection. You can always pay for the gas installation, but it is pretty expensive. 7) I am paying 2 cheques, I asked for it and for me was not negotiable less than it. There are so many Dubai Style houses available, I am pretty sure you can find a good soul that will accept 3, there is a lot of offer still, many houses empty, specially the Dubai ones. And negotiate the rent, I got mine for a very good price, much less than what they are asking today in the newspaper. And you can find a lot of variations, Last week I saw type B in the newspaper between 155 and 135k. I hope you find your house, it is a very nice area and improved a lot during the last 3 months.

Ah fingers crossed with the cheques thing, as it seems if they dont bend then we wont be able to move, will try our best to ask for 3-4 cheques and see what comes up :D If you or your family know anyone that wants to rent directly then that would even be better! We rent our current house directly from the landlords and cant tell you what a dream that is! Fingers crossed :) x

I don't personally live there but I have family there. We go there quite often so I'll try to help you with your questions. Overall, the houses are good and the area is quiet. 1. The dewa bill for basically an empty house during the day and only using what you need at night, its around 600 aed and there's an association fee that's every month that's around 550 or 600 so on average 1200-1300. 2. It's pretty safe. There's a lot of men around because of all the construction going on but I haven't heard of anyone breaking and entering or anything. But we do keep the back door locked because of the "jumping over the fence" thought. 3. Don't have pets, but neighbors do, don't think it's a problem as long as they're cleaned up after. Lots of space to take them for walks. 4. We've had company cleaners come by taxis or other drivers and they haven't had a problem. The big name stores that deliver furniture and appliances also had no problem. 5. It is nicely lit at night. Have you ever been to Cedre Villas in Silicon Oasis? It's more than that and that area is way more than Arabian Ranches and because the weather is still nice at night, it's great for walks. 6. The only problem is the access to the houses is only through the main Discovery Garden entrance. It's such a pain if you're coming from 311 (the old Emirates road) or have to go back on it. But if you have no reason to come that way, then it's not a problem. We come back to DSO and we've timed and measured it going from 77 to 311 and going from Hessa to 311 takes the same amount of time, around 35 minutes and is 40 km. Going to Saudi German at 7 am takes 20 minutes and if you go on a school day after that, it takes about 40 minutes. Getting to the Trade Center RA takes about half an hour at 8 am. The backyard was lighted, grassed and plants/rocks were put on the perimeter and this was done by going to Warsan and picking the plants and the gardener bringing them back, cost about 1500 aed. 7. This house was done through an agent and we pleaded for 3 checks. So no harm in trying your luck! Hope this helps. <em>edited by Chi2dxb on 14/05/2013</em>
