Hi again ladies, I have been looking at property ads on Bayut and found that a lot of ads list contract period as 1 year. Is this allowed? Aren't contracts for a period of 2 years?

Thanks so much nnair! Reading about the agent tangle is really making me nervous so will try going directly for sure. Thanks Shamat, Quenda and Corniche Pixie (love the name :-) ), great news on Windsor. And so sorry for the typo below, 'particular reason'! Kelly1814, would you please share your agent's number? Many thanks! Another thing, are the prices listed on Dubizzle negotiable? If they are, to what extent or percentage? Thank you all in advance! edited by Chocobella on 30/12/2011

Hi ladies and thank you so much for your quick replies!! What a wonderful group of ladies!! :-) DH will be working in Jumeirah area and DD will hopefully be joining DIA. Budget is max 100-110k. We are looking at a 3 bed plus maids. i have been reading about Executive towers and they sound like a lovely community. Kelly, I would love to get your agent's no. though I am not quite sure if there is a possibility of something in our budget in that area but no harm exploring! I think we could also look at JLT and JBR? I found a good ad for a 3bed+maid in Dubai Arch tower. Any feedback on this building? I am so grateful for your help!!Goodmorning, I at this moment searching for real estate agents, thank you so much for the tip!! Also am looking at propertyfinder. How trustworthy are Dubizzle ads? Thank you, thank you so much again!!

Thank you so much Sabrina H and Jenc123! Sorry for disappearing! Still fairly confused about where to live! And whether a villa would be better or an apartment. But that's for another thread :-) Thanks so much for your help though! Bless! :-) edited by Chocobella on 02/12/2011

Hi Stella128! Direct delivery from Bravissimo/Pepperberry is great!! The packages are discreet so even getting it at DH's should not be a prob but depends on whether you are comfortable with it. I have lived in Dubai before and ordered from them all the time. Never had a prob except sometimes the parcels were 'looked' into. Good luck whatever you decide.

Hi baked mushrooms and thank you so much for the info. Will search the thread on ET. I amso sorry I don't quite understand the charges. Could you please help me understand what are the charges that a tenant will have to pay and which among those will/should be paid by the LL? What is service charge? Thanks so much again! Bless! :-)

Thanks so much for taking the time to reply Sanddy Dogg! Bless you! I am hoping someone else who is presently living in a villa can help. It is a very useful tip about the maintainence being paid by LL. I wasn't aware of it. Thank you again! :-)

Thank you Sandy dogg! We will certainly try get that done. Is it standard practice that the LL pays teh maintainence? I just wanted to know what kind of maintainence and DEWA expenditure one would be looking at for a villa and if it is substantially more than an apartment. I have been looking at Dubizzle and noticed that some properties have maintainence included in the rent and some don't. Villas in Mirdiff and Springs are great value at the moment, but unless we know what to expect in terms of maintainence and DEWA bills, it will be difficult to decide. Hence my question here. I will be so very grateful if you or someone could help out please! We are a family of 3, I have a 9 year old daughter.
