Hi, Im still suffering from our appartment issue (I will kill him). I wondering when is a rent contract not renewable. What needs to be mentioned in the contract? I went to the typing office to ask for a renewable contract and a nonrenewable but know body was aware that there are 2 types. Please ladies I will get crazy with my landlord and in the worse case i will be without flat in 7 days :-( TIA

i find 800 or 900 AED per months quiet much. We are paying at the moment 380 - 450 AED per months including Housing fee. AC Charges are payed pay the landlord. I think we will go to Marina in that case to skip the cooling charges.

we are looking desperately for a new apartment in this areas but i cant recommend one. This is my experience: Saba Properties (Real Estate of Saba Towers JLT) - useless, no informations or wrong informations business real estate - previous great experience but this time - almost useless Hampton - got a number of a agent which is on vacation, anybody else cant assist me because he is the specialist useless to say that i will not wait until he is back in Dubai Engels & Voelkers - recommendation of a friend, waiting for a call back since 4 days Elysia - unfriendly and useless female broker Halcon - were useless in Sky Towers even when its their exclusive property Be aware about MHM Real Estate - Broker Yous*** He brought us in the situation we are in now. (thread " i will kill him....) We used Dubizzle or Propertyfinder to call up some brokers but i have the feeling everybody is in lazy Ramadan mood. Try to call the brokers of the adds, be a pain in the *** and in the end their will organize some appointments. Wish you good luck. <em>edited by Gege_DXB on 27/08/2011</em>

Main thing i hate in JLT is the open kitchens and the Palm District Chiller Charges. if both of you fine - so go for it. I like the tower from above mentioned points.

Thanks ladies. We tried to use our vouchers (family book) and i could hardly find any restaurant to go to while Iftar. Channels and Dana was the only one until now. Maybe we should give the Atrium a second chance ...

Thanks Lili. I know friends in JLT paying 720 AED for 1200 sfq and 400 AED for less than 100 sfq. 500 AED extra per months is a lot when i need to pay DEWA + Housingfee

@lili How much you are paying for the Palm Cooling Charges ? I dont have any idea because in Green Lakes the landlord is responsible for it. Madina is to far from the metro. My husband is taking everyday the metro to work so its important for us to stay near by. Palladium doesnt have fitted kitchen, same as many many other towers in JLT. We wouldnt mind to stay longer in Green Lakes but we cant find any unfurnished one BR there. :-S

actually we are looking since 2 days at dubizzle etc but the finishing in JLT or Madina isnt very convenient. At the moment we are considering following towers: - Al Majara - Azur - Sky View Towers - Al Sheera - Palladium Any recommondation which one would be the best? <em>edited by Gege_DXB on 24/08/2011</em>

Friends told me that the Landlord or Agent doesnt have the right to step in the flat as long as is rented and we dont agree on it. Anybody knows it is true? We dont have a special condition which would allow viewings. Actually there are a lot of flats available but the quality isnt that great. We live in Green Lakes and the facility and finishing is really good. Friends advice me to go for something similar in Majara but i can find only furnished flats or very small units.

First of all the broker and the landlord are still alive :-D But our landlord expect us to have open house after eid for viewings. Maybe i should host them with some softdrinks, tea and sandwiches *gggggrrrrr* Anyhow we will not agree that he will step in the flat till our contract is expired. I hardly sleep, feel like crying all 10mins and i took vacation to search for flats now. We started to view some flats but there are mostly rubbish or very small. Our new home should have following requirements: - 1 BR or 2 BR - balcony (Darling is smoker - so its a must) - approx 1000 sqf - location JLT or Marina, walking distance to Metro station - equipped kitchen with dishwasher - nice facilities - Budget 70000 AED for 1 BR - 2 BR 80000 AED If anybody know a flat with this requirements please let me know. I highly appricate it

Last night I visited the Zabeel Saray. I was impressed about the hotel but if you will take a deeper look you see the quality of finishing isnt perfect. All employees where very friendly, helpful but I wasn’t impressed about Amala. My resume: Food: Starter (Scallop and Lady Finger), Soup – where fine Main dishes (Curries ok, Butter Chicken – average, Tandorri – wonderful), Bread – old and tasteless, Briyani – ok Dessert – very good Service: Service was ok, I got twice a menu with dirty pages (green curry and fatty finger prints of the previous guest was clearly shown). After I told our waiter to exchange it. He commented my wish – I wasn’t expecting something like that! Mostly all bowls out of the kitchen where downside fatty or full with curry. Other guests: Amala’s dress code is smart casual and while my reservation I got instruction what isnt allowed (open shoes, T-Shirts, etc). I was quiet surprised that almost 80% of the guests didn’t obey this rule. Their dressed in “beachdress code” with shorts, flip flop and tank top. One family brought, the plastic bags of the supermarket shopping with them. :\: All in all I cant recommend the restaurant. If you are interested in the hotel and you don’t care about others around you, than is ok. For me I will not return. <em>edited by Gege_DXB on 17/08/2011</em>

Have also been lots to Al Maha which is more private I do not like it so much though since it changed hands last year. My first choice would be Al Maha but i thought Banyan Tree would be more comfortable for us. I heard from persons that Al Maha changed a lot with the new management. What exactly changed? i never been there so i just want to know if its worth to go. At Banyan i would consider only the "inside" resort because im not the biggestest fan of beach and i need a peace of mind. Dont get me wrong but i dont want to hear screeming, crying kids or noisy adults in my vacation.

We were on saturday at Channels (Media Rotana). It was nice not that crowded. As mentioned in another thread Al Dana wasnt that nice but also not so worse.

The food in Al Dana was not really great. Lets say average but the service was perfect. Anyhow i wouldnt go back. Our Iftar in Channels was very nice. Actually my boss is often at the Certo in Radisson Blue in Media City and it doesnt matter when i need to call them. They are always unfriendly and unmotivated. I think its not just the Voucher Issue. Maybe i should stop calling them while they having a peacefull nap at work ;-)

We phoned some Restaurants out of the Entertainer to check if we will be able to use the voucher. Media Rotana - Channels accept the voucher for Iftar (I asume the other Rotana Hotels will do the same) Crown Plaza - Al Dana (weekdays it will be served there) Chef's House didnt accept the voucher because its discounted rates etc. (by the way the lady was so unfriendly and rude when we ask for the possibility to use the voucher) Kaleidoskop will accept the voucher but after 9 pm - not for the Iftar Buffet
