GE, not sure they can stick in a non renewable clause.... but surely putting that the rent will be increased as per RERA calculator is fair enough? Yes we've said we're quite happy to pay the correct increase, but I feel he's hanging on to see if it will go up any more between now and the end of May, which I am thinking he can't do. I thought he had to give us the new price before the 90 day mark? Also some of the clauses in the new contract just don't make any sense at all! I understand, although i am happy to be wrong, that as long as they tell you that it will be as per rera calculator, then they don't have to give a specefic fiqure. Clauses on my contract don't make sense.... and as i retyped it for my LL i just omited them :D Oooh now that's interesting. He hasn't mentioned the RERA calulator, just that there will be an increase. I think DH is just going to tell him we want the same contract as last year, which makes perfect sense to us. LLs here can't expect you to insure the house itself, can they?

Hello ladies, Sorry for the late reply. According to the RERA calculator our rent increase should be 31k in 2015. The LL is asking for 40k for this spring when our contract expires but did not give us 90 days notice. Anyway they can't raise our rent until our 2 years is up so we should be safe for now. DH sent them a letter and we haven't gotten a response yet. HorizonMum2: I think we will be here until 2015 but will let u know if anything happens. 220 is a lot for sheikh ahmed villas! I remember when a 3 bedroom was 150k. Ugh.... let's see if these prices continue to rise. I'm pretty sure I remember reading somewhere that the 'no increase for the second year' rule that used to exist no longer does. edited by plum2 on 10/02/2014 That rule definitely doesn't exist. The LL can increase for your second year if the RERA calculator says so.

And so our fun begins now;) Our contract doens't expire until the end of May, but we received a letter and copy of the new contract hand delivered last night. The terms are nothing like the current contract and he's put in a non-renewable clause. The letter stated that there would be a rent increase but no figure, so he's obviously hoping that the RERA calculator will give him more the longer he waits. I hasten to add that DH has already composed a reply saying that we disagree with everything and would like to continue on the same terms and conditions as curently, but we will pay the legal increase. Perhaps EW should think of setting up a coffee morning at the RC ;)

I have kept all correspondence and before today I received an email in Oct 2013 from them asking me to provide them with a vacating letter to which I advised the 12 month notice period They did not respond to this and today is the first piece of communication I have received To be honest, I know it's a pain, but if I was you, I would try and sit tight and make them honour a new contract for another 12 months. OK so they may serve you notice, but at least you'll have a year to think about having to move. It will be one or the other You can't do anything less than this. Are the apartments being let for the new asking prices, or is this just what they're being advertised at? The higher prices I think and people are paying them I think someone has put an offer in for my apartment but wont buy with a sitting tenant as he knows he can get an extra 25k per year These prices are getting really silly. As I said if you can be bothered with the hassle I would sit it out for another 12 months and make the LL suffer. You are perfectly within your rights to do so.

when does your contract run to? is it a one year contract? Have they surved notice? Notice never served this is the first time they have asked me to leave They asked me 6 months ago if I was vacating and I said I didn't know at that point and that by law they have to serve 12 months notice. I never heard anything again till now Current contract ends April this year So you must be withing the 90 day period already. They can't change anything, apart from serving you 12 months notice, giving one of the four reasons, starting at the beginning of your new contract.

SL It's just started for us to too -we\re in the Greens and our LL is trying to put up our rent from 70,000 to 95,000!!! We're also expecting her to go the eviction route next…. I pay 75k and the rent calculator stipulates no increase so check yours too I am willing to come to a financial arrangement regarding renting a new apartment/moving costs. That will be the next email Yes they pay all your moving costs, make sure you get your full deposit back and anything else you can squeeze out of them ;) My friend negotiated the difference in rental costs to a new apartment as one beds in the Greens are now going for 100K! I don't want to get into a row with them but will go by the law if I have too In all seriousness, I would just start quoting the law at them.

Sorry to hijack the thread. Could anybody share their experience with me as to what is the cost that I should expect to ship 20 ft container from Dubai to England. And could anybody recommend the international movers as well. Much appreciated. TIA. We used a company in the UK called Bishops Move, when we shipped out here. For once this morning I was very pleasantly surprised driving down the Al Khail into down. Most people had their lights on and they were driving at the proper speed for the conditions. We only saw one person flying down the road and cutting through traffic with their hazzards on.

Thanks The water bills are pretty much like anywhere else in Dubai. It all depends on what you have in your garden and how much water it needs. Geordie Expat - which areas within JVT are more developed and closer to the main roads? i am confused as to which blocks we should be considering. Also is a community area/pool in the plan for future or this is something i shouldnt hope for and make peace with? groceries: do supermarkets deliver? , [b'>All areas are exactly the same in terms of development now. It depends on which exit you want to be using to find the nearest district. All I would say is don;t go for a property on either of the two main roads. One going through the middle and one running along by the pylons. From what we've heard there will never be any pools here, either now or in the future. I believe sharing a container like this is called group age. The only disadvantage is you might have to wait a bit longer for your goods to arrive as the company has to find someone else moving at the same time as you. We did that when we moved out here and just had to accept the fact that our stuff would arrive when it arrived.

We used Hargreaves Lansdowne back in the UK for our pensions and at first it was quite interesting to do all the research to see where would be the best place for our money, but after a while it became very time consuming, especially when things began to go down. We now have a great advisor out here who comes to us every six months, tells us where out funds stand suggests what we can do if things are looking dodgy, but never ever pressurises us to do as he says. We can also keep a check on line if we wish to do so.

OK JVT here goes..... We have no shops yet, but there are two promised within the next couple of months, although the Springs Spinneys is not that far away and there will be a small Geant opening soon in JI. DH and I both work in DIFC and we an get down the Al Khail in about 20 minutes. If you go through Springs towards Sheikh Zayed Road, beware as there is a school half way and you will tend to get stuck there depending on what time you need to leave. I used to work in Media City and could leave the house at 08:10 and be in the office for 08:30 as all of the school traffic had gone by then. The two bed villas are a great size and the gardens are enormous. If you want to know anything else please ask :)

The road going towards Al Ain was closed, but opened again about 20 minutes ago. From what I could see both directions of MBZ road were open but not sure. I think they must have scooted up Al Ain Road and then the road opened after that. [b'>*Tip - do not drink full bottle of water before getting caught in jam*[/b'> :D Love it :) and know how you feel

The new Park n Shop at DIP makes a nice change.. Yes and it has fantastic meat and fish sections and it's always lovely and quiet. To my mind, worth paying a little extra for.

I would double check on that, as we were told the same in JVT and had to have Lootah supply the gas. It turned out not to be the case and we went back to electric. You may be able to keep what you have.

If you still have a UK address and bank account a good starter could be Premium Bonds. You can't loose anything and I know they don't pay interest, but you may win ;) We've got our emergency 'get out of here' money stashed away in them. Can't believe people are trying to drive around them, i hope they don't hurt anyone. Its all well and good having these events but if they aren't managed properly something bad is going to happen. All I can see now are occasional groups of cyclists and the odd car, which I presume are coming from the parking slots on the sides of the road!

I also just checked 312 behind the DIFC and was confused as there seemed to be bicycles as well as cars (other than race cars and police escort) going by. Any feedback from other roads that were supposed to be closed? Just had a look now and there isn't a car in sight on either side.

Just looked out of the window of my office in DIFC and they have only closed the inside lane, leaving the Trade Centre ! There are cyclists riding along this lane and cars, who can't wait, just cutting across in and around them. I do hope they close the whole road soon.

The new permitted rent rises of 15-20 percent will most likely have many ex-pats leaving this year. It's not just a matter of affordability but also how much money you want to spend on rent. I've also noticed that the cost of food have gone up. That is why all existing tenants need to stand firm with regards to LL trying to kick them out to increase the rent when the calculator says different :-) Like Like Like :) If we all stand firm hopefully some LL will soon realise that it's better to have good sitting tenants paying a reasonable rent, that trying to get impossible rents and hence no money coming in.

Yes I agree it's good for Dubai to be hosting things like this, but it must have been arranged for quite some time. More than a couple of days notice could have been given, especially since looking at the map the main road past DIFC will be closed all afternoon at least. I bet there's a number of companies here not happy at all.

Just had to share this little gem - I used Mangrove Cleaning Services for moving out of my AR villa a few days ago. They utilise a steam cleaner which is more hygienic than mops! The villa looked brand new when they had finished - particularly the floors, kitchen & bathrooms as the grout between the tiles was thoroughly cleaned! I'm now going to book them to regularly clean my new villa. They were negotiable on price which helps! Www.mangroveservices.net or call Dyna 055 4961893 I just called them and they only provide move in/move out cleaning service (not weekly cleaning). I found them quite expensive too. 1050 DHS for a 2 bed room apartment... HOW MUCH!!!!!! You beat me to it !!!!!

Probably not a conversation opener but more a relaisticly "how often will they be late" questions... if i had two cadidates who were both pretty even and one lived in Jumeriah and one lived in Sharjah and my company was based in Media city...... quess who would be getting the job. Oh no this is sooooo unfair! How can you judge one's level of commitment and responsibility by how far they live from the office? Being late has to do with personality traits, not the time it takes to commute. Exactly. You can live within five mins of the office and still be consistanly late or live over half an hour away and never be late. Unfortunately though, out here this is what happens Playing devils advocate, living in say Sharjah, you have a greater liklihood of bing late through no fault of your own..... one signifgant accident at 6.45 am; can make traffic horrendous on all routes out of Sharjah..... nothing to do with tardiness. Very true, and totally agree, but when I lived 15 minutes from a temp role, I always made sure I was in plenty of time as leaving five minutes later meant nightmare traffic. And knowing Dubai the accident scenario could happen anywhere unfortunately.

Jumeirah Park residents have to now drive all the way to Dubai Marina, or take the Meadows exit to head home from JLT. Using the former route takes over 15 minutes, while the latter takes at least 25 minutes during rush hour. “It used to take just three minutes to reach my home in Jumeirah Park from my office in JLT, but now I have to drive all the way to Marina and return to take the exit to my home,” says Nita M, who has been living in Jumeirah Park for the past one year. “There was a temporary roundabout before that gave us the option of entering and exiting our community at ease, but now that been has been removed. Jumeirah Park and Jumeirah Island as seen from the Almas Tower in JLT. (Parag Deulgaonkar) “The new road network, under construction, either takes us to Sheikh Zayed Road, or to the road parallel to JLT Metro station, which again redirects us to the Marina route.” Nita says: “We are adding traffic to the already congested Marina and Meadows roads.” Paul R, another resident, echoes the same view. “The access from JLT to Jumeirah Park has been traffic-ridden for many months and the closure of the mini roundabout slip road has now made it untenable. “Having to deviate across Sheikh Zayed Road to the Marina and back also increases traffic along the Marina stretch of road.” Kate Tavener adds, “We purchased a property in this area with one of the key factors being ease of access to JLT Metro station and shops. “Now, we cannot get to our house in Jumeirah Park from JLT without driving either all the way through the Marina, or all the way through the Meadows,” she rues. Residents say the responsible parties need to provide a sensible access point that would benefit Jumeirah Park community and other neighbouring communities such as Jumeirah Islands, who also face the same situation. They suggest in unison that building a roundabout or a setting up traffic lights under the flyover, under construction, to provide access to Jumeirah Park and Jumeirah Islands. Nakheel’s territory The residents have raised the issue with Roads and Transport Authority, who in their emailed response, said: “Kindly be informed that the mentioned location is under Nakheel real estate, unfortunately it is out of the RTA’s jurisdiction.” Emirates 24|7 had not received a Nakheel response till the time of publishing of the article. Lolacat - basic economics applies here - if no one is willing to pay the rents then they will drop. I don't think dubai is populated by a large percentage of high earning expats. I think there are plenty of people here who do very well, but for the most part the population is made up of mid income earners and bottom end earners. Only the truly well off will be the ones living in the gated communities in large independent villas or the nationalities who buy up tonnes of property and leave it sitting empty. Even if people are on good salaries, a lot of them don't want to waste it paying rent. I know lots of people who could afford bigger or fancier places but would rather save or invest in their children's futures. Totally agree - Housing allowances that are only allowed to be used for housing, and those which are paid direct by companies drive the cost of homes up. My neighbour for example, he is married with one boy and they dont want more kids. He lives in a 5 bed villa house with a pool which is fully paid for by his company. If he was given cash in addition to his salary, you can bet your ass he is not paying all the rent on a property when he can have a 2 bed apartment or 3 bed villa, he would do that and save the money. This means a lot of family size villas becoming available and driving prices back down in certain areas [b'>Alternatively landlords will sit on empty villas waiting to get the high rents for them.[/b'> Basic economics also dictates the majority of expats will go where the money and lifestyle is, there may be a dedicated few so devoted to Dubai that they will stay here and live in a cardboard box but in reality this is a minority. Arab expats I know in Dubai have been looking at alternative places such as Doha or Muscat to move to with the recent rent rises. DH has considered Doha and is looking at other options himself in the event Dubai becomes more unaffordable (and because Doha are currently offering some very good packages). When the UK pound dropped against the Australian dollar a few years ago Australians moved back to Australia in droves. My office in London which was once packed with Australian Engineers now has only one Australian left (who is in administration and married to a Brit). My father had a dental practice with 6-8 dentists and almost every single young (under 45) dentist he employed was Australian, (usually 2-3 Australians). Currently there are 0 Australians working there. Furthermore raising taxes is consistently linked to a brain drain in the respective countries. The basic facts are that the majority of people will go where they can live in relative comfort and earn the best money. Therefore reducing packages, which removing a housing allowance is doing, will most likely cause the same issue as currency dropping in value or increases in tax. At the end of the day it is what you take home in your pocket. As for those who are mid income level workers, those I know simply would not be able to afford to stay in their 2-3 bedroom apartment with 2-4 kids and pay for schooling for them all if their allowances were removed tomorrow. Are the empty villas not staring to show already?

My hair has been falling out since I arrived in Dubai almost 5 years ago but this year I noticed a dramatic loss so I decided to try a water filter. I bought the Pure Blue filter and was almost giving up hope when I started to see a significant a improvement, at least 50%, probably more. I used the filter for 8-10 weeks before things started to improve which I reckon makes sense as my problem seemed to be weakened roots rather than fragile hair strands. I was skeptical about the filter but it is the only thing I can attribute to this improvement. It wasn't expensive, maybe 350 Dhs and the filter only needs changing every 6 months. Hi Gingerbread, can you please let me know where you bought your shower filter from? i definitely need to buy one? Most chemists sell these now
