Sorry can't be any help in unlocking, but mine works fine in the cheap BB I bought at C4 I rang Orange in the UK and they said it should work in my BB but it doesn't? I'm flummoxed as I thought most phones bought from Dubai aren't locked to DU etc Yes ours is Orange too and it's fine. Very strange! Its a very old sim card from 2006? could that be the problem? I use it in an old Nokia phone but that has finally given up the ghost Could be as I only bought ours in September. Mind when I think back, I used my ancient old Vodafone SIM in my BB when I first came out here and that was pre 2006 :)

I was really happy about Dubai winning the Expo until just now - i just spoke to a guy on my way to work who lives in a labour camp in Al Quoz. His landlord came in this morning and said room rent has gone up (as of next month) from AED2,100 per month to AED 3,000. Crazy! whether we are labourers or white collar workers - we will all need to relocate based on the initial rush of rents... so he might need to consider moving to sharjah and I might need to move out to Remraam or something further! hopefully once rents stabilize we will be able to move back to where we initially were... all a matter of time... just bear with the country and it's crazy landlords for a year or two... Problem is - everyone relocating to further out means the roads become even more congested. Those who commute from Sports City / JVC / JVT will already know that Hessa St is now unbearable in the mornings due to all those communities gradually filling up. It is gridlocked all the way til Al Khail and further. sadly when they were building all these outer communities, they did not bear in mind the additional traffic which all funnels into 2 lanes for a long stretch! The arteries leading into Dubai from MBZ road - ie Hessa St, Umm Suqeim (awful), Al Ain road, are all just horribly congested each morning, far more so than 6 months ago. The Marina / JBR is a write off due to the tramway. I'm not denying they aren't building new roads (Umm Suqeim, JLT) but we should all bear in mind the impact of moving out of the city for cheaper rents if you need to add an extra 30 mins commuting when Hessa St was finished it was fantastic for a couple of days! Off peak it's still a great run to Sufouh. The RTA might dig out the old metro proposals. There were plans for a blue and purple line but they were shelved after 2008- think the Blue line was to run along the then Emirates Rd. Just read that the purple line will be up and running for Expo as it will take people to the site

I do think ll's can be skeptical. DH considered renting one of our villas out, as we really do not need it at this time, and was going to rent it at a rather low rate, simply because why not. But, I think I want to move into it in the next couple of years, and after seeing the wars that go on here when a ll dares suggest they will move into their property, especially when the tenant has been given a really good deal, it is rarely an 'we got a great deal for a year, saved 30K, next year back to normal prices, will have to find somewhere else', it is a case of 'how ARE they try and take this really good deal fromus! we will have them in rera before they can blink and stuff them, i will only be paying this rate for at least 2 more years!!!' So I said let it be empty until we move. I cannot be bothered for the headache for the little money that rent brings. We are planning to leave ours empty when the tenant leaves. The stresses we've had with unreasonable tenants is unbearable. We've been renting for years elsewhere and never had the problems we've encountered with tenants here. I can absolutely understand your reasoning and I would urge all of hte posters writing threads about how to take LL's to rera to read this and understand why they are spoiling things for the rest of us. You are not entitled to live in someone's house for all eternity just because you want to! Circumstances change and just as you can decide to move out (without giving 1 years notice!) so too the LL's should be able to terminate as it suits them No, I agree with you on this. But.... as usual it's the few who spoil it for the majority. Most of us would be quite happy to pay a slight increase to a decent LL, who respects good tenants and maintains major issues at their property. Also if we have to move out urgently, for whatever reason, the LL always wins rent wise.

I think most people will fail to realise that the majority of those jobs, would be in the construction sector. Plus they will use the opportunity to get UAE nationals into jobs also. I can't see there being a huge number available for others to be honest. I totally agree. Majority of the jobs will be over and done once the new buildings are up.

Well the Expo is 6 months long isn't it? So depending when it starts, it could run into 2021 - then it will just be a year long celebration. I'm sure I read somewhere that it was going to be over the winter months, which does make sense, weather wise. So it will run into 2021. <em>edited by Geordie expat on 28/11/2013</em>

It did me too, until someone who has been here for some time, wrote down the laws in an easy to understand version. The law should very much be on the side of the tennant, so LL's cannot just evict people on a whim, nor can they ask whatever they like for rent. But many tenants don't prefer to take up the legal hassle. They just put up with the rental increase or vacate the place. Which negates the reasons that the laws were put in place. And which is why we shouldn't do that. We should always stand up for our rights.

I agree my eldest DD came out of her first panto pretty scared at 18 months, even though we had taken her to see Santa previously and she was fine with him. Could just have been as it was all so loud and bright.

He cannot put your rent up unless the rent calculator says he can. Also the fact that his friend wants to move in won't hold any weight, it has to be himself or immediate family members.

I would like to make it very clear my step dd is completely. unaware of anything, she thinks we are friends and doesnt even know we are discussing xmas morning. To those of you that think we are being unreasonable, would you really feel the same if a child lived with there mum full time? should the dad then have every single xmas morning? Yes this is all about the parents as I have already said when we casually mentioned xmas morning she clearly said she didnt mind as lonv as she got to see everyone.I know my little girl and she has no problem voicing her feelings. No we havent had a single holiday with her in 3 years which is very upsetting. we are trying to do our best. Mine had most Christmas Days with their Dad when they were little, as I had them full time. It turned out that the eldest had never really wanted to spend time with the 'new' family she was supposedly so excited about. She much preferred to be at the place she called home, but hadn't wanted to upset anyone and so said nothing until she was a teenager. I feel that she must have had some really sad Christmas's when she was little because of this. Please try and come to a compromise and yes I do think it wouldn't hurt for her mother to celebrate on a different day with her, instead of you guys. I also think her Mum is very lucky to have her every holiday <em>edited by Geordie expat on 26/11/2013</em>

Meagle, you are a very fortunate woman and your parents were wonderful! Yes they are, but that doesn't mean that other children of divorced parents "never fair well." No, that's true. But the odds are very much against them. Why would you say that. Both my girls and some of their friends come from divorced parents and are doing just fine.

But the point is this part: "I would like to clarify to the questioner that the tenancy contract is clear as it says that no renewal of the contract shall be made at the end of the lease agreement and the tenant must vacate." So I would assume that this tennant agreed when they signed the contract that it wouldn't be renewed at the end of 8 years. Yes some people do sign non-renewable contracts and they have had to vacate without the 12 months notice, as they knew what would happen at the end of the contract. <em>edited by Geordie expat on 26/11/2013</em>

It's JVC so there must be many other similar properties, no? Also if he knows you've set your heart on it, he may be using these means to get you to offer more.

I think it depends on her mothers situation. Will she be alone when her daughter is not with her, or does she also have another family? No she doesnt, which we are sympathetic towards and has played a large part in our desicions to date. However is that reason enough for us to miss out on every xmas morning? yes it is. I suppose you have every right in the world to resist her mother's request, but it would be so sad for her to be alone on Christmas morning. You and your husband are in a completely different situation to her. Let her have her daughter on Christmas morning. I did the alone mornings on Christmas Day, when my two girls were little and yes it hurt, but they were always so excited to spend some time with their 'new' family. I let them open a few presents on Christmas Eve afternoon before they left and the rest were kept for when they came back, which sometimes wasn't till after Boxing Day.

As I understand it, the landlord can give you the eviction notice (12 months) at any time. If I was a landlord, I would give the eviction notice at every renewal because it removes the rental calculator from the equation during negotiations .... unfortunately, the landlords are all being predictable in this respect. You don't have to pay the 5K, but it may be a small price if you really do think you will be here for 2 years. If you get a renewable tenancy agreement now, it is good for 2 years. It stinks and these guys are not following the rules, but we all have to pick our battles. You cannot do this - issue an eviction notice at every renewal! Not unless you are prepared to wait 2 years between rentals each time! Also you can only ask to vacate for certain reasons. ( The main one is selling) and if you don't sell and get a new tenant in you can be taken to court, lose 2 years rent as the other poster said and have to pay money to the old tenant. Would you risk that every 2 years:? Thanks for clarifying that. I did wonder if the penalty for reletting after giving notice to sell was the same as the needing it to live in.

The Ministery of Labour has announced that companies having only Friday off get Sat and thos getting Fri-Sat off get Sunday off in the private sector. So everyone get a day off. I hope that it does increase rents and property prices, many landlords and business owners have been waiting a long time to be able to make the kinds of money that Dubai is famous for. It will also squeeze a lot of the mid-class residents out, which has become a too large sector. So Dubai should only be for the wealthy and the laborers? That's a sustainable model (with no IT support, no accountants, no marketing personnell----except the execs, etc.) Well said. Exactly what I was thinking only put more politely :)

I understand that it's 12 months notice to evict you for the 4 reasons and if either the demolition or alteration ones are used the LL has to provide proof that he has permission to do either of these things. The immediate family moving in has a 2 year penalty if he tries to relet. What happens if he uses the selling reason and then doesn't sell once you're out? Is there anything to say he can't immediately rerent?? Surely if this was the case that's the reason every LL would give ????

I may be wrong on this so please check it out, but I believe that if your LL sells while you're in the property, and he hasn't given you notice, the new owner takes the property over with a sitting tennant. It is then up to him what he decides to do when your contract is up for renewal. Can anyone tell me whether they get Child Benefit even though they live in Dubai? I have just met someone who said that they get CB and keep their NI payments completely uptodate. Is there any truth in this? not if you're honest about where you live !! lol I was about to say the same. How can they be claiming when they live here! I bet they have a residence in the UK that they say they live at When I was married we lived in Germany as part of the forces. Wives were tax free in their jobs and we were still classed as UK citizens even though we lived in Germany for years We were not able to claim child benefit or family allowance I didn't think NI contributions had anything to do with child benefit No, as far as I'm aware they don't. The only time I ever had to let the DHSS know about my child benefit was when I was only working part-time, and claiming child benefit and in those days they would ensure that your NI payments were kept up. Definitely sounds as if they're using their UK address for this and as they are now paid into your bank account, they could probably get away with it. Totally illegal though. There's nothing to stop you keeping your NI payments up though, as you can pay lump sums in at any time

A driving experience at Yas circuit Thank you but he lives in the UK Brands Hatch? Silverstone? Donnigton? Its an idea. He is also an extreme sports freak. Qualified tandem instructor and skis very well Silverstone single seater is a good one, or if he's into bikes, there's always the Ron Haslem place there.

I think most contracts have non-negotiable on them as standard, just to stop anyone trying to make changes, once they are signed. As far as I am aware it is up to the tenant to refuse to sign a non-renewable if the LL asks them to at renewal time. @sarahlou He just wants to use the apartment for personal use. Yeah right !!!! If he, or one of his immediate family members, wants to live in it, he HAS to give you 12 months notice from the end of your current contract stating that. And have it deliverd legally.

I think this is what DH and I are in the process of trying to obtain, only we call it a Police Clearance Letter. If you search posts for Police Clearance Letter you'll find a thread I reopened the other night. Mind we're still not sure exactly what we need or where to go for it, but will keep you informed when we manage to find something out.

When I lived in Sweden it wasn't 12th night but 20th Day when Christmas had to be "danced out", decorations taken down and the the tree "plundered" of any edible decorations such as sweets and gingerbread I always counted myself lucky if there was anything edible left by the New Year. All visitors were allowed to help themselves :)

I always thought that putting your Christmas Tree up was personal preference. Taking it down though, has to be done before 12th night, always. same. My dad would have a conniption if he knew we sometimes keep our tree up after the 12th day! Sometimes its just so pretty, I don't want to! lol The same in our house. It always looked so bare once It was taken down I know, but my eldest DD's birthday is 6th Jan, so we would always have something around for a few more days :)

The two year ruling hasn't existed for a few years now. So, yes he can increase your rent after one year, but only in line with the RERA calculator.

He certainly can't evict you with 90 days notice. He can however let you know if he intends to raise the rent, or give you 12 months notice from the end of your next contract. From your side you can use the 90 day notice to tell him if you wish to vacate, or just say you want to carry on as previously. I would certainly recommend you let him know in plenty of time if you wish to stay on. On a personal note we used it to ask our LL if we could increase the number of cheques. <em>edited by Geordie expat on 18/11/2013</em>
