I remember reading on here a while back that the kind of protection we are used to in Europe does not exist over here and that we are fully responsible for anything that happens up until we cancel the card. However, I didn't follow up on it.

I got mine done at the Dunlop place next to McDonald's at the back of the Ibn Battuta Gate hotel. Was reasonably priced, quick service and free alignment. Can I come and live rent free at yours LoveDubai? I very much doubt anyone lives rent free at Love Dubai's house if some of her previous requests for advice are anything to go by. For example: my contract does not mention anything. but i thought it is fine if landlord approves?!?! please note that I am not speaking about subletting the whole house, I am speaking about renting out rooms.

Unless I have you mixed up with someone else, you have repeatedly told us that you have a contract and that the landlord knew full well that he was renting it out to a group of friends. But now you're saying you're just crashing at a friend's place. What is the actual truth? Because none of us can actually give you the correct advice if we don't know what's really going on.

No, the landlord can't do this. In situations like this, you have to be given 12 months' notice to vacate from the start of a new 12-month contract. The law is very black and white on this and a Rent Committee hearing will find in your favour. You also have no legal obligation to show any buyers around the villa. Set aside one afternoon week/fortnight/month (whatever suits YOU) and tell him you will not entertain visitors at any other time. Also continue to make it clear to any would-be buyers that you will be staying in place for the full 12 months.

Don't know why you all are being so hard on LD. Half the teachers in Dubai share flats. Lots of people share villas. I have done it myself in the past too, but I did it in full knowledge that I was breaking the law and wouldn't have a leg to stand on if caught. LD needs to suck it up and move on instead of wasting her time looking for loopholes as there are none when you are in breach of contract.

Here's another way of looking at it - as your situation stands, the minimum notice the landlord must serve you to vacate is 0 seconds. I hope that clears things up for you.

Not exactly a hotel, but Riva Beach Club on the Palm Shoreline is AED100 during the week and AED150 at the weekend. Has a nice pool area, beach, changing facilities, restaurant and bar.

As for the viewings, we're going through this now and the agents really are a bunch of p*ss takers. I've gone out of my way and arranged for them to come round at certain times and had two no shows now without any warning. That's the end of it for me. LL has now been given a set 30-min slot each month when we will allow people in. I've saved all the agents' numbers (including the b*tch who didn't turn up twice) and now simply ignore their calls (I get at least 2-3 a day!!). <em>edited by HereComesTheSun on 02/05/2013</em>

He managed to sell the property anyways, and five months after moving in we have been asked to vacate and have been given 12 months notice :( I just want to check that you know your rights here: it's not 12 months' notice from 5 months' after you moved in (i.e. for a total tenancy period of 17 months), it should be 12 months from the end of your original 12 months (i.e. for a total tenancy period of 24 months).

I know that it is illegal, just wondering about adds such as "Brand New Villa in Jaffliya for sharing families/ staff accommodation" listed by a real estate company??? As I've tried explaining already, just because these people are enticing you to break the law doesn't mean it is then ok for you to do so. You don't have a leg to stand on, no matter what the circumstances are. Just move on and put it down to experience.

I am familiar with the law in this country. however, I gave RC a call today and she told me I should come seeing their lawyer, maybe he will decide to extend the rental contract for 1 more year. There is absolutely no chance of this happening, so just give it up and find something else. You and your friends are in the wrong here, and even if it is proved the landlord was complicit in facilitating this situation, you will not benefit in any way as the arrangement is still 100% illegal.

Once a tenant is in a property, should they be allowed to remain there until they decide to leave, at the same/ similar rent even if the market has moved 30%? The rental calculator reflects changes in the market, especially movements of 30%, so that's a moot point really.

Just be very straightforward about it. I assume she must at least ask you to pick her up, so next time she does, just say "Sorry, no, I've got things to do so I'll just have to see you there." And when she follows you to your car at the end of an evening, just say "Sorry, you'll have to get a taxi back tonight as I need to get home quickly." After 2 or 3 times of doing this she'll get the message and either realise what a pain she's been and grow up or jettison you completely for someone else who will ferry her about free of charge. Either way, you're the winner. You just need to be firm.

You won't get into any trouble for doing that, but I doubt you'd get a particularly good price as they've got to make a decent profit when selling it on. Saves you a lot of hassle though, so it all depends on how much you value being able to just get rid of the car without having to entertain a stream of time wasters.

Those removal vans will have had all sorts of furniture pass through them so it's certainly a possibility that there could be a transferal of bedbugs from one home to another. Sorry, I don't have any advice for getting rid of them but if you search on here for 'bedbugs' you will get plenty of advice as there have been lots of threads on this subject in the past.

Fee,I have been hiring cars in the summer months for years and I almost didnt get a car last time! I booked with Europcar or Alamo with my Parents Uk address, as I have my UK license and wanted to drive on that. When I got there I was asked for monthly bill statements for the address! I told them I don't have any and don't live there, but was going to staying there and she said I can't hire you a car then!. The reason I book under uk adddress is that I noticed it was cheaper and when I put in my Uae address the price shot up! Anyhow I have never had issues before! I asked if I could the use my Uae license instead and she said ummm well thats not really allowed either but Ill book you one this time! Wtf! They should not take a booking and your money in advance if they are not going to hire you a car! If I hadn't had my Uae one what would I have done then? So I feel your pain ! There was a thread on here a few weeks back saying that we shouldn't be using our UK licences when we go back anyway as our insurance will be void if there is an accident due to not being resident in the UK/EU.

I've not read the whole thread so it might already have been mentioned, but a colleague of mine used to have a chronic fear of flying and overcame it by going on a one-day course run by Virgin Atlantic. It used to be fine, but is now a pain because they've made it all paid-parking with a max of 2 hrs at a time (which is insane for a workplace). They've also shut all the sand areas that used to serve as a handy spillover. There's been quite a lot of letters in 7Days about it recently.

Different people will have different opinions, but mine is that the VIP area at these Sandance/Live@Atlantis events is a bit of a con. I've had friends in this section at previous events (including NYE and Noel Gallagher) and they've ended up spending most of the night in the regular section anyway. The 'VIP' platform is in a rubbish location towards the back of the venue and gets really overcrowded, with people pushing to get to the railings at the front in order to see anything. And the bars and toilets in the regular section are MUCH easier to get to, with no queues at all. I'd save yourself the money and hassle and just go with the regular tickets. Things have improved immeasurably since the nightmare stories of the Stereophonics, and I really don't see the benefit of the VIP section anymore. The table packages on the opposite side of the beach are a different story, but you need 10 people for those and they will have sold out a long time ago. <em>edited by HereComesTheSun on 23/04/2013</em>

I know it will cost you more but if you know where you will be after 28 days you could just agree to take it back to a different branch. i.e. your first contract could be for pick up in Brum and drop off in Manchester, and the second one could be pick up in Manchester and drop off in Brum. You have to pay a premium for doing this but it's a way around your predicament.
