The medical consist of only a blood test ( according to my information they just check for HIV and Hepatitis) and chest x-ray. Be prepared to have the details of your last period. When I had my medial there were plenty of ladies that either didn't know or were in a "possibly pregnant situation" . You can't have the x-ray if you're pregnant.

Aria is very nice. As it's fairly new the rooms are modern and the beds are very comfortable. The pool area is very large; I think there were four or five pools there.

Thx :-) Another question.... Is it possible to live in an apartment on the Palm (Tiara, Fairmont) and get around without a car? Any shuttles, public transport available? Yes, it's possible. Taxis are cheap and there are nearly always taxis hovering around. According to our calculations it's cheaper for us to use taxis than buy/rent a car (with all the expenses involved). Two adults- only DH is working and pays around 30-40 DHS a day on taxis. The monorail on the Palm is pretty useless at the moment but is meant to be connected with the tram line that is currently being built. It's meant to be finished in November this year. The apartments on the Palm tend to be larger than in the Marina and with good sized balconies.

Wipe it with a microfiber cloth. If you have one for your camera you can use that too. :-) If you google microfiber cloth you'll get plenty of results. Any camera shop, Virgin etc sell them if you don't have any. <em>edited by N0rdique on 27/02/2013</em>

Well.... DH got a reply from the agent this afternoon. Apparently "the affection plan is not available from Nakheel" and " I suggest you ask your neighbours for an affection plan" The agent "can then go ahead and process the Ejari registration". What a lot of BULL.

Plans for this weekend include a visit to Miracle Garden. I am going to stop at the store enroute and buy both of my kids whistles. Kids will be told to blow their whistle and point at any guards that blow their whistles. Ha ha ha! Very mature but thanks for the warning. We'll visit another weekend then as I don't want to be deafened by whistles...

Our management office in JBR (Dubai International Real Estate) assured us that the Title Deeds were not necessary so long as you had a copy of the Affection Plan which shows the location of apartment/villa. I would be inclined to go to the Nakheel office at the beginning of the Palm and ask them for a copy of the Plan. As has been said, take a copy of your DH's passport, residency visa and an NOC from him. I'll go over to Nakheel and see what I can get. We had issues getting the swipes and we finally got them after DH threatened to go over to them and sit there until they gave them (my suggestion.. :-)))The security passes we got from the agent did not work. If it is possible to do the Ejari with the affection plan I'll do it. And demand the Ejari registration money back from the agent seeing as they didn't bother to deal with it.

It seems like a viscous circle!! Are people that have issues with renewing their visas/applying for visas just suffering in silence or do they know the "right people" to get it sorted? I don't understand how this works? How are JLT residents dealing with this "75% without title deeds"? JLT is mainly resided by ex-pats?

from memory .. I read here a while ago on this forum that many of the property owners on the palm didnt have the title deeds as they had to pay 2% of the property price for that. let me do a search and see what I can find Thanks :-) But how the "hill" do property owners get away with not having the title deeds?? Any Palm ladies that could share their experience?

When our apartment was registered with Ejari we obtained a copy of the Affection Plan from our management office (DIRE), we weren't asked for a copy of the LL's passport and our PRO did the registration for us and also for our DD's villa. I think sometimes it can depend on who you see at any particular office or, as in the case of a PRO, it's who they know!! I hope you get it sorted very soon NOrdique. Well, the PRO was extremely slow with other things and he is not helping with my residency at all. This property is managed by Nakheel. Could I just get a copy of the affection plan from them? Are they required to have the affection plan? Thanks, I really hope we get it sorted soon too. I don't know if I'm getting paranoid here but I think I have some grey hairs now from this (shock and horror!!) <em>edited by N0rdique on 27/02/2013</em>

the title deeds will be in the name of somone. where do you live ? that might shed some light .. A real estate agent ' should' have the title deeds but in most cases they wont. You could try the land department and see if they are willing to release a copy of the title deeds to you According to the paperwork the apartment was owned by one person and then taken over by the financing company (a government owned one) We live on the Palm, does that make a difference? Do you know is it expensive for an owner to get title deeds? I'm wondering if they just haven't bothered with getting them and if it's not required for an owner to present the title deeds to the estate agent and the property can just like that be rented out? I will try the land department. Is there just one? But if the owner never paid and applied for them it probably won't work.

My recommendation would be that you go into the RERA Offices (Lands Dept) and find the actual EJARI office. The Manager of EJARI is on the same floor as RERA. Tell him your issues and I believe he might be able to help you - I have found him helpful and sympathic in the past. IMO it is better that you go as I think they like to help "damsels in distress". Is there just one RERA office? I'm glad to hear that "damsels in distress" can actually get help... :-) We were under the impression that as it is DH that is sponsoring me he has to do all the running around to the various places.

the Real estate agent should have the title deeds. Go down to the office and refuse to move without the title deeds. The Title Deeds will be in the name of somone and you will need a copy of thats person passport as well ( this is what we were asked for ) we took that to a typing centre and got an SMS to say that the tenancy contract has been registered with Ejari. . But they are saying that don't have them and that the landlord has applied. The current owner is a financing company so who's passport copy should we have? Does anybody know about estate agent's responsibilities? Should they not have the title deeds ready in order to manage a property on behalf of a landlord? Is there a regulatory body here whom to report agents that aren't operating according to rules and regulations? Or is it all a wild west?

This same thing happened to us when we moved here a few months back. I know how stressful it is. Do you know if your landlord has applied for the title deed? Your agent can get it done using the title deed application. Go to the agent's office and sit on their head and get this done. If they dont respond, take it up with their managers. I was almost on the verge of booking my flight to home country and fortunately it all worked out at the last moment.... We have been told that they have applied for the title deed. Does anybody know how long that is meant to take? Can the agent really just use the title deed application? It doesn't seem that they even have that. I'll discuss with DH about going there to do a "sit in" if that is the only way to get this done. I'm on the verge to do all sorts of things...It seems that this country was not meant to be for me..

I have been reading/asking on this and it may be true. Is there any "affection plan" or "oqood registration" for the property. Some agents told me that would be a substitute for title deed for doing ejari. And where did you try the ejari? If it was at the Land Dept, you can try going to typing centers which do it, i know theres one at LG in Dubai mall Failing all that, maybe your DH can request at the Immigration ? We have been asking for the affection plan but they don't answer the question. What's an "oqood registration" ? I'm not sure where DH tried the Ejari. He's been to a typing centre too. Is there a difference which typing centre or Ejari you go to? is a better to go to a certain one? Where is the immigration where DH should request and what should he request? I have been googling these things for hours and hours and the government websites don;t have much information.

I've had similar issues in the past - if you're getting no replies from people one thing you can do is arm yourself with snacks and a book and go down to the office and refuse to move until someone sorts it out. Not a very nice tactic, I know, but it stops them from putting your issues on a 'to do later' list. Good luck! Unfortunately DH is too busy at work to do this. As they are ignoring my emails I doubt they will listen to me if I go and do a "sit in" in their office...I'm also afraid I'll lose my temper and start ranting. I also don't want to jeopardise our relationship with the agent in case we want to renew the tenancy agreement.

If I bought a new one now I would stay away from white ones as well as plastic jugs. They get stained from strong coloured fruits and vegetables. A stainless steel one would be ideal and would look better in the kitchen.

We had an incident on the metro when friends were visiting. One of our friends fainted just as we were going to get off the metro. I held up the doors so that we could get our friend out of the metro and not continue to the next stop. DH went downstairs to get something to drink for our friend as the fainting appeared to be due to dehydration.The door holding seemed to have got the attention of the staff as there were several that turned up. First aid staff with a wheelchair and the police. The staff did not leave until we had assured them that all was ok. Our friend was embarrassed about the attention but I think it was good to see that you can get help if needed.

To move back to UK/Europe to get "assistance" is not really the solution to this. People stay where they have jobs and can support themselves. As estate agents get their fees as a percentage of the annual rent it is in their interest to push rents up. There are so many empty apartments/villas here so it seems that there is another bubble on the way. Something should be done before it is too late. Hopefully more people will negotiate the rent and not just accept whatever greedy landlords demand. <em>edited by N0rdique on 13/02/2013</em>

Yes, they want to do other things... pretty much everything else. That means overtaking all places (cinemas, shows, malls, parks, etc etc) Overtaking all places? Seriously? I just wish that age limits were adhered to. If a film has an age limit of K15 there shouldn't be any kids there. Age limits are there for a reason. Certain places are and should be for adults only. Luckily the restaurants we visit tend to have either no kids or well behaved kids.

I find woollen socks the best to keep feet warm. I have some hand-knitted ones that are the best really. In Europe M&S has good woollen socks but I'm not sure they stock them here. Have you tried the men's department? Ok, I know they probably don't look that attractive but rather that than being cold!

Eugh! Unfortunately we don't have ITV on our DU package. I wish I could see some Irish ones; DH looked online for some even though he can't stand the series. It's a lot easier to find UK and US programmes online than Irish ones. I'm looking forward to the Dubai ones and I think DH would even watch them with me for the entertainment value... :-)

And that disgusting OAP , think she was a mayor or something? Who continuously belched and burped the whole time. Sorry, but I would have had to granny bash her for her disgusting table manners...... And something very disgusting in that episode was the married hairdresser guy that kept on snogging the mayoress. I'm waiting for BBC Entertainment to stop repeating the same few episodes over and over again. I haven't seen a "new" one for at least two weeks now (part from the SA ones but I don't like them. They all seem to be about massive lumps of meat and downing shot after shot).

I know what you mean, I had a bit of panic a few months ago too...I can't remember the name of the Dubai Mall pharmacy that I went to but it was in the basement between the Star atrium and Waitrose. In MOE I've got them in Boots. Good Luck!
