I disagree totally. Al Ghadeer may have easier access to schools than some places living within Dubai. You can get onto both the Emirates Road and Sheikh Mo Bin Zayed Road (the old Emirates Road) really easily. There are half a dozen new schools opening just off SMBZ Road in the Hessa Street Area. There is a school at Green Community and there are schools in Victory Heights, all easily accessible. Jebel Ali School suffers from traffic problems at the moment and the high school is not going ahead so would not be a good option. Try Foremarke, Nord Anglia, the Gems Schools and Victory Heights Primary. Um Sequim Street is not much further and there is a new Kings and Safa campus also opening there in September. We loved the feel of Al Ghadeer.

No problem Doubting Thomas - wish we could afford to fly Business! Busybee2 - The whole point is that Emirates offered a better service than the other airlines by allowing sports equipment free. That has been taken away so the only advantage of flying Emirates is.............

Thank goodness you spotted that. We have traveled with Emirates every summer for years with at least one set of golf clubs which has never been included in the weight allowance. We would have rocked up again this July and got a huge and horrible surprise.

I don't think the bread is the problem. They are called weavils - we have had them a couple of times before. They come in rice or pasta usually and then move from open packets into any other open food packaging you have in the house. And they can get into bags you think you have sealed properly. To get rid of them, basically do a clear out of all open food packets in your store cupboard. From now on, store opened packets in plastic containers.

Did you give notice that you wanted to stay? If not, do that as soon as possible. Then sit back and don't worry. As Sarahlou123 said, leave her to file a case if she wants you out then she pays the fees not you. Dont tell her are going away though. It is unlikely the case will come up so soon but the worst that can happen is that it is rescheduled because you are away.

Sorry Pollydxb1 but those prices are not "the norm". Over the last two years the price of a main course has crept up from 40-50 Dhs to 100-150 Dhs where it is now. The reason for that is because people think it is OK to pay 20-30 pounds for a main course in Dubai. Easily double the UK pub prices now,apart from maybe London or 5 star hotels. And the reason - because lots of people think it is "normal" so pay the inflated prices.

We have been going there since it opened the first time but sadly no more. 48 Dhs for a 1/2 litre (less than a pint) of standard brew. All the food including fish and chips and burgers is now well over 100Dhs. I ordered steak pie and it was no longer pub food type steak pie, and was half the size it used to be. There was nothing wrong with it before so why didn't they just leave it alone! We will miss going there but I refuse to be ripped off.

We had an Indian maid three years back. First of all, as you have found, it took a long time to find someone and we had to bring a lady over from India. Secondly the paperwork involved is complicated as there are procedures in place in India to get clearance to leave there, and at the Indian embassy here to protect maids. We had to pay a 9,200Dhs deposit with the Embassy, give the maid a phone which they took the number of, give salary guarantees etc etc. When we found out our maid was stealing from us, we had to go through the Embassy first to get our deposit back before we could cancel her visa and put her on a plane home. Honestly - just not worth the hassle although my DH misses the cooking!

Lots of heresay again and some just plain incorrect. There is no written requirement to give 12 months from the end of the lease only and not during the lease period. See the recent thread on here about someone taking their landlord to the rent committee because he had rerented the villa to someone else - they did not win the case automatically and after two hearings are still waiting for a decision.

It is not possible to do it on line if you are not resident in the UK as per advice I was given last year. I registered for on line and they posted me the user ID and password- which were only valid for something like a week. I phoned them to ask if there was any other way of getting registered and they basically said no. The lady said I couldn't use another address (like my parents) to get the user ID and password. Silly really as expats are the people who probably need the online system most.

@ Madge_Gustard, If you look back through the threads you will see it is not the actual law that counts, it is the interpretation of the law by the rent committee on the day based on each particular case. All findings of the rent committee are confidential therefore there is no way to know whether non-renewable contracts have or have not been accepted by the committee. Even if you have won a case against your LL for this reason, it does not mean that the another case will have the same outcome.

Sanzeveria - Sorry but your advise on Ejari is not correct. If a LL gives 12 months notice and the tenant moves out, then the LL moves another tenant in at a higher rent, it would be up to the old tenant to take the LL to the rent committee. This may take a couple of months to reach the hearing stage. During that time there is nothing stopping the new tenant getting the new Ejari. Anyway the intention is to take the LL to court and not to penalise the new tenant who would be completely stuck without the Ejari. There is a lot of advise being given here based on heresay and very little on actual factual experiences with the Rent Committee so best to find out the facts for yourself. So far no one on this forum has come forward to say that they have successfully taken the LL to the rent committee for re-renting the property at a higher rent to a new tenant.

I never said that Landlords should get enough rent to cover their mortgage. What I was saying was that mortgage rates move in line with inflation, as does everything else except rents which are artificially controlled.

Glad you find it amusing abet. Landlords who only own one property, have a huge mortgage to pay at the going interest rate but are prevented from putting their rent up by more than 5% must be laughing away too - not! 22% is a huge difference for a landlord - how can it be fair to not allow any increase. It is because of this nonsense that SOME landlords and agents are resorting to unethical means to get tenants out or increase rents. Well why dont you buy a villa then dolleymason? Oh - because they are expensive to own! Must be why the landlords need to charge rent and vary that rent with inflation / interest rates / their own cost of living then. I hope you get to rent in the real world one day and realise that 12 months notice is 12x anywhere else!

Anyone? We gave our tenants 12 months notice and they moved out. We tried to sell but one buyer fell through and now the increase to 4% for transfers plus the decrease in lending amounts means that we may not get a buyer for several months. We are stuck between a rock and a hard place - we tried to follow the law and now are struggling to sell because of changes in law.

Go to http://www.hmrc.gov.uk/sa/need-tax-return.htm I have property in the UK but because our rental income is less than £2,500 (after deducting allowable expenses), I don't complete a tax return. It also says that all of the following conditions have to apply for you to have to file a return: "If you don't pay tax through a PAYE code you’ll need to complete a tax return if all of the following apply: you have income to declare, for example income from savings, trusts or abroad, rental income from land or property your total income exceeds your total allowances and reliefs you have tax to pay on this income" So I keep tabs on our income, make sure I am within the limits, and don't file.

Basically it boils down to the fact that the tenancy contracts we all sign as tenants or landlords are not worth the paper they are written on beyond the first few lines which are the names, amounts, the dates and the address. Everything within that contract including the notice period can and has been superseded by RERA laws. How on earth were we supposed to know that JIT646? Believe or not landlords don't get a phone call every time a law changes to advise them of the change and the implication for them. If the rules change for tenants it is all over the newspapers. I would love to know why you think you know enough about "most" landlords in order to generalize about them like that.
