Does anyone know where the Tamweel Home Finance Office that used to be in the Business Avenue Building on Al Ittihad Road Deira shifted to? We have been trying to call them to check and no one seems to answer the phone?

Thanks Roxy17 for your words of support. You are right, they should not be allowed to operate in the UAE as they don't seem to have any professional integrity at all. It is shameful. I will certainly explore the possibility of making a group visit to RERA to discuss our concerns. There is great strength in numbers. Hopefully the truth about how they function will be revealed and others will benefit too.

Thanks Stix. I hope you get your contract and thank you for responding. The publications we contacted wanted to club customer experiences together and put out a feature story as organizations like this are toxic and dupe innocent people. They seem to think they are untouchable and can do whatever they want. Good that your husband only makes the cheque out to the landlord. Our tenant was absolutely shocked to find out about the troubles we were having with getting our payments. He has also been trying to contact them to get the security deposit as they had him make this cheque out to them - but to no avail. They would hold on to tens of thousands of our hard earned money and we had mortgage payments coming out - imagine the stress. But they did not care at all. Even now in total the money they are holding onto is AED 6500 (tenant's security deposit) + AED 1925 (petty cash). It is time such unscrupulous organizations were brought to justice!!!

Thanks to those who have responded though the email was not on here for very long. I was pretty sure that there were more like us out there who have had just about enough from this organization. Our shared experiences will garner focus, momentum and hopefully some sort of resolution.

It's absolutely despicable...they have shut their offices till the first week of January...knowing full well that there were people like us who had to be paid...such unethical behavior!! I don't understand how they sleep at night...take a property management fee for doing absolutely nothing...and on top of it hold on to our rent monies...ridiculous....just a scam of a company....they have caused us so much of stress...feel absolutely sick to my stomach every time I think about them..

Pleased to advise that after an email to S&K saying we were going to complain to the Dubai Land Department and another one saying that we were going to file a complaint at the Al Barsha Police Station, DH received a phone call from the Property Manager who was not taking calls and did not phone DH back after all the attempts he made to contact her....She was apparently in tears...saying it was not her fault...the company at a high level followed such unethical practices....in our email we told her that we would put her name as the contact in the Police complaint for illegally withholding of customer's monies...' which probably had her running scared. Yesterday evening we received an email with a copy of the cheque...and they promised to deposit it into our bank yesterday evening itself. I have checked this morning and the funds have been credited. What a disgrace of a company....an absolute scam...they have no regard for customers and their practices are so unethical. !!!!

Another mistake I believe we have made is for the tenant to write the rent cheque in S&K's name rather than our own. This would help avoid the risk of them withholding monies. Live and learn. A lesson that companies that have flash offices don't necessarily deliver...an utter sham. Wouldn't wish it upon anyone...

Thank you, you are correct. We do not live in Dubai, went on vacation and have just noticed that the rent was not paid to us. Also, while on vacation they sent us an email saying our rent cheque had cleared into our account, which gave me some comfort to check when I was back. My husband has tried to call the Property Manager several times, she has now switched off her phone. It is causing us great stress. What kind of organization is this????

Can I lodge a complaint with RERA that S&K are a month and a half late with our rental payment. They have received the money from the tenant but have not passed on the funds to us...I think this is fraudulent....

Is it fairly easy to switch property management companies? We have had nothing but heartache from them and shockingly bad service. It's like they just don't care. They are supposed to take aware the stress but really are the cause of it. They have no idea about regulations. Have completely misinformed us about the process for giving a tenant notice if one wants to sell. We are on our 4th property manager in 16 months, they just seem to have a revolving door and so much of staff turnover...nobody cares about the customer, never call back...I'm quite shocked by the poor service.... Does anyone know of a decent property management company??

Hi Geordieexpat and the other kind ladies who responded to my post yesterday - below is the notification we got from our agent - "Empost have informed us that the letter has been delivered so i will contact the tenant to assure him that is only a formality. For the 365 days notice the recognized way is through the notary public however the 365 days notice only starts from the date of transfer into the new owners name or you are moving in. However if you state that the reason for eviction is for owner occupancy you cannot rent the property again for 2years". Does this make sense to anyone? Why would the 365 days notice only start from the date of transfer to the new owner?? This makes no sense to me at all....

Finally, the all important question - do you know of anyone who has sold in Jumeirah Village Triangle? We are ready to be fair with the price as we really don't want to be part of all the greed we see in Dubai. It is not something that boards well with us at all. Infact I am even considering giving the tenant compensation to move as I realize it may not be easy when you have kids etc. Do you know of anyone who has sold?

Sarahlou thanks once again. Yes they have registered the Ejari. Will tell them they need to go to the place on SZR next to the RTA. Do you know of anyone who has managed to sell a property with a tenant still in it? Ours is in Jumeirah Village Triangle. If we do not serve this notice and sell the property is the new owner only liable to lease the property till the end of the lease contract? And after that it is upto his discretion whether he renews the tenancy or not? Is that correct??

Thanks very much all who have posted. We do not live in Dubai. Our property agents who neither pay us our rents on time, nor conduct property inspections as they are contractually meant to nor respond to emails or phone calls say that they are using Empost. This notice should have been delivered 2 weeks ago. We have not given them POA, as who knows what they would do with that.

Thanks. SarahLou - if you wanted to contest or say you didn't receive it, since no one had signed for it - could you have? We are just concerned the tenant turns around saying he did not receive anything? This is the 12 months notice. Our concern is that it has been 2 weeks now and if we had not kept on following up with our property agents, they would never have bothered to tell us...We just want to do the right thing as landlords.

Thanks Geordie. I have read posts on here say that even the courier slip has to be attested and acknowledged. And the courier needs to be signed for, else there is no proof of delivery?? Can a tenant simply refuse to take delivery of such a notice? We are really worried as our agents are extremely poor with communication and everything else.

Yes LinkedIn is excellent and he has made a few recruitment agency contacts there. He is in Sales Management. Ideally looking for General Manager/General Sales Manager (new or used cars). If anyone has a husband from the industry who knows if there's something out there. DH just needs an interview or a phone chat..he is very switched on and very experienced. The auto industry is all he has ever done. Currently in this position because of a fellow Brit who threw him under a bus after he worked his butt off and was even promised a promotion...only to find his contract was not being renewed...classic case of a person without a conscience or any values...the story is too painful for me to recount...I am sure those of you who have watched your husbands go through sheer injustice know the pain I am talking about.
