Thanks! Oww, but if they give me post dated cheques , can they default on payments? Does it mean my cheque would be retrurned? Have you heard about FHS property or MarksFalcon? Hi, Do you have expirience with Property Management Companies? I am landlord and Propert Management company wants to lease my apartment. They are offering good price. I am wondering if there is any small print to go for such agreement instead of renting to privet person...Please advise! I have to decide today These companies sublease to tenants in one cheque for less than what they have given the owner. They then default on the third or last payment to the owner. This has happened to several EW members as tenants and owners with different companies.

I get up at 5.30am. I make all lunches and pack bags the night before. Uniforms and clothes are also ready the night before. Kids get up between 6 and 6.15am. We leave the house at 6.50am. <em>edited by starsouthern on 27/08/2012</em>

The law is that you as the tenant have to notify the landlord 2 months in advance that you would like to renew your contract with the same terms and conditions or move out. If they want to put the rent up as per RERA calculator they (the landlord) have to notify you in writing 90 days before the end of your new contract. So if you want to move out they can penalise you. If you want to stay the landlord can't put the rent up as they have not given you 90 days notice of increase. Go and speak to Mr Mansoor in person at the rent commitee, Dubai Municipality building Deira (by the Creek) he's in office 13 ground floor. He's very helpful and will let you know where you stand. My son is in Exiles and loves, loves, loves it! He'll be in under 9's this season. My friends have kids in Hurricanes who love it too. My son chose Exiles as all the boys at his school who play rugby are Exiles members. So maybe see what teams the kids at school have joined up with.

Jumeirah Village Circle had rent to buy properties last year. You rent the property for two years, then you decide if you want to buy it or not. If not you move out, if yes then they take the two years rent off the sale price. Not sure if the sale price is inflated though. You still have to come up with the deposit etc.

Not a Pajero! Only the seat directly behind the driver is a full seat, the middle and other passenger seat are smaller so cars eats don't fit properly next to each other.

Well Dubai Municipality have a new law saying that all salons must sterilise all their equiptment in an Autoclave.... they should know this and have the equiptment. Maybe they take it all downstairs ;)

I love my city select! DD who's a very tall 3.5yr old fits in it beautifully her feet do go over the edge now but she can still sleep in it while in the mall. Unfortunately you can't buy it here. If you want to test drive it I live in the Ranches and am happy for you to come round and take a look.

YOu can leave without getting the visa but you need to get an exit visa stamp from DNRD, if you are planning to get a visa anyway then might as well do it before you leave it only takes about an hour whisc is probably the same length of time it will take to get the exit visa stamp.

You have to give your tenant 90 days notice of any rental increase. All rental increases are according to the rental calculator. If you want to raise the rent more than what the rental indicator says you have to open a case with the rent commitee. RERA say the average rent for a 3 bed in AR is from 110k-180k with 145k being the average if your tenants are paying within the range then I'm afraid you probably won't be able to raise it.

You need to catch the feeder bus to MoE then catch bus 93. I can't remember if bus 93 still goes to the greens, if it does then you would catch the MoE feeder bus from Springs just to greens and then hop in bus 93. <em>edited by starsouthern on 04/08/2012</em>

Year 2 renewals should be at the same rent as Year 1, after that apply the rent calculator found on the RERA website . According to RERA and the Rent Commitee this is no longer the case the rental calculator increase can take place at the first renewal of lease. The icreases however can only be 5%, 10% 15% or 20%. Depending where on the scale your rent falls. So after you have completed the firs year your landlord can charge you a 20% increase if your rent is 56% or more under the market value of your area but they have to give you 90 days notice to do so. <em>edited by starsouthern on 03/08/2012</em>

I have always wondered why salons do that? I mean, if you have very long hair and you want to cut it to maybe shoulder length you will save a lot of money if they colour it after the cut? Because hair should be coloured when dry and cut when wet. They would have to wash your hair cut it then dry it, colour it wash it again then dry it again. It's more work and you would be in the salon for longer. If you do have very long hair and want to cut it off most good hairdressers will cut the length while dry by putting hair in a pony tail then they would colour and then cut to style.

Oh AussiePup that's such a shame! We moved to Ranches from Sprigs and find it much quicker to get to places too. There's never traffic in and out. Your husband could use th back gates which would get him straight out on to the AD direction. Driving down um sequim rd does take ages so we never go down that way, we either use al kahail or emirates rd. Good luck house hunting rents seen to have gone crazy again.

Another makeup question. A few days ago I purchased the urban decay naked palette which comes with the trial size eyeshadow primer. It has some lovely colours but I’m a very basic makeup person so even after watching tonnes of youtube videos I have no idea how to use this palette. I’m still waiting for my sigma brushes in the post so it may be that my equipment is not the best for the looks I’m trying to create but I would love to hear from any ladies who are beginners like me and have found great looks with this particular palette! Thanks xoxo A basic technique in applying eye shadow is choose a light colour apply that all over eye lid ( I normally use the colour Sin from the Naked palette) Choose a darker colour and apply it with a smaller brush on the crease line work from the outer corner to the inner corner almost making a window wiper movement with your brush to blend. The choose a colour that's a bit darker to apply with a firmer smaller brush to the lower part of your upper eye lid using small strokes or even patting it on from outer corner to inner corner. Use the same brush and colour as step 3 and apply on lower lid right on the lash line but only apply it 2 thirds of the way across. Apply liner to upper lids and then mascara and your done! Have fun playing around with different colour combos before you know it you'll be a pro!

My DH bought me one too as everyone raves about it. I have green eyes and it doesnt seem to make my eyes look that great. I have tried most colours,combined a lot of them and just cant seem to find a look that I like. Im kind of underwhelmed with it.Most tutorials are with girls who have dark skin and brown eyes too.... I've just watched 3 tutorials on YouTube and the girls have green eyes. Naked has beautiful colours for green eyes. The fourth and third to last colours are great used almost like an eyeliner they'll really make your eyes pop. Or the gold on the lids with one of the browns in the crease and outer corner. I love love love my naked palette I get a different look every day.

Make sure you ask how long each one should last, I know everyones hair is different and it also depends on the products you use and how often you wash or style it, but I'm sure I had the Biolustre done more often than the Kerastraight. I can't remember exactly but I think for me 2 treatments of Biolustre are equivalent to 1 treatment of Kerastraight so it's worth considering once they give you the price. (hope that makes sense!) its a point to consider too.. u know although kerastraight seems to be better am just scared it ll b flat straight & lifeless on me as i dont have a head full of hair... am more on the thinning side... i think i might decide to go gradually first.. biolustre probably... but will still consider the consultations thanks again yorky Bio luster won't straighten your hair, it also removes only minimal frizz it's an intensive hair repair system that was created for people who want to go from pitch black hair to platinum blonde in one day without breakage. So it will give you shiny hair but once washed at home you won't really tell the effects. Any straightening product will take the volume out of your hair. It's the waves and curls that give volume. Kerastraight is probably the best solution for you with the results your looking for.

Loreal X-tenso- is a relaxer that will drop the curl in your hair temporarily. It will not leave your hair straight but will remove the frizz. It's made from the same chemicals as perm solution. loreal X-tenso cera thermique is a rebonding product that will permanently remove curl from the hair by breaking down the hair bonds and then realigning them straight with the irons. New regrowth will need to be treated but ends if done correctly stay straight. The whole process takes 2-8hrs depending on length and thickness of hair. Rebonding when done correctly has amazing results and does not damage the hair, it actually repairs it. Both treatments above should not be done on any hair that has been highlighted, bleached or coloured with 30vol or more peroxide. If you use home colours then you also shouldn't have it done. Henna users also can't use above products. Kerastraight, Brazilian blow out, nano keratin etc are temporary smothers. The way they work is that they coat your hair, each time you wash your hair you was a little bit away. It's the coating that makes your hair smooth. Other Brazilian straighteners that contain formaldehyde work in a similar way to a chemical rebounder but the formaldehyde is poison. Bio luster is purely a conditioning or repairing system it will not straighten hair. Curly or wavy hair is usually dryer than straight hair that's why it tends to go frizzy. If you buy a good protein based and moisture based treatment you'll find that your hair will be better. Unfortunately no one has hair that looks like a magazine cover without putting the work in to style it. Whatever you choose to do make sure you go to a qualified and experienced stylist. If you decide to go for rebonding google thermal rebonding there is s good forum that explains the process and what questions you should ask to make sure that your stylist is qualified to do rebonding.

Just finished touring some of Western Europe. Everytime I went shopping, I thought of the complaints of the ladies of this forum about things being expensive in dubai. Here are some examples Chicken breasts €37 a kilo Mint €1.95 for a thin measly bunch Cola 6 pack €7.20 The only fruit and vegetable under 3 euros per kilo, were bananas at 2.80. Most fruits Iike peaches and nectarines and fruit of the sort were in the 7 or 8 euro range. Meal for 3 at mcdonalds 30 euros. Water bottle 1.50 at least! Chinese food court meal for 2, 50 euros. Couldn't touch anything in shops and department stores for less than 40, 50 euros! Let's not even talk about a proper meal out or petrol. I for one, am thankful for Dubai. i don't know where you've been shopping but in the UK i pay £4 for 12 cans of diet coke !! lol That's around 23dhs for twelve cans we pay 19dhs for twelve cans in Dubai.

have a look on bayut propertyfinder dubizzle gulf news property section have a look around street 42a and i think 46 saw some signs around there recently. but as i said a drive around garhoud on the choithrams side not irish village side, you may find signs up. thats how we found ours. we are just off 19 street near to the park and the emirates head quarters, winter walkable to irish village. not that far to choithrams and shops there. i live in garhoud and i would recommend driving around the streets, as places have signs up for rent. some dont necessarily advertise online or with agents just on the walls. our compound is small and we are a mixed bunch of nationalities. good luck with your search, i love living in garhoud. Just a thought, but aren't the DEWA bills in AR villas really expensive? From anywhere bewteen 30-40K per year? Thats a massive cost to take into consideration. If it is the case, add that onto the yearly rent and see if it's really that 'cheap' We are in a 3M and pay 1.5k including housing fees in summer and 750aed including housing fee in winter.

The rent committee said to me today the way to make sure that rentals are not a scam is to see the original contract between owner and company renting out villas. If they won't show you the contract it's a scam, if they are charging you less than what the owner has given the villa to them for then again it's a scam. Also if they've asked for 1 cheque but owner has given it to them fro 2,3 or 4 cheques stay away. <em>edited by starsouthern on 17/07/2012</em>

I think most insurance companies only cover baby after 15 days, or after they get their passport. That was the case anyway when we looked into it last year as my insurance didn't cover baby at all.

We had a maid once who had a more than fair salary worked good hours had days off every week. We paid for her to live in her own apartment, paid for transportation gave her a food allowance. Money for clothes, toiletries, phone cards etc. we paid for her to get married and basically anything she needed. I was completely shocked when my next door neighbor knocked on my door to tell me that while I was at work my maid would go to her house and complain about how badly treated she was! She complained that I never gave her time off or fed her. She told my neighbor that she would pay for her own transport to work and that was taking all her salary. She said we didn't let her leave until 3am and so she was always tired the lies that she told my neighbor I was horrified! When my neighbor left we asked her maid if she would like to work for us. She declined because of the stories shed heard from now ex maid. By the time my neighbors left she hadnt found anywhere else so came hat in hand and asked if we still wanted her. 5 years later she thanks us all the time for changing her families life because of all the things we' e done for them. She can't believe the lies that my ex maid told her, more comes out every now and then. As someone said I would never hire someone that talked badly about their employer, you never know what they'll say about you when they're in the park with your baby and talking to another lady who's asking questions.

Perhaps it would be better to go back to the old days, before expats owned property here and rent from Emiratis, this is clearly not working, there are no laws in place. So true, in 15 years I've been here this is the first year I've rented from a non Emirati and it's been a disaster!

I watched the Oprah show too and thought how is it possible! Then the other day I went to work dropped my baby off at the sitter. Hubby had the other two kids with him, they had to do stuff that baby couldn't go to. Anyway I finished work got in the car and started to head home! Then I remembered OMG left baby at baby sitters! I felt awful, turned around, picked him up and cried all the way home! Now I know it's not the same as leaving a child in the car, and the sitter is at my family's house and he was perfectly safe but I will never judge another parent again! The heart ache that these parents are going through is unamaginable, and they will never forgive themselves.
