I used my UAE license in Cork when I asked do you want my UAE license or my international one they asked for the UAE one said not to bother next time getting an international one.

The agency you deal with should have given you 1. A copy of owners passport. 2. A copy of title deeds for the property. 3. A copy of any power of attorney documents. 4. Passport copy of power of attorney holder. 5. A copy of the signed agreement between owner and agency giving the agency permission to accept cheques on owners behalf and manage the property. 6. Your registered tenancy contract. In the above documents if owners contact details aren't there then I would google them. Be warned though a lot of owners don't want to deal with the tenants so are not very helpful and they are unaware of the laws here.

I live in the Ranches and am in Al Reem 2. The longest it's ever taken us to get to Emirates Rd is 10 mins. My son goes to DESS so we leave home anyy time between 7am to 715am and never have traffic problems getting out. On the days that he has a lift I leave the Ranches for work between 730am to 8am and again have never experienced traffic problems. RERA told me that an email is fine but if you want to do it by letter then it should be by registered post so that you know that the tenant has received it.

I paid a year ago on the 4th 12000 AED at Medcare this included the baby fee too. I was admitted at 10pm on 3rd July for induction, no epidural. Baby born 230pm on 4th. Everything normal. Discharged at 6pm on 5th July. Hi can you please explain whats baby fee? is that the NICU care fees? or is it something else That's just the cost of the first vaccines, check by the pediatrician etc just standard care for a newborn with no complications. I'm sorry don't know what the NICU charges are as haven't needed them.

I'm trying to track down the only size & style of jean that seems to fit my teenage son after a sudden growth spurt, so I need to find the GAP stores with the biggest selection for boys. I've had no luck in Dubai Mall or MOE (tiny kids section) and the Wafi store has closed down. I think there are other stores in Mercato, Deira City Centre and Bur Juman, although I don't know how big their boys' sections are. Can anyone suggest where else is worth a try? Thanks. There's also Mirdiff City Centre, I would go to one of them and ask the shop keepers to call around the other stores to see if they have the size you want. They've been happy to do it for me before.

I can't answer the questions about DEWA and AC since we are in a villa though I can ask my friend and get back to you. There is no direct access onto the bypass road towards Dubai/Sharjah unless you want to offload for a few minutes. Lots of people do it. We've been there for 3 years and are quite content. Thanks for that would really appreciate it if you could ask you friend ? is your villa Emicol?

RERA have told me that the landlord must give a tenant 12 months notice for eviction no matter the reason. It can be done on the last day of the contract or the first day of your new contract. They can do this by email or registered mail.

I bought new tyres and the beeps sold me out of date ones! Went to fester my car where it failed because out of date tyres showed them the receipt where Tyres were few days old they said tough out of date must be changed. Went back to the shop threatening police action they gave me new tyres within date and I passed

starsouthern as we are i the same situation as your landlord i dont think we will be dealt with any differently by the rent committee? also we have given our tenant 12 months notice to leave but that still leaves us with unpaid rent for this year... please anybody with legal expertise that can offer a hand? or any recommendations for a reasonable lawyer? Lubmila Yamalova, lyamalova at lyhplaw dot com has given me advice on email before which I found really helpful and basically told me that the lawyers fees weren't worth pursuing the situation if I couldn't resolve it myself. So found her very honest but she gave me good advice on how to handle a property situation on my own and in the end I got my money back +97144279812 Also you maybe treated differently to my LL as the contract I have is in the landlords name, and my landlord signed a letter to say the company can sign on their behalf that's why my contract is valid in RERA's eyes. I think in my situation my landlord did give it to them because they were overseas, they gave it so that they could rent the house above market value. RERA don't like that as it can lead to more property bubbles etc. also with the cheques that have cashed from the company the landlord has gotten market value rent so far the last cheque that bounced was the extra percentage above market value. tried cash route but they apparently dont have any, as for a new contract with tenant, we are thinking of selling up so not thinking that far ahead, just want to be paid the rent until end of Dec 2012 wow didnt know about the Rent Committee being on holiday?! I think you can still lodge a case but you won't get a hearing until after 22 July, I hope you can get something out of them. Good luck

This is hard to understand.... the tenant never paid you guys directly? Every time I have used an agent to find an apartment, I have dealt with the agent but at some point myself and the landlord has met face to face to sign contracts together and pay the cheque. The cheque for the agents commission was a separate payment. This will be determined according to your contractual relationship with them and then, in turn, their contract with the tenant. It amazes me that you don't have a direct contract with the tenant! I wonder how the law will view that in terms of the tenants rights too? I'm a tenant in a similar situation to Swarvosky, my landlord rented their house to a management company for X amount in four cheques. The management company rented it to me for Y amount in 1 cheque. The cheque I paid with was in the management company's name as they had a letter from landlord giving them permission to accept payments on their behalf as the company was managing the property. Now my landlords 4th cheque from the company bounced and it turns out that the company charged us 40k less than what they owed the landlord and have done this to many tenants and landlords! Landlord tried to kick us out, RERA said no can do must give us 12 months notice. Landlord is now trying to charge us the 40k extra for next year and RERA have said they can't as my contract is valid so landlord can only put rent up by 5% as we fall in the 26-35% under market bracket. @Swarvosky if you are planning to sell your house you need to give the current tenant notice in writing. The new owner has to honour the duration of the contract and the can give 3 months notice for the tenant to move out if they want to move in but they can only do this if you have given your tenant 12 months notice that you are selling.

I would demand cash not new cheques then make a new contract with the tenant, problem is you can only put the rent up by a certain amount if they are paying below market value or you have to give 12 months notice for them to move out. That's what RERA have told me about my property anyway. Rent committe are on holiday so you wont be able to file a case so that will mean another trip out unless you hire a lawyer to handle this for you. Another lady i know who is in the same situation as you has been in RERA for 6 months as property management company doesn't show up to hearings so they get postponed. Good luck

A true semi permanent colour will not cover grey hair it only disguises it. The box colours you buy in the super markets have a standard 30vol/9% hydrogen peroxide (developer) which is much stronger than what a salon uses therefore more damaging to the hair. Henna although natural coats the hair rather than penetrating the hair shaft which means that if you do decide to go back to using chemical colours the coating will need to be removed. If the henna you use has metal additives in it to intensify the colour you could end up with your hair on the bathroom floor if you try and color it yourself.

I asked about being sterilized after my third baby and was told here a woman can only be sterilized after 5 children and the right age or because of health reasons. I was told that the side effects are quite bad and it would be easier for hubby to get the snip. Although illegal urologists here will do it s it's a simple procedure.

You can wash your hair with head in shoulders or washing up liquid a few times but this will only lighten it a couple of shades and give it that faded washed out look. If you want to go back to the colour you had you have to go to a hairdresser, even if you did use a colour remover at home you would still need to go and get the colour corrected after the colour has been removed as it doesn't just wash away to what it was.

Do many kids live in AR who go to DESS/DESC? We have one child awarded a place at DESS and the other at DESC. I'm figuring I can drop one at DESC and DH can drop the youngest at DESS - he works in Rashidiya. I then do the full circular run at pick up time? I'm just wondering how practical/impractical it will be. We still haven't decided where we will live but I like the idea of the Ranches so that kids can go out on their bikes etc. We live in Ranches and go to DESS, lots of other kids do too. Your rent can be increased by 0-20% depending on how much below the going rate in your area you pay so if you pay 26-35% less than landlord can put rent up 5% 36-40% rent can go up 10%, 46%-55% can go up 15% anything above 56% is entitled to a maximum increase of 20%. If you go to the RERA website the calculator is under the RERA tab in the 4th colum. It's only working till end of June but RERA official told me it won't change significantly between now and August 2012.

If i remember correctly I think mrs L's child had special learning needs and she wasn't happy with how schools handled it here. I think the learning support when the school was new wasn't as good as what she thought or told it was going to be when she moved her child there.

RERA is located in the Land Department building on Baniyas Street down opposite the creek in Diera. If you head over Al Maktoum Bridge, it is on the left of the bridge, but on the right hand side of the road (hope that makes sense). It is a big old white building. The closest Metro station would be Union Square. Once you find the building go in through the main entrance and go left past the coffee shop to the elevators. Go to the second floor and exit the elevator to your left. Go through the doors at the end of the hall, take an immediate right, follow the hall and the two offices on the left are the RERA consultants. They are very helpful. You need to take your contract with you.

I don't know if it's the same in the UK but in NZ and OZ you have to be legally separated for two years before you can get a divorce. So legal separation means that you are separated but still married, a divorce or marriage dissolution is the legal ending of the marriage.

We went 6 years ago to Club Med Bintan, we went in January so the weather was awful. Also it was very run down. Kids club was nice, food was great but when raining absolutely nothing to do. The entertainment staff were on high pressure to keep some very grumpy guest entertained. Would I go again? Yes but maybe not Bintan.

What about producing/making something at home and selling it through Arte, Covent Garden market, Ripe etc.? Do you need some special kind of licence for that, or you just have to pay a fee for the booth? When you pay the fee for the booth you go under their license while selling on the booth.

It could well be that the local sponsor owns/rents the villa, perhaps there is different arrangement for them. I do wonder though, since most business are required to have a local sponsor, if they turned out to be hugely successful (even if run by an expat) wouldn't that still benefit the UAE in terms of economy, creating jobs etc? Pity they can't make a rule that says if you've been resident for say, 10 continuous years minimum, then you can apply to run a business from home. Would stop a lot of 'fly by night' type of enterprises yet give a chance to those who settle pretty much permanently in the UAE. Thinking also of those who are born here but not local. Have a friend who was born in UAE who would love to run business from home but not doable for her, if only her dad was local and not her mum... It depends on the type of license. If you have a professional license you are 100% owner of the company, the local acts as an agent where you pay a fixed yearly fee that you both have agreed on. If the agent is your friend they might not charge you. They have no say in your business.

Therefore it is illegal for a non local to run a business out of their home. If you have turned the maids room in your villa into a salon or shop and you are not Emirati then you are breaking the law as the DED would not license you. Then it seems I must conced in the face of your obvious expertise in this matter ;)...now what to tell the 3 very high profile women who are not emirati who have very successful businesses that they run out of their villas ...and... live in the villa as well. Just because people do it doesn't make it legal. Lots of maids do part time work, lots of people hire them. At the end of the day it's illegal, if someone complained then there would be consequences.

Thank you for your reply ladies. It seems to be one of those schools that nobody knows too much about so its nice to get some info on it! Fee's are so reasonable but I wouldnt want to sacrifice a good education for DS if its not that great a school. Hopefully some Cambridge mums can post here to get some more feedback! I would say it's better than Regent International. It's only because of the location of Regent that there are more Western students that go there.

Well my friends have a license under Fujairah, that obviously they have a Fujairah PO Box etc, but under the terms of their license, their office is actually allowed to be their home. So it is possible. And this is all legal and above board. No it's not actually legal, if someone complained they would get fined.

A lot of those freezone licences come with a 'hot desk' that they dont actually expect anyone to use.... I suppose it depends on the business, but say for example one had a freezone licence and was a floating 'home visits' hairdresser, would that work? too No it's illegal. A hairdresser can only have a license if she has a salon wich is checked by the municipality. <em>edited by starsouthern on 21/06/2012</em>
