The rent committee and RERA both said that the landlord can give you 90 days notice to move out. If you the tenant don't agree to moving then they have to give you 12 months notice. The landlord also no longer has to say the 12 months notice is because of selling/moving in themselves/major renovation they can just say you have 12 months notice to vacate. They also said that notice via email is sufficient it no longer has to be by notarized mail. <em>edited by starsouthern on 26/02/2013</em>

I think when they first announced them the 2 beds were going to be from 80k-110k. They could be more now.

Starsouthern, just did what you advised. Put in tomorrow's date when asked by the rent calculator and this came up: The rent for a Two bedrooms Villa in Jumeirah Village ( Triangle ) is in the range 100000 to 140000 AED per year. Your rent is less than or equal to 25% of the average similar rent in the area. So you are not entitled to any increase of rent. Do you think I can use this when arguing our case with the landlord? Have been trying to find in my contract whether it's renewable or not and can't find a clause that says either....?!? edited by MissMoiselle on 21/02/2013 Yes you can use this but as Simpleasabc says the LL could give you 12 months notice to leave. I would risk it though but that's just me.

Found this on dubai land department's website: From January 1st, 2008 rental cap has been set at 5%. This means that Landlords may not increase the rent higher than 5% of the existing rental agreement for a period of 2 full years starting form the period of the commencement of the lease. Does anyone know if that law has been changed since? I couldn't find anything, but if you know for sure, please let me know! Thanks! The rent committee told me in July that this law has changed.

Oh no :( Are you positive on this, starsouthern? I just checked the rera rent increase calculator but instead of an answer, it says that the "rental index is under updating"... Do you think I should just drive there or bluff-battle it out with our LL? Yes, thats what the rent committee told me. Instead of putting your actual contract end date put in tomorrow's date, that will give you an idea of whether or not an increase is allowed and how much. It won't change that much in April.

I maybe wrong now - but I thought the original rent was good for 2 years. So they won't be able to increaase this year but can next year. Ours tried to increase the first year until I responded with the rules of RERA. They then sent a new lease with no increase. They will always try so you have to know the rules:-) See! I thought so! I think I read that somewhere too. When you told your LL, did he totally back off? Do you think I could find that RERA rule somewhere online? I was pretty reassured when I read that "fixed two year rent thing" a couple of months ago (think it was on EW) and thought the next rent increase could only be imposed on us in September 2014 at the earliest, and now he says that..... How naive am I? :) Thanks for giving me a glimmer of hope, jules22! No sorry the two year rule no longer applies. If the rental calculator says there's an increase then LL can increase if they give you 90 days notice.

I've had HD Browz done both in the UK and here. Have to say both were a disappointment. The only difference to the 30 dhs threading was the tinting. Michelle charges dhs 250 now and IMO you don't get your money's worth.

To the OP. Don't just look at the service booklet as stamps can easily be forged. If the owner cares about his car, he will have all the service bills and will be happy to show them to you.If you buy privately (even if the car is not old), get it tested at the testing centre for 250dhs.It lasts about one hour and is worth the money. I know plenty of people who service their cars at the dealer at the scheduled times who don't keep the receipts.

One school I know of not only says it's ok for teachers to tutor but they can also do so at the school, with permission from management. I know 3 teachers who've requested permission and it's been given.

Thanks Egg, Wow, that's steep. We pay dhs 1500 in August for a 3M in Ranches that includes housing fees, water and electricity consumption and AC. I have 3 kids so have washer and drier on all day. This summer we didn't go away so all AC's were on all day. DH has gone for a new job and they put all employees in Motor City. With rents going the way they are we're just trying to weigh up the options.

If things are that tough here with regard to finding accommodation and school fees, why do people stay? Especially if British, where you can get free schooling and a lot more financial assistance in the UK. Some people can't afford to go home, or there are no jobs in the field they are in.

ive noticed this too. same for villas. we are in a villa in the springs until sept 2013, is it true that the max the landlord can raise the rent is 5% a year? Or can he kick us out and get higher paying renters in? You are entitled to 12month notice to vacate. Percentage of increase depends on the percentage the rental calculator states so mine can go up by 10% this year. I think the max is 20% that they can raise the rent though. <em>edited by starsouthern on 13/02/2013</em>

We have had a completely different experience in the Ranches to VictoriaM. Yes you do have to be active in meeting people. People and kids are busy. I'm just putting it iut there but If after 6 months I felt that it's a problem not knowing my next door neighbour I would knock on their door and introduce myself. My 9 year old plays everyday with kids all afternoon. Yesterday I had 9 kids in my house from around our neighbourhood who were still on half term hanging out ranging from the age of 3 to 12. We find the Ranches far friendlier and much nicer community to live in than the springs. I think anywhere you live especially in a city that's transient if you want to make friends you actively have to do so and not wait for your neighbour to knock on your door. <em>edited by starsouthern on 13/02/2013</em>

Do you keep the 3G on? If so you can use the Find My Phone App. My toddler did the same thing a few months ago, we searched the whole house upside down with no luck. I thought he'd thrown it in the bin and it was gone as the rubbish had been collected. Anyway remembered about the find my phone app and used it turned out he'd shoved it down the back of the sofa, where there was a hole in the upholstry that we didn't know about and it had fallen inside the lining right to the bottom. There was no way we would have found it on our own.

When you say working overseas, does that mean if you had an online business, which ONLY sold/shipped outside of the UAE, that it would be doable on that license? Or do you not need a license if say, you were running a business in your home country, where the online component was registered in that country, and all stock was produced and sold o/s? Been trying to find info about this and it seems difficult to get a clear answer. Basically, I would be desigining a product but it would be made and sold by someone else outside of the UAE, in their country under their trading rules. Do I need a license even for that?? No you wouldn't need a license from here for this but may do from the country your product/design is being used.

You could take a look at this company - they sign a contract with you for you to work under their trade license. they do packages with or without visas. http://www.keybusiness.ae/ Don't touch this company with a barge pole. We've used this company since 2005 as agents for several different businesses. Our clients use them too and have never had a problem. When we did change for one of the businesses (as we thought we got a better deal) we had huge problems with the new company (including forging of ducuments by company, always adding extra charges for no reason) and had to go back to Key Business Group. <em>edited by starsouthern on 12/02/2013</em>

A friend of mine had huge problems with the LL who wanted him out, she wouldn't agree to the rent even though the area he lived in had not increased. He went to the municipality with his tenancy agreement and they agreed a new one and he paid them directly and they paid the LL I have never heard of this before and was disinclined to believe it until i heard it straight from the horses mouth This is true rent committe told me that if the landlord didn't agree to the same terms as there was no increase for me then I had to bring my current contract and cheque or cheques depending on how many was paid with current contract to the rent committee, they would then issue me a new contract and inform the landlord that the cheque/cheques were waiting for them.

No it's not the same as non renewable but he can put the rent up if he gives 90 days notice to whatever percentage the rental calculator says. A non renewable contract states non renewable.

The LL is in his rights to give you 90 days notice to vacate. If you don't agree then he has to give you 12 months notice. However if you didn't reply to him with your intention to stay and not vacate and because he contacted you in November, then you may not have a choice but to move. If your contract says non renewable on it then you do have to move. You will need to contact the rent committee not RERA to find out where you stand and if the 12 months is still applicable to you if you didn't reply to the November email. <em>edited by starsouthern on 11/02/2013</em>

We were the first people to move into Zulal 3 when The Lakes first opened and people thought it was in the middle of now where and thought we were crazy living there! We stayed for two years after Emaar sold them off. I still think it's the best place to live in Dubai. Lots of kids of all ages around, I love how you can walk to the club for food and drink. Forat does not have it's own pool area. Zulal 3 uses the Zulal 1 or Zulal 2 pool park area. Personally I think the Deema and Zulal community areas and pools are nicer than the Maeen ones.

thanks TDB, the stain is now only very small and subtle (maybe I should have mentioned that in the OP) as we did act very quickly absorbing the excess and using a suede cleaner, its just that last mark I want to remove, will try the BoS tonight, failing that I'm considering bleach now, the sofa is only around 6 months old, will be very annoyed with myself if we need to reupholster!! You could try using Napisan Plus (laundry isle, Spinneys) it gets red wine out if everything else white I've spilt it on.

You can decide if it was full head color or toner. Full head color goes on while you are sitting in the chair, with a brush, with no foils, onto all your hair. Toner goes on after washing out the highlights, at the sink, before final rinse. I hate toner as it softens out the highlights, but hairdressers love it as they can do a lousier quicker job not caring about the roots too much, and later fade out the highlights a bit so it is not that visible. It is a pity that you start complaining now and not questioned them better on spot. What salon was it? A toner is used to remove any unwanted yellow or orange in the hair, to give pastel tones to bleached highlights or to slightly darken highlights that have been bleached too light. It is a temporary colour that does not lighten or change the colour of the roots. A toner can be applied at the basin on towel dried hair and left for 5-45mins or can be applied to dried hair like a permanent colour again processing time can be from 5-45mins. The amount of product used is the same said you are having a full head colour and colour companies here don't charge cheaper prices for temporary/semi permanent colours as they do in other countries eg. UK, NZ, OZ and US. So the cost to the salon is the same product wise. I think salons here do take the mick on some of the things they charge for. If a salon has a policy that they charge for toner they should let the client know especially if it's the same price as a full head colour. I stopped going to a salon that is always recommended on here because as my colour was being was being washed out the hairdresser said to me do you mind if we leave the conditioner on a bit longer so I can have my lunch. Being from the industry I said sure why not. I was left at the basin reading a magazine. When the hairdresser had finished her lunch the conditioner was rinsed out and I was given a cut and blow dry. When I went to pay they charged me dhs 250 for a conditioning treatment. I said I didn't have a conditioning treatment, the hairdresser said yes you did, while I was having my lunch. I said no you specifically said you're leaving the conditioner in longer so you could eat, I didn't have a head massage or go under the steamer. I refused to pay it.

I imagine you'd have to wait until April to transfer the visa anyway as unless she's not good at her job I'd highly doubt the current sponsor would let her go as they have paid for a years visa. Not many people will be willing to end the contract early and lose out on that money.
