I would agree with Rawla too. One of the purposes of such a forum is indeed to alert others. Unless one is particularly choosing to tarnish a company or person's reputation unjustly, I don't see the harm. Even in the UAE! On the contrary, rogue traders/unprofessional companies etc.. are of concern to the DED as they are Joe Bloggs. However, i don't think this is the case and I'm sure Ibasata has evidence to back it up.

@jabetdxb I love (d) this apt and last year on my 3rd year renewal he made me sign a one year notice. To be fair I thought it was within his rights as a LL . However, it wasnt until recently that I saw in the press and reading online/here etc that eviction notices are supposed to be notorised or sent via registered mail. Furthermore, the ONLY reason a LL can give you your 1yr notice is if he/she states they want go move in themselves, next if kin, selling or undergoing major renovation. All of which can easily be proved or not as the case maybe. My notice didn't have a reason and was not notorised etc. It was on this basis that I was trying go fight it. Unfortunately they said doc I signed was valid. He is very lucky and sneaky! I doubt I would even be able to do anything as I know the only reason he wants me out is to get a new tenant with a major hike in rent (40k!). Anyway I am moving and taking it as a good lesson and that maybe something better out there.

Yes I was there y'day. Filed a case against my LL, unfortunately I lost. Long story but I signed a stupid document that wasn't an official eviction notice (not notorised and had no reason to ask me to leave). He says he wants apt for his own personal use and has no intention of renting it out but I don't believe as he was arguing with me on last year's renewal for a 25% increase (RERA Said no increase allowed). What really upset me is they didn't even look at the history and all the emails i had or evidence that he has other properties. They just said the document was a legal undertaking and the whole thing was over in a few minutes (having waited over 2hrs to get seen). Anyway bottom line is they said the document was valid. When he asked how much time did he have to evict me they told him he had to file a case against me (this was my case) if he wanted to evict me. This morning he wrote to me giving me a week to leave or face eviction. I really don't know how to play it, guess need to ask for some reasonable time. So unfair was so happy there and settled and it hurts when it's just greed and at this rate we'll be forever moving and god knows how the Landlords will react when Expo 2020 results announced!!!!

Is the wedding in a hotel or private villa? If it includes the dancers, band, musicians etc....it's actually quite reasonable.

I had them done in the UK last month and they were just amazing....fantastic make-up artist, hairdresser...female photographer...totally put at ease and created some awesome shots. They also don't force you to buy all the shots. They understand most people want them on disc to print of more cheaply elsewhere etc.. Came very highly recommended by a g/f. Can give you details if you want. I did when I was home as I've never found or thought they would do anything like this in Dubai.

Can I ask those of you that have received 12mths notice from their LL - HOW exactly this was served please? Is it true it MUST be notorised and served officially via courier? No email? sms? letter left under door etc...

I called up in April to enquire what documents would be required...I was told Emirates ID was a must. So I patiently waited for mine to arrive, finally I went to the Barsha center and was very surprised that no one even asked for any ID or even my passport copy!! Only In Dubai!!!!!!!

Hello I'd like to add my two penny's worth as I've just gone through a similar scenario. Less than a month before my contract was due for renewal, my LL wrote to me and basically asked for a 25% rent increase (!!!) and told me that he had someone willing to pay this price! I checked with RERA and their index calculator and it showed the price I pay is within a range and no increase allowed. There is also a rule that LLs are not supposed to increase unless you've been on the same rent for two years and they are supposed to give 90days notice. None of which applied in my case. So I wrote to him and politely told him to refer to RERA. He then wrote and gave me some cock and bull story and said it wasn't economically viable for him in today's market and that he'd probably sell the apt. A few days later he emailed me informing me that this was my notice to vacate the property on termination of the current contract - imagine! Less than a month's notice. I wrote back (after consulting with RERA and lawyer friends) and told him what he was suggesting was illegal and if he pushes me I will open a case with the rent committee and I also mentioned I wanted to renew under the current terms and conditions. To cut a long story short, he had no choice but to play ball and a few days ago I signed my renewal. He made me sign a non-renewal notice which is fair enough. By the way any notice is not legal by email or sms. It has to be signed in person or delivered by courier. Also, if you're in the right and you go to the rent committee to file a case against your LL, you will initially pay 3.5% (of the rental) as a fee and the loser pays so the LL would ultimately get less rent and they wont actually get a penny until the whole case is resolved. As you can imagine, there are many cases so.....long wait! I think this would deter any LL if he knows he's in the wrong! Hope this info is of help to others and if anyone wants any further details, am happy to help. I just want people to be aware as some people believe their LLs or feel threatened and leave when they don't have to and when they haven't been given proper notice. RERA is actually on the side of the tenants to protect from rogue LLs. Know your rights and be firm!
