DT, I have seen on my FB people posting their ice bucket challenge. I have not opened any links. But when I was watching the news in Holland and it actually discussed the disease, that is when I actually knew what ALS was. Not because of people throwing ice buckets, but because it was talked about. So for me personally, the campaign did absolutely nothing. The reason discussions about the disease are currently deemed newsworthy enough to feature on the evening news is precisely because of all the bucket throwing and the tens of millions of dollars being raised in the process. So far from doing absolutely nothing, the campaign has achieved exactly what it set out to do.

The 90 days apply to you and the landlord. You can't just unilaterally decided to pay in 4 cheques instead of 1. Legally you will need to honour the terms of your existence contract

From another angle, there are a lot of speculators that are buying 10-20 apartments (they are many. My DH knows an Italian guy who bought 10 and got his friends in Italy to buy up to 40 apartments in the Marina). This is mainly for investment. They are here to make 10-25% return on their investment over 12-18 months. They are cash rich and willing to hold off the apartments for a long time to get this premium back. This will only fall down if the buyers are not willing to go up and pay these premiums. Only then, we will see the apartments going down steadily, but with out a crises this time. Slightly off topic, I know, but it's these kind of people who are driving up rents to almost unbearable levels. There is more than enough stock available in Dubai but it is kept artificially low by the large number of short-term speculators who are not interested in renting their apartments out because they don't want to be tied into long-term contracts they can't get out of. It's simply not worth the hassle to them. So many apartment buildings are only 50-70% full yet there's still limited rental stock available in them. The result is the rental bubble we're currently seeing. Let's hope it bursts some time soon!

you dont have a case. The landlord is giving you a 12 month notice, at the time of renewal. He can sell, not sell, leave empty or rent out- doesnt matter. As you got 12 month notice. I'm sorry but this is 100% nonsense. There are 4 reasons a landlord can choose not to renew for and they all require 12 months notice. That notice also becomes null and void if the stated reason doesn't materialise. This has been covered extensively in the local press by legal experts so I'm surprised you believe what you stated to be true.

Oh yes now I can understand your concern :( I am flying KLM and thankfully they are not on the list of airlines flying over Ukraine. Emirates and Etihad have suspended all their flights to Kiev, not sure if that will affect their flights not going to Kiev but flying over Ukraine airspace. 51 flights went through that same airway on July 17 and this was a KLM code share. They had a flight scheduled to do the same route just a few hours later and I'm sure they would have used the same path. It's just terribly bad luck for Malaysian Airlines and incredible negligence from the Russians.

It may not be a scam - could be muppet agent lost the contract. Could well be, but I'd still be checking with Ejari. Do they not hold a copy of the original contract, they seem to keep copies of everything else? Yes, they take a scan of it. Who was the original cheque written out to? If it was to the landlord (as per the title deeds) then you'll be fine. Seems very strange though.

Lots of people seem to have such little respect for other people's property and unfortunately these random dents and scratches are just something you'll have to get used to because I can guarantee it will happen again,

My understanding is that the 90 days applies to changes in the terms of the contract (ie, the number of cheques, who pays for maintenance and utilities, parking spaces, etc), not the rental amount. That is governed solely by the rental calculator at the time of renewal. I'm 99% certain that if you take this to the rent committee the verdict will be a 20% increase payable in the same number of cheques as last year. And as that is what the calculator dictates, I think you should accept it anyway (particularly as you already agreed to it) but you would be right to refuse to pay in one cheque. The main point is that there isn't to be any debate over the rental amount. It is what it is according to the rental calculator. <em>edited by HereComesTheSun on 17/06/2014</em>

I had this same problem with another US site a few weeks ago. It's not that they won't ship to a business address, just that the system they use doesn't recognise it as a residential address and therefore thinks you've made an error. The site I was on had the option to override this warning and go ahead with the address as long as I was sure it was correct. Perhaps there's something similar on the Disney site.

It obviously depends on how much you still owe, but my deposit has always been automatically deducted from the outstanding balance whenever I've done it in the past. Not sure I've ever done it online though. Always had a deposit receipt but never actually needed it.

When you say your son wants to be a professional footballer do you mean he dreams of making it big with Barcelona/Real Madrid/Man Utd etc or would he be equally happy living a relatively simple life in the lower leagues or as some sort of coach? The true question he needs to answer is does he dream of earning huge amounts of money as a professional footballer or does he simply dream of earning a living through being able to play football every day regardless of the sums involved? The reason I ask is because at 16 he is already very, very unlikely to make the grade at the highest level as he will be up against kids who've been receiving professional training every single day for the last 5-8 years. I don't wish to be a killjoy, but he would have to be exceptionally talented for the top clubs to be interested at 16. Even getting his foot in the door for them to come and check him out would be nigh on impossible. I know I'm talking like he's in his 30s but at 16 the boat has usually sailed in professional football. At his age, his best route is to go to university in Europe and play at an amateur level in his spare time. If he really is an exceptional talent, he'll soon rise through the ranks as he will become well known to local scouts. A number of players have eventually made it to the top leagues in Europe by doing this but it's a very hard and unglamorous slog. It all depends how much he really wants it. Edit: GMKSME's advice on getting him involved in the UAE-based soccer schools of the major Spanish/Italian/English teams is also very good. These aren't really true academies as they'll take anyone who pays the subscription but it will expose your son to actual professional coaches from the clubs involved. As a few of the others have said, it's irrelevant who has run off with the money and it doesn't matter what service they were claiming to offer you or if your contract and receipt are 'fake'. The only fact that matters is that this company has taken your money (which can very easily be proven) and they've not given you anything in return for it. Don't let this company bully you as they don't have a leg to stand on. They cashed your money and it's their responsibility to provide something in return or give it back. I would expect this to be a matter for RERA so go to them again. You may get a different answer from a different and more sympathetic employee. If they still refuse then you will need to report it to the police as fraud. Good luck.

Is there any point in the e-gate card anymore? Last time I came through T3 I was able to register my passport for free and can now use the same machines reserved for e-gates. Took 2 mins. All they needed to do was take a photo of my eyes. Could you give a bit more info about this please? Was it on the way out of Dubai or as you come back in and is there a sign or anything to show where to do this. TIA As you come down into the immigration hall when returning to T3 go as far to the right as you can. You will see a collection of machines for e-gate and electronic passports on the right hand side. Some of these are clearly marked as 'electronic passport registration' (or something similar to that) and they are manned. They will scan your passport and take the iris photos there in a couple of minutes and then you are through. For future trips you can then go straight through the unmanned machines. These are the machines I'm talking about. I'm almost certain the law says it can be notarized or sent by registered mail. I might be wrong though. I was right. Registered mail is fine as long as it's delivered with 12 months notice, so I'm afraid you're arguing the wrong point here. Your landlord must give 90 days notice in order to increase the rent based on the RERA rent increase, so an increase can't be applied unless you were advised of the increase prior to November 1st. . Where exactly does it state that LL should advise 90 days notice to increase the rent? It doesn't. In fact, the rental calculator only works 90 days in advance so it's actually impossible to give the full 90 days' notice of the increase. It's quite simple now - at the point you sign a new contract the latest rate from the rental calculator applies.

Some new rules came into play a few weeks ago that have resulted in a HUGE jump in the rental calculator. I'm afraid these kind of rent increases are the new reality for many of us. Your only option is to pay it or find somewhere else. Sad times ahead.

RuthM, you are wrong, there was a very large police presence in the area last night, I actually know of police officers that were on duty. You are bordering on disrespect, Dubai is still a new country and they are learning, much faster than any other country has had to. AnonDubai is right, how can you compare this turn of events to Expo2020? Demanding an explanation and answers and excuses and reasons......gosh, really, how will you cope if you continue putting yourself in harms way? I personally avoid things that irritate me like this, I am no good at traffic jams or queues. If I lived on the Palm then I would have stayed home all day, and if I had guests coming then I would have invited them over before midday. What I am trying to say is that I could see this happening, I don't have 'visions', it was just obvious what would happen. We saw fireworks from Ramoul, and the airport road had about 5 cars on it at midnight.....everyone else was drawn to the location of the fireworks,as they always will be. Meanwhile, back in the real world most of us have jobs to go to.

I am not excusing my dh in any of this but I don't want to goto the authorities as this will ultimately impact me and my DD. and I don't believe I should confront him now as this would all blow up and he most likely would not let me on the plane with DD if I confront him from before. I also need some time away and to sit with my family and discuss what to do - should I forgive him and work on this, should I move back, should I stay in Dubai but be separated, this is a lot to think about. I came onthis forum initially to ask for advice so I don't understand why individuals are giving me grief over this - the whole point of this forum is to seek advice about issues. This is the correct approach to take in my opinion as you are regaining control. He will likely fly over to your country ASAP anyway so you will still be able to discuss this face to face. And the other posters are right in telling you to forget any vendetta against the teacher; these things often don't work out how first imagined. Leave her well out of it until you have a clearer perspective on the situation. And don't forget to take that spare phone with you.

This article contributes to all the self fulfilling prophesy articles one reads in the newspapers lately. They will drive up the rents even further. And why in earth would you buy here if you're either here for a couple if years, or get kicked out when you're sick or retired. Fact is, Dubai is expensive to live, not tax-free if you look at all the fees, and you have to really choose to live here. Weigh up the pro's and con's and decide for yourself wether it's worth staying or wiser to leave. Unfortunately there's nothing we can do to influence the housing market. Love how the editor claims "nonsense" when a reader points out the weak legal framework. Pathetic isn't it? Particularly as this very article presents a prime example of the authorities shifting the goalposts on home owners.

You'd have to dump the whole operating system and start again from scratch. You'd need a valid Windows 7 CD/USB to do that. A quick search on Google will give you lots of advice on deleting the existing operating system. Once that's done you just need to insert the CD/USB and follow the instructions. That's all quite drastic though as you can keep Windows 8 and set it to look and act like Windows 7. Again, lots of advice on Google. Firstly, make sure you are fully aware of your rights regarding eviction. There are plenty of threads on here if you search for them. I don't know if you're happy to leave at the end of June or not, but it's always good to know your rights. As for viewings, I've been through it and it's not pleasant. I initially tried to be understanding and accommodating with the agents, but they soon became unbearable and I had to establish a set 1-hour period per week when I would allow viewings. So you should absolutely make sure these are all arranged on your terms. You are not legally obliged to facilitate any viewings whatsoever, so if you have no intention of remaining in the property beyond June you could also consider refusing to allow any at all.

I'd advise you to give the tenants as much notice as possible (90 days at the very least) to vacate at the end of their current contract (you obviously have to honour their existing contract). The tenant can either accept this eviction notice and move out or reject it and demand a full renewal. It is at that point that you will need to raise a case with the Rent Committee (it will cost you 3% of the contract amount). In theory, the law states that you would have to give them a further 12 months, but the one situation where the Rent Committee is known to sympathise with landlords is the one you are in (i.e., buying a place and wanting to move in as you have nowhere else to live). But you are at the whim of the particular 'judge' you get on the day. He may rule in your favour, he may not; there's no way of knowing for certain. But things that would certainly weigh in your favour would be evidence that you have given the tenants a reasonable amount of notice (e.g., he is more likely to side with you if you give them 8 months notice vs. 90 days notice) and evidence that you can no longer remain in your current place for a further 12 months.

If the owner of the property wishes to recover the property for use by him personally or by his next of kin of first degree provided that he proves that he does not own a suitable alternative property for that purpose. d. If the owner of the property wishes to sell the leased property. [b'>And for the purpose of clause (2) of this Article, landlord must notify tenant with reasons for eviction at least twelve months prior to the determined date of eviction subject that such notice be sent through the Notary Public or by registered mail.[/b'> Relevant sections highlighted. As with emlsnre, I'm not speculating based on my understanding of the law or on newspaper articles that neglect to mention crucial parts of the relevant clause. I have personally been through this with the Rent Committee and they stated, as per the law quoted above, that the landlord can only issue eviction proceedings upon expiry of the tenancy contract, meaning that you are always assured the full additional 12 months' notice period.

My Tenancy contract expires in 1 and a half months. I pay 3 cheques per year to the landlord. He called and said that if I want to renew, he will accept only 1 cheque for the whole year or I leave. Is that legal? No, it's not. Any changes to the terms and conditions have to be communicated no less than 90 days before the end of the contract, and you don't have to accept them. You can tell the LL that he has no right to do this, and you will be renewing as per your current arrangement. If he doesn't like this, it's up to him - not you - to file a case at the Rent Committee to explain why he should be allowed to reduce the number of cheques with less than 90 days' notice. Very interested to read this as our landlord has come back after we quoted the rental calculator said no increase and said we have to move out ! We are 1 and a half month away from renewal. So what happens with a stalemate like this? You say that HE would have to be the one to file a case? Very grateful for any help.. You go to the Rent Committee and state your desire to renew your contract to them. They can issue you with a new contract and accept your cheques on the landlord's behalf. You are fully entitled under law to renew the contract, so if he has a problem with that, it is up to him to file a case with the RC to try to evict you. But he will fail. Conduct all correspondence in writing and keep a record of everything, making it perfectly clear that you intend to renew and he can collect the cheques at a time of his choosing.

Firstly the notice period is 12 months from receipt of the notice. It does not have to be given at the end of your current contract I've been through this personally with the Rent Committee and I'm fairly certain that what you've said is incorrect. It certainly wasn't the case in my situation anyway.

Is there anything that can be done? Or do I just have to move and monitor villa to see if it sells and then raise case with Rent Committee? Which I am not sure what the point will be as I will have already sucked up the hassle and expense of moving anyway. I suspect this is all you can do in your situation, unfortunately. However, the point is that you will be liable for compensation covering your moving costs (so keep ALL receipts) and any increase in rent, so it's definitely worth the hassle. Someone on here even mentioned that her friend received a whole year's rent as compensation! Offer to stay at "market rate" and see what he says.
