The housing fee part of the Dewa bill is charged according to the rent on your apartment/villa - you pay 5% of the annual rent, that is then divided by 12 and collected monthly. Car insurance is calculated on the value of your car - you pay between 3.8-5% annually, you have to re-register (bit like car tax in the UK) annually too, from memory it costs about AED 500 (but I may be wrong!). Some apartments include the cost of running the AC within the rent, in others it is extra (JBR/The Palm/Motor City etc.). I calculate our electricity and water part as AED 150 per person residing in the unit.

I took a ring to be adjusted a few months ago and they asked if I'd like to go to their factory and watch it being done! It was a great experience, over 40 jewelers working away all on different pieces.

Anyway, what if aramex overcharges you? Is there anyway you can challenge it? Yes you can! i was once charged for kilos instead of lbs and they refunded the difference without any problem.

Sorry I am going to disagree. I would not hand over any rent / deposit / contract unless I got the keys at the same time, or at least something as collateral. In fact, I would hand over the deposit and then once that's cleared I would hand over signed contract / rent cheques in exchange for the keys. Then pay the agency fee last. You also MUST get a copy of the LL's passport / ownership document to prove he really owns the property. Ask for the agent's RERA number too. I agree with you TDB but Better Homes are sticklers for their rules, as I work for a large company I don't always give them the commission cheque until the end but with people they don't know they insist upon it. As they are a large well known company I tend to trust them more than most of the others.

My experiences with Better Homes are also good, they do stick by their rules but they are above board. I rent my own apartment through them and have assisted numerous colleagues too, all have had positive outcomes.

I think that children are only allowed to be out of school for a maximum amount of time, do check this with schools, you will have to get their current school to provide a leavers certificate stating which school year they have finished and the date.

Your company has to write the salary certificate letter addressed to the Dubai Police Dept.and then you apply online for the DIFC letter (attaching the company letter, passport and visa copy) , I did an express request last week and it cost AED130 - our PRO collected the letter the next day. This letter is in lieu of a labour contract.

As a property owner who has recently sold a property, let me share my experience. Our house was bought by a 'cash buyer' who turned out to be the owner of a real estate company. He flipped the property in a matter of 2 weeks adding a 100k mark up. The house was eventually bought by an 'end user' who once the transaction and mortgage was complete realized it makes no financial sense for him to actually live in the property and is now trying to rent the property out. Unfortunately the rent will not cover his mortgage. In addition to the 4% transfer fee and his 20 year mortgage he is now bitterly regretting his decision as the add ons were much higher than expected. He also had to repaint the whole place and do minor touch ups and is completely out of pocket.I feel awful but people really need to do their homework. When you are buying a 10 year old property, what do you expect? We got in at the start and as the properties get older decided it was time to get out. Sadly, the wear and tear on the houses is more than obvious and I dont think they will be able to last another 10 years without major work/repairs. Good luck to all getting into the real estate market at this stage. Does anyone remember how the Springs was sold as a 'gated community' but few years in they decided to build a major highway through the community and the owners did not have a say? . Sad story, I feel sorry for the buyers but the market has gone mad again and as you say 'a 10 year old property - we recently bought a 160 year old house in the UK and I expect it will still be standing in another 160 years, unlike your average home here which is looking terrible after even 10 years.

Has anyone used gotoursdubai recently? If yes, what did you think of the service and advice re visa etc. Did they pick up and drop off on time? My son used it a few times before his employment visa was processed and a friend of his went last month during Eid (it took hours then as the border was so busy), never had any problems, someone else on board the minibus will assist you, it was a first time for everyone once and the driver knows the ropes. There isn't anything to be worried about just remember your passport, money, pen to fill out the immigration form, take something to drink and perhaps a book to keep you occupied on the road - the scenery gets a bit dull after a while! <em>edited by Cornish Pixie on 17/11/2013</em>

I have heard of this before, it shouldn't make any difference to the tenant as the contract will expire at the same time as the original, I do suggest you keep both contracts just in case!

At the moment parking at Dubai Mall is free and with no time limits. I also work in Emaar Square but am lucky enough to have a parking permit, my colleagues who don't all park at the mall and walk, it's OK at the moment but in the summer it's not much fun. Taking the metro is your best solution, no SALIK and an air conditioned walkway to Emaar Square.

Cara's made some cuff links for us a few months ago, they made wax moulds of the arabic letters designed in the shape we chose and then cast them in silver, I am certain they'd be even happier to make in gold!

I blame the estate agents, they push and push for higher rents to get themselves higher commission and in a place where landlords don't seem to mind leaving their properties untenanted for months or even years at a time, the agents win in the end :( Spot on I'm afraid, and until the law changes and the landlord pays the agents fees I can't see it improving.

If you think applying online is difficult try one of the branches, absolutely and totally a nightmare - I am sure they have competitions in house to see who can reject most applications for a mismatching signature/name spelt wrongly/ account still in old owners name/ outstanding balance blah blah blah............Guess who has to go to Dewa often and loves online but anyone new won't have a UAE credit card so they have to pay by cash, or I have to use my CC and pocket their cash, then I get a scary bill the next month, I hyperventilate at the thought of Dewa - I hate them all! You can pay your DEWA through most banks with internet banking. No need to visit the branch. Sadly not paying my bill but opening new accounts for my colleagues!

We live in Links West and it's a great building, good finishing in the bathrooms, kitchen and floors.Fab pool and OK gym, lovely staff about. Good sized balconies too. You don't really hear neighbours apart from when they are in the corridors but the walls are thick enough to muffle most noise. I think all the master bathrooms have an enormous walk in shower which I love. The only downside can be that the lifts are slow especially when you live as high as we do. Also just one parking place for a 2 bed apartment so that creates huge challenges at times.

If you only rent month by month I doubt they will give you a tenancy contract but if you have committed to longer then they should be able to. Your other alternative is to get the company to write a letter saying that they provide you with company accommodation that would be OK too.

I would say Friday as all the maids/workers are off then. For bigger items put on the classified here and Dubizzle, anything more than AED 50 is unlikely to sell at a garage sale! Tip - Have lots of carrier bags and change!

I use a company called Helpers and the maids are very well trained but I think they only offer 4 or 8 hours nothing between, as I tried to get 6 hours too!

My rule of thumb in an apartment where AC is included is AED 150 per person (plus housing fee which varies according to the rent). That includes lots of washing, dishwasher on at least once a day, 2 water heaters on 24/7 in the winter, TV on most of the day (DH works from home), all electric cooking.

Visit Santa at one of the big stores - Selfridges/Harrods/Hamley's. Enjoy the Christmas lights on Regent Street and Oxford Street. Panto at The Palladium, always a great cast and atmosphere. There will probably be Christmas Markets about too, and outdoor ice skating (I have forgotten where at the moment). We went to a carol concert at The Royal Albert Hall last year and it was fantastic, loved every moment. Have fun!

Thanks tattie, we've both got our own visa sponsorship but tc is in hubby's name so guess it's better to do in his name and he authorise me. edited by nickym1d on 14/10/2013 They have changed the rules recently and unless your LL already authorises you to use your DH's then you can renew this arrangement, but for new applications both parties must have their own LL.

We have just had my sister in law and her hubby to stay for 2 weeks, they were the perfect guests - they cooked a couple of nights, helped clear up, didn't litter our apartment with their stuff (unlike my own sister who spreads her belongings all over!!) and generally got on with it! I work full time and my DH works from home and we both said after they left, well they can come back!!

Hi! Could someone please clarify what 'hall' means in context of 2 bedroom plus hall on the title deeds of a villa? We are currently in dispute with LL on rent increase - RERA calculator says no increase. Villa is a 2 bed plus study (all upstairs) and LL claims RERA has confirmed to him that he can charge this as a 3 bedroom!! Can this be true? Thanks for any advice! The larger 2 bed Palmera's are only classed as 2 + study on the Ejari contracts, a bedroom should have fitted wardrobes to be classed as one (in my opinion) otherwise every study in Dubai would be called a bedroom!!
