I am becoming very despondent that landlords in this place get away with murder and the tenant pays. Landlords should have to prove they have paid the service charges and obtained the Title Deed or NOT be allowed to rent out their property, without the Title Deed a tenant can't get the Dewa connected (account open) and if the service fees are not paid up to date they run the risk of not having their rubbish collected and being refused access to the community areas and the car park.

Mont Blanc are very expensive! There are Mont Blanc shops in MoE and Dubai Mall, maybe others but I am not sure. Parker pens are far more affordable - http://www.penscorner.com/pens_corner_-_about_us.htm http://www.theworldofpens.com/ This is a fab shop!

You only need to go through the attestation of the tenancy contract (etc) if you want to sponsor your family, as a single person it isn't (currently) necessary, your visa is done by your company and they don't require a tenancy contract.

Nakheel are not allowed to do this! Year 2 renewals should be at the same rent as Year 1, after that apply the rent calculator found on the RERA website and only the result from that calculation is allowed as a rent increase.

Suggestion - before you pay a landlord one fil take all the papers into a dewa office and confirm with them that you don't need anything else, that the landlord is the person they have on their system and that there is no outstanding balance............... I have had problems yet again this afternoon, thank goodness the new tenant wasn't expecting to move in tomorrow!

I recently bought a Samsung too and I use the 29 minute for most washes, except linen and towels when I do them on 60c. I think getting the highest spin you can afford is worth it as the clothes come out far less wet and need less drying/ironing.

You anyways need a copy of the title deeds to register the rent contract and only with a registered rent contract you are allowed to register your visa ... Only sign the contract if you see the title deeds attached to it ... at least this is how I will handle it in future. Title deeds or an Affection plan, if it's a local landlord, but in the old days an agreement of sale was enough too, but no longer.

Does Sulafa tower have good access to SZR? I thought its entrance was through a crowded half-dirt road and found the whole area of Sulara/Pinnacle very congested and potentially dangerous in terms of access for fire vehicles I think the access is still quite poor but they are promising to finish the road soon! You can get out either side though and once on the made-up road SZR towards AD is easy.

Thats great: so DEWA does let you know if anything is outstanding ? Yes they do, just take the Dewa number in and they are very obliging - I am in there so often they welcome me like a friend but they are no less toigh on me where the paper trail is concerned, maybe I take in Eid chocolates and bribe them!

Thank you Chocs01 for highlighting this, I knew about it and have been experiencing difficulties too. It seems like the tenant has all the responsibility piled on them without the ability to access the information other than from the landlord or the agent. Another rule for the book, I am making myself really unpopular with agents as I run down to Dewa before any money changes hands to check they will allow the connection to be done, also to check how much is outstanding - or yet again the new tenant ends up paying. <em>edited by Cornish Pixie on 25/07/2012</em>

Chiller Free (AC included is another way of putting it) means that you don't pay separate AC charges, Emaar buildings were historically always chiller free but in the new Claren Tower (Downtown) the chiller/AC/Cooling is a separate bill. As far as I know all of JLT is Empower, which can get expensive!

Call Joseph 050 185 6763. His company cleaned our villa when we moved out and it looked amazing when they were finished (I hasten to add it wasn't filthy when they began but it needed a deep clean, especially the tiled floors etc.)

I feel your pain! My job involves helping newcomers to Dubai find homes and everyone expresses the same opinions as you. Goodness know why the rents are quite so high, many people overpaid for poor quality villas and apartments and are trying their best to extract as much money as they can from their investment. Shocking value for money, I quite agree but I really don't know what we can do about it. The prices are on the rise again too :(

its a Toyota Corolla 1.8xli,2006 model,fully automatic,lady driven for 35000aed. its done 60000km so far. Sorry but this sounds very expensive - what is the insurance company's valuation? The car below is 3 years newer and has a smaller mileage, I think you might need to rethink your price. We have always managed to sell cars very quickly on Dubizzle but have always priced them to be attractive to buyers. Ok a little tricky if DHs company. Good luck in finding your next place :-) Our name is on the tenancy agreement but the actual tenant is someone representing husband's company so any action would have to come from them.. Thanks.. Sorry but if your name is on the tenancy agreement then it's your right to take action. These darn landlords are making me sooooooooooo angry right now, they seem to have grown horns this year and are behaving shockingly towards good tenants.

You have to be especially careful in the summer here, turnover is much reduced and therefore stock hangs about longer! I often end up buying in high turnover shops like Choithrams in The Greens rather than Waitrose in The Marina.

Go into the Nakheel leasing office, now in Ibn Battuta mall. (Go in entrance nr Dome cafe, head towards Homes r us, turn right and take lift to 1st floor). It is difficult to get one of the 3/4-bed GV villas but they are leasing lots of 3-bed townhouses at the moment. They told me today that they have nothing available and the wait list is very looooong. :(

Short term rentals will be quite demanding on you time wise as you need to make sure that everything is in place between tenants and if everyting isn't right you will hear about it. Also bear in mind many people arrive a a dreadful time of night because of flight schedules! I arrange quite a few monthly rentals for people who work in my company and mostly pay a 5k deposit that gets refunded once the tenancy ends, you still need to write a tenancy contract to cover yourself and the tenant for all eventualities. I think 4500 per week is extremely optimistic - that would be very much high end holiday rental price, probably on The Palm with full access to the beach and gym. More realistic is between 7-9k a month. Think hard about this decison, holiday rental properties are hard work unless you allow a company like PK Rent to deal with it on your behalf.

Immigration don't generally fine a tourist unless they are 10 days over the 30 days, certainly at Hatta this is the case. My son has been 5 days over and he wasn't fined when he left. I am pretty certain he'll be OK!

If you are going along Al Wasl road towards Choithrams (Jebel Ali direction) then turn right before the shop, at the T junction go left then the plant place is along there on your right, in front of a mosque - It is a good one!
