I haven't been charged the first 5 months of my contract and out of the blue they collected it backdated (two months housing fee per month for 3 months, and then monthly). If this were me I would go into the Dubai Municipality section of the new Manara Centre and ask them if they have the numbers right, I had always though that backdating the housing fee was not allowed. Take your DEWA bills and a copy of your tenancy contact.

Having chatted to a friend of a friend who lives in Arabian Ranches over the weekend she said that Al Reem is not a good part of the Ranches to be in - does anyone else have an opinion on this? They seem to be the only ones within budget - she said that it is the furthest away from the entrance and due to the road systems it ends up being a long distance and also Al Reem is generally not that great, not sure exactly what she meant by that though! It depends on what size apartment you are moving from, the chances are the villas in Al Reem will feel quite spacious, and the pools/tennis courts/play areas are really nice. If I were you I'd go and look at a few and make up my own mind!

Call AXA, they would include it in a home insurance policy - she might be asked to provide a copy of the receipt/valuation certificate.

i thought sharing was only illegal in villas....surely thousands of people flat share (but obviously not 99 % of the people here lol)... great way to get on in Dubai - complain about the law !! I think sharing in a free zone is ok, be it an apartment or a villa, but the laws are changing daily right now so who really knows!

Hi All, I have just moved to Dubai. My two boys 8 and 12 are enrolled in American School of Dubai. I am planning to move into an apartment in Executive towers. Do you think it is easy to commute? My work is near executive towers. Please help as i have no idea how much time will it take to go to school from ET. I would say not easy - why not live closer to the school and then drive to work.? I live in The Views/Greens, and lots of parents with kids at ASD live in my building, the school is very close (not quite walkable though) and my office is by the Burj Khalifa (not far from Exec towers) and it takes me 15 minutes door to door. The problem you'll have driving to ASD from Exec Towers is that the traffic is heavier going that way in the monrings, plus you'll have more SALIK to pay!

I think you should go back to RERA and ask to speak to someone else, I believe that there is some onus on the new owner to prove they want to move and to give you enough notice to move out, and that is 12 months from the expiry of your last tenancy contract. Seriously do not leave without a BIG fight!

You really can't compare a 2 bed town house with a detached 4 bed villa, probably with a big garden! A 2 bed TH in Palmera has under 2000 sq feet and the 4 bed Alvorada's are more than 4500. Housing fee is charged according to the rent so the average 2 bed in Palmera is approx AED 120k so the housing fee will be AED 500 a month, whereas a 4 bed Alvorada rents for over AED 250k so your housing fee will be AED 1000+ a month before any water/electricity consumption. Compare apples with apples............!

I think you can also get it done upstairs at the Coop, Al Wasl Road, opposite Safa Park. I did my renewal there a couple of years ago. This RTA office has been closed - either go to the main office by the Mall of the Emirates or there is an RTA now in the Al Manara Building, right beside Noor Islamic Bank metro station - on the beach side of SZR.

When we moved recently we ended up with a 3 week crossover (old villa and new apt) but it did make the move nice and easy! It is worth calling agents and asking if they have anything coming up in a few weeks as people do have to give in their notice, and some tenants allow viewings. I agree with sarrasister, prices have jumped up in the last 12 months, and now many people are not moving as it's not worth it.

If you go into one of the DEWA offices armed with the DEWA number from the villa I think they would look up the history of that property for you, especially if you explain why you want it! Good luck, Dewa can be rather frustrating to deal with - but go in with a smile and a 'please can you help me' attitude and I find it goes along way!

A friend has a Carrefour own brand free standing AC and it seems quite good. I don't know about the water outlet though, perhaps it has a reservoir like a dehumidifier. <em>edited by Cornish Pixie on 28/05/2012</em>

We were in a pickle as all the schools just said 'full'. we ended up at a school on the 'Outstanding' list if that helps. Don't raise your hopes too high, finding a school place mid year is easier than at the start of a school year (Dubai will not allow transfers between schools after a cut off date so that does open up a few places in schools where pupils have left the country mid school year).

If you aren't sure about any of the paperwork take everything, including the unsigned draft tenenacy contract, into DEWA and they will tell you if it is all in order, also check if there is an oitstanding balance at the same time! (One of my colleagues recently rented a villa with over 10k outstanding at Dewa, thank goodness he found out before handing over the rent cheques!).

Happymom, I've heard that there are a lot of bugs and roaches in villas. I'm moving to dubai this septmeber and I have three kids so I was cosidering gated community villas such as the lakes, but the bugs thing has really put me off , cause I have zero tollerance for bugs. Can u pls let me know how bad it is? Goodness me! I lived in the Lakes for almost 7 years and hardly saw a bug, of course you do get mossies and some hornets but that is all over Dubai and quite seasonal, cockroaches are kept at bay by keeping your villa clean and every so often having pest control but I only had that done once in my whole 7 years there although the garden was treated more frequently. Being in a gated community does not make you immune to bugs - I hate to burst your bubble.

Where are they going? I went to the travel clinic at Mankool Hospital recently and they can give all sorts of vacinations from yellow fever to cholera. When you go in you fill out a form that specifies where you are going and then you go in to see the doctor who tells you what you need. Opeing hours are 8am to about 2pm, Sunday thru Thursday. Also they only take cash!!!

Was this a real estate company brokering the deal or someone else? If it was a real estate company then you should go to Rera, but I fear as the tenant has paid them you might not get much retribution.

hey there. if I am renting a villa in dubai, is the housing fee included in the rent or do I have to pay extra? is it 5% of the yearly rent? thanks. You pay it with your DEWA bill, it is listed seperately from the water and electricity consumption.

Not quite as old as you, I have been on here since September 2005, although I did have a name change back in 2007! Eek! We actually met when you were still under your previous name! (we met at a previous poster's house to talk about the sell off of The Lakes. Another poster (ex poster?) who does a lot for animals was also there). Five years ago *gulp* We did! We only just moved out of our villa in the Lakes so our fight was worth it!

We had a great short break in Amsterdam when my kids were small, I am jealous - great suggestions from Marroosh. There are lovely beaches along the Dutch coast too, and very hospitable people who speak amazing English!

Have you been to see you gynacologist? I am sure there has to be some help for you. I was lucky and didn't suffer too much, my main issue was night sweats (hence I still take the herbal supplements). I wish you success in finding something to help, you are so young.

I took meno-ease (and still do when I remember) for the whole period and found they helped. Order them from the USA visa shop n'ship from Puritans Pride, they are far cheaper that way, also I couldn't often find them here either.

Difficult one! None of the hotel apartments allow animals, your best bet is to call or email Arabian Escapes and PK Property, both these companies have privately owned rental properties and I know they allow dogs (and cats) in some units, in The Greens, and AE has a villa in the Springs.

Did you go straight from the typing centre to the finger printing section? If you did you will just receive a text telling you where you need to go to pick up your ID card. (If an appointment isn't automatically generated when the typing is done then you receive a text to advise you where and when to go, but it sounds like you jumped this queue by going straight to the Emirates ID Centre from typing!) HTH

I'm confused about what is needed for the appointment. What documents and info do they need? Thanks :) Take the papers from the typing centre with you and your original passport. You will have to do full finger/palm prints, iris scan, photo and sign. It doesn't take long!
