Parking in The Greens has become really difficult, you can buy an annual parking permit for the street - that is what we have done, it was AED2500 for a year, not convenient but apart from on Fridays there do tend to be spaces available most of the time.

I don't think you have any right to remain after the 12 month notice period but the owner may be prepared to discuss you staying on a month by month lease while the sale goes through. Or perhaps if there is little interest from potential purchasers you may get another 12 month lease, not sure if the rent calculator would be applied on your current rent though, they may try to get a 'market' rent instead.

we've tried diamond lease, was not happy with customer service, the drivers where always late to come pick up the car for service. we're since moved to Turismo Rent a car, which was recommended by the Dubai English Speaking college. far better customer service and prices are even better than diamond lease. I am so tempted to call this number and ask to speak to Norma, do we all really sound stupid and naive? ?

Pastels are good, they are opening (or May by now gave opened) at the Polo Club too. I go to the Al Wasl branch and have seen lots of lovely blond locks walking out from there!

I doubt you will find what you are looking for, we all love a bargain but salon products are only available at their wholesalers and they aren't open to us. I have bought lots from Strawberrynet and have no doubt that the products are original.

We left The Lakes 3 years ago and found the landlord a new expat tenant but they rejected them as they wanted 250k and his budget was only 235k, the villa then sat empty for more than 6 months - when they got 250k, crazy!!

Cherpie, you say you eat a lot of veggies. Have you tried the fruit and veg market? I usually spend about 400 dirhams every two weeks on fruit and veg from the market. How do you store everything so they stay fresh, nothing seems to last very long here even in the fridge.

[b'>Any Advice for Landlords….[/b'> Yes. If something looks too good to be true, it usually is. Don't ever allow an agent to take cheques in their own name. That goes for tenants too. Not all agents are crooks but if you don't pay the landlord directly, you're opening yourself up to fraud edited by Ave Marina on 13/01/2015 edited by Ave Marina on 13/01/2015 This is sound advice, each month new frauds are uncovered and until rent is paid monthly there will always be big losers here, large sums of money such as rent paid up front attract fraudsters.

I have a two year lease with National Car Rental and got a really good deal. It was in Ramadan which might have helped! I've had no problems with them though so would recommend them to anyone looking for a long term lease. I also lease through National and they are great, the cheapest quotes I got too.

You can not cohabit in the UAE, you have to be married or you will be living illegally this is especially the case if you have a child. There are lots of people who marry because they are moving here. Lots of rents on Property Finder and Dubizzle, there are some apartment developments that allow small dogs (The Greens etc) but a villa may be easier. What you can rent is wholly dependant on your budget! Good luck with your plans.

I think there are still quite a few owner occupiers but the landlords of the other villas are trying to get too high rents, location is great but many of the villas need renovating and are not worth 20-25% more than the Springs. Also newly built villas have better kitchen and bathrooms, this is what tenants want!

just back from seeing this musical play at Ductac, it was superb - an amazing performance by James Gaddas (a professional actor from the UK), quite spell binding. Truly if you are free to go either tomorrow, Friday, in either the afternoon or the evening or on Saturday I can not recommend it enough, I promise you won't be disappointed. Please support this play, we need more quality theatre like this here in Dubai.

Investor buyer have disappeared off the secondary market hence so many villas and apts are for sale. The Green Community round about is still a bottleneck most days whereas you should be able to get from Jum Park to the SZR quite easily using that new road the 59.

Thanks Cherryripe, I guess I have no way of proving where I was in my case.....glad you got yours sorted though. I presume it was a Policeman in a car that wrote the rego down wrong? Probably while was on his phone and steering with his knees. I loath this system that you are guilty until you can prove you aren't, there are too many occasions where human error is to blame but you can't do anything.

Its the landlords responsibility to pay the service fees, and they are really expensive in the Greens so I would not consider doing that yourself. I would advertise in your building that you want to rent a car park for the next 3 months and see if anyone has an extra one that you could use. Maybe offer 1000Dhs a month? Just 3 months and then you can put this all behind you! :) This won't help as it is the access cards that have been deactivated, the parking space is still available to her but she can't get into the car park to use it. Yes but you wouldn't rent a car park without access to the area. When she rents a car parking space they would have to give her an access card included in the price. Yes you do, many people look for a second parking space and they will have access cards already. No one would surely rent a space in a building that they don't live in ;)

It is a shame that tenants here are treated so shabbily, landlords get away with blue murder and as Madge Gustard says until we pay our rents monthly (as they do in the rest of the world and even some ME countries like Qatar and Kuwait) we are always going to have battles over service fees, maintenance etc. Time for change please RERA and the Rent Committee, you've worked wonders already so now bring the UAE in line with the world !!

Also still people looking for properties to rent, even in December just put a fair price to it OR and this is just a suggestion, see if you can find a short term tenant and ask them if they'd mind showing potential buyers round.

You seem to want to have your cake and to eat it. You admit that the RERA rent calculator increase is wrong, and they won't accept it and then in the next breath you want to sell but you'd like your tenants to be the ones showing potential buyers round.........mmmmmmmm I know what I think!!

Take a look at Motor City, some of the places there have absolutely enormous balconies. I think quite a few people will think about down sizing, most of us only keep a second bedroom or guests - it is different if you have a family but some years our guest bedroom hardly gets any use at all. But I am not sure we are ready to give it up yet!

Try Coldwell Banker, Exclusive Links, Allsopp and Allsopp. I find the shape of the apartments in Cayan a bit difficult, also the hallways are circular and I kept missing the lifts as I couldn't see/hear when it had arrived. Nice kitchen and bathrooms if I recall correctly, and conveniently placed for The Marriott Harbour Hotel and The Observatory ? edited by Cornish Pixie on 15/11/2014

The contract states "three months notice in writing should be given to the Landlord if the Tenant wishes to vacate the property on expiry of the lease". Only one month's notice is being given, which is likely insufficient to find a new tenant. The deposit is only 5%, so less than one month's rent, and may be absorbed by damage anyway. Some floor plans show the apartment as having 2 beds plus a maids room, others show it as a 3-bed. The 'study' is also large enough to be a bedroom and has a balcony, which is why there was a difference in opinion. The 2 bed apartments in the same block do not have a maid's room. My interpretation of the law would be that if they did not agree with the rent increase then they could raise that query with the rent committee, or have their contract renewed through RERA, and that is a separate issue from the notice period. In this case, the employee has confirmed they no longer will be employed and that is the reason the contract will not be renewed, not because there was any dispute over rent increase, which amounted to 5%. I am sure you will be able to find a new tenant at a higher rent than the current tenants pay. Rather than being difficult I suggest you refund the deposit and move on. Ejari frequently get the information on their contracts wrong, I did one last week and he put that the deposit is AED75,000 not 7,500 - do you think the landlord will refund that amount?? It isn't worth falling out over! edited by Cornish Pixie on 13/11/2014

Someone I work with did this recently but with a slightly older child, it has been a nightmare. She was led to believe she could get the same agency maid daily from 2pm but she was let down by them, and none of the others have been helpful either - there appears to be a shortage of Filipina maids right now. If you could get a member of your family to come with you for 4-6 weeks and help while everything is getting sorted out that would be a huge help to you, unfortunately there are no after school day care clubs here. Good luck!
