CP, on you research, did you find anywhere that did lease to own? Just Al Futaim but I thought the cost to buy their share at the end was crazy......!

Hi ladies , I will be leaving the UAE and moving to Qatar in another 2 weeks . Just want to get an upper hand in what all i should do to exit the country ? 1. I have given the notive to my landlord 2 months ago . My last day of stay in Dubai is 8th June so have told him to keep 6th June as last day and he agreed to give me 2 days grace period . 2. I knw i need to get a DEWA clearance .Planning that 2-3 days before i leave the country so around 5th June . Heard the cut the power 2-3 days after you do the final settlement . Not sure abt this . 3. Trying to sell off as much furniture as possible so that the movers can shift out all the non essential stuff say 4-5 days in advance of the date i leave . Anything else ladies and is this an ok plan ? I have known DEWA to be cut off within hours of the final bill being paid so don't rely on it being left on for a few days.

Thanks, that's a good idea. The last thing I want is to have a wasted trip. DH suggested calling to ask if I'd need the NOC - what planet is he on?! You don't need an NOC to get an egate card!

E is an end unit and M is a middle unit and the number signifies the size of the villa, 1's are the biggest and 4's the smallest. Lots of the ladies on here live in The Greens so hopefully you'll get some feedback, I know a few people there and they like the communal facilities of the apartments - good pools and gyms, you are within walking distance of a small supermarket and lots of cafes/restaurants and it is easy access on to the SZR for your DH to commute to AD. .

My 21 year old son recently had his hair cut at Version Francaise in the Dubai Marina by a guy called Alex, he reckoned it was the best cut he has had for years (especially in Dubai!!) I think it cost AED 130 04 360 5360

Sheesh, what toys has the man got?? a little sailboat in RAK - so all the fines are on a weekend in his desparation to escape our madhouse and chill lol! Makes me wonder if his friend who takes turns driving his car has a similar amount. Give him his due he has held his hands up and said he will be more careful in future. What to say, it's done! Not like I don't drive a tad fast at times. Just we really don't need this at the moment. Well your DH and mine just set off to play, I think they will be talking about us!!!

morning CP! I ended up with DHs points being put on my licence when I went to reregister the car last year (wasn't happy but hey I didn't have much choice!) Maybe you can generously offer to take them off him. Or are you up to the limit tee hee xx NO I am not up to my limit you cheeky thing!!! DH is the speedy one in our house, I had to pay over AED 2k of his fines :( Good job he is getting 2.5k more for the car than we budgeted!!

http://www.emaar.com/home_finder/pdf/emmar_mapA4.pdf Springs 6, 7 and 8 are the best for access but none of them are very far from the road that will lead you to RIS. The Springs villas can be looking a bit tired round the edges now, as can some of the Greens apartments, until you go and look you never really know what to expect. You should be able to get at least a 3M or maybe a 3E with your budget, or a largish apartment in The Greens. Check Dubizzle regularly to see the prices but actually seeing a place is your only way to really know the location/condition etc. The traffic around RIS at pick up/drop off time is terrible, when I drove past the other day cars were triple parked in the road causing complete chaos all round plus it's really dangerous, from The Greens at least you'd be able to walk to school and back, worth considering!

We have 2 ceiling fans, one in the living room and one above our bed and never run the AC lower than 24c. They have saved us a lot of money! (We bought them from the place Sanddy Dogg mentions below, great choice and the US Hunter brand so good quality).

I think the repossessed cars in Dubai are only available to trade! Also I'd be really cautious buying a car that has sat out in the heat of Dubai summers for perhaps as many as 3 years, the rubber parts might have perished and all sorts of other parts deteriorated in the sandy salty hot climate of this country. If you want to buy second hand try to buy from a garage which can show you the service history etc. or a trustworthy expat who has owned the car from new.

ASD is convenient for lots of residential areas, my advice would be to relax a little and concentrate on finding a home when you arrive. Areas to consider include - The Lakes, Meadows, Springs, Jumeirah Islands, Al Barsha, Arabian Ranches, Um Suqeim to name but a few!!!! I would perhaps try to come out in late June/July to find a house then return again in late August if you can - that way you'll miss the worst part of the summer and Ramadan, which will be all of August this year. Not sure if this plan is possible but really summer with 2 kids in tow who have no friends here will be a painful experience for the whole family!

You are right BNBH, The Nail Spa are cheap skates. I have been a faithful client of theirs since they opened in 2005 and I am a loyalty card holder. Until April I have always been able to buy gift vouchers with my 15% discount and use them to pay for my DH's or Mum's treatments when they are visiting - a few weeks ago they informed me this facility has been stopped, I am really pretty annoyed by this change and thinking quite hard about changing my loyalties. Their girls are very good though and it is convenient for where I live, and essentially I hate change!!!

We lived in Hamburg for 4 years and it was on the whole a good experience! The north Germans can be rather stand-offish but as our kids were in the international school the ones we met and befriended were more open to making friends with other nationalities. It's a beautiful city but cold and grey through the winter, great cycle routes all over the city, public transport a breeze, fab shops, rents not too crazy, and lots of lovely woods and river walks.

Splendour Villas have tennis courts, private pool in garden and communal one too, but in my opinion the villas are a bit dark inside. The Essa al Gurg villas in Jumeirah 3 (from memory) are lovely, great pool and a tennis court. Tennis courts are difficult to find here but if I think of any more I will post them! Oh Sidra Village too, small private gardens but good shared facilities - behind Choithrams in Um Suq 1. If you want me to recommend an agent who can show you these places I can BUT if you contact the management direct of each one I am siure you can avoid agents fees ;) Here is a start - Essa al Gurg 04 227 9479

I was told I would have to deposit Dhs 600,000 in order to file a case against Nakheel on Jumeirah Golf Estates! And no guarantee of getting anything as they will just say they have no money to refund my Dhs 6 million downpayment for a project they have cancelled! They are all crooks and in the Western word would all go to jail!! And the local Advocate said that although I have a clear case that I should win, it is in the hands of the judge, and he would be likely to side with Nakheel as it is government! So lesson number one - don't invest in Dubai off-plan property!! AED 6 million, ouch, that's one h*ll of a lot of money, I am so sorry to hear about your situation - you are right though, in the western world they would not be able to get away with it.

I think you should point out that the contract will be a '1 Year Non Renewable Lease' then you should be OK to ask them to vacate after 12 months. You may find that potential tenants back away from renting your property though, I am a relocation consultant and would stress to my clients the costs and hassle involved with moving after just a year.

Al Reems will be too small for you, the biggest is 3 plus study. I personally think you will struggle to find a villa that big with your budget, most 5 bed villas are more expensive, saying that there is a Miradour at 250k on Dubizzle today. Saheels are generally the cheapest villas is AR these days, they are also the oldest. Otherwise I suggest you look at The Villa, you should find a good villa there within budget.

The communal areas are lovely in front of the CC villas, and the pools are beautiful. You have a gate that leads to the beach in front of the frond villas too so you can walk along there, and swim in the sea - but beware the beach shelves very steeply and there can be strongish currents and waves.

I am pretty sure Dr Nicholas and Asp along the Beach Road has a specially qualified children's dentist trained in France, your daughter needs a specially sympathetic and understanding dentist to help her overcome her fears. I once took my kids to a dentist and walked out in disgust when the dentist suggested I was an over concerned mother who would be better waiting outside! The more often you take your DD the easier it will get for her, if she does need braces then she needs to become less stressed with the visits as they are very frequent!

It is very hard to find a well furnished villa in Dubai, I did a job a few months back and the quality/style of the furniture was, except in one villa, absolutely shocking! I agree with the others - IKEA all the way! I am a relocation consultant and about to go 'in house' with a company here, all I can say is don't be too mean to her as she is only passing on the company's policy!! I would also suggest that your DH gets everything clearly defined AND that you ask to have a shipping allowance for personal items like kids toys/bikes, pictures, nice china and your special things you want to bring. My DH's old company always provided us with furnished villas but we were allowed to bring our own things too, just not the main items like beds, sofas etc etc Moving anywhere, even down the road, is an emotional roller-coaster, it will be much easier when you are here and not trying to second guess everything. I am sure it'll all work out, I know you have been doing heaps of research over the past few months and will be arriving here as prepared as anyone can be.
