Have you asked your existing landlord if you can extend by 6 months. Someone I work with did this and paid a 10% surcharge. Very very few landlords want to rent anything just for 6 months.

You don't have to exit the country if you are cancelling one UAE visa and going onto another, I suggest you ask them to do this (you also have 30 days to exit even if your visa is cancelled and you are not getting another one). I suggest you go to the bank and show them your new offer letter and they should accept that as proof of your job change.

There are two new British curriculum schools opening in September that will be reasonably close - Metropole at Motor City and First Point in The Villa. Otherwise Greenfields Community School is an IB school and well established, Victory Heights Primary School opened last year but is very popular and I think have wait lists for many year groups.

This thread should be read by landlords here, they could learn a thing or two! Totally agree with all your comments, we always stick with good tenants rather than raising the rent a few % points, re-letting is expensive and empty properties costlier still. Nice thread, it gives me faith that there are still lots of decent people about.

I have been told by a number of real estate agents that nothing is selling as the prices are just too high. Expensive villas and apartments to rent are sticking too, places I saw 2-3 weeks ago are still available and rents are being reduced on many. The market has overheated and is set for a correction, that is my humble opinion anyway.

225k is a good housing allowance and you should be able to find a lovely apartment. I live in The Greens however I don't often use the metro but there is a shuttle bus that runs round the area each morning and afternoon to/from the station. Even though there are 2 stations in JLT you can still be a 15 minute walk away depending on which tower you live in. Access to the SZR is easy even at peak times but coming off that junction in the early evening can get a bit busy so some people do come off before and drive behind JLT and then use the slip road than runs in front of the Emirates Golf Club. There are less 3 bedroom apartments around than 2 bedrooms so be prepared for a hunt, right now there is a 3 bed in one of the Links buildings for about 220k. The newer buildings all have a very good finish and some of the best pools/gyms, the older buildings have a more basic finish but good pools/gardens/gyms. You get a lot more green space in the Greens compared to The Marina which is busier and more built up. We would never move to The Marina as the traffic is always awful there and the road works for the tram have been dragging on for 6+ years. If I want to visit from here it is easy enough and we enjoy our peaceful haven at the end of each day without being surrounded by tourists and petrol heads! <em>edited by Cornish Pixie on 12/05/2014</em>

Companies now have to comply with the WPS (Wages Protection Scheme) this essentially means that any salary/allowances agreed on an employees labour contract and recorded in their Ministry of labour contract MUST be paid via the central bank to prove the company is abiding by their agreement with the employee. So if a company advances an employee money to pay their rent it has to go through the central bank so that there is a record. These new measures are to protect employees.

Please help....I am selling my apt in Dubai and as I understand that the real-estate commission fees paid only by the buyer as I did many years ago BUT now I am selling and the agent is saying that his commission is paid by both the seller and the buyer! that means he gets double the commission! Also what is the agent commission fees in Dubai? 2%? Please help to clarify all this to me as I think this agent is not quite right. Many thanks Daylight robbery!

Al Reems in Arabian Ranches - many have open kitchens, plus many others all over AR do. Jumeirah Park - All the ones I have seen have them. JLT/JLC - The two bedrooms have them. Lakes - some of the Maeen's and Zulal's do. I don't think you'll find it difficult to find this in the freehold areas, but you might in Um Suqeim and Jumeirah.

I suggest you go to the rent committee and lodge your rent cheque(s) with them and ask if they can issue you an Ejari contract. Otherwise, see if the immigration department will accept your DEWA bill as proof of residence - they may do. Or else forgery..................maybe not a good idea!

This doesn't actually work more than 30 days in advance so just put in a fictitious date if your lease expires outside of this time frame. I think you have to assume these days that your rent will probably increase by 10% minimum and decide if you want to stay or move taking this new budget into account. Never underestimate the cost of moving - what with deposit/commission/curtains etc. I always try to stay put as long as possible!

Thanks Tattie...we did notice that his office is right on the Metro line from Mirdif - which is why it would be a consideration. I'll check about office parking... Sadly the metro doesn't yet go out as far as Mirdif, only to Rashidiya and that would be a difficult journey to reach from Mirdif. Living in Sports City would be perfect if you are working in Motor City, and an easy drive to Deira for hubby too. Personally I think Sports City apartments are nicer than those in Silicon Oasis, and Motor City is good too - will you get much choice?

they have both left DLC. they are not going to health bay clinic, but will be practising in dubai again very soon. will update as soon as They are actually going to Healthbay Polyclinic. Due to start the 22nd March. I have heard today that DIFC is also covered by the rental rules that govern the rest of Dubai, this is very good news. There are lots of buildings along the SZR which are owned by local landlords and run by their management companies, one of my colleagues recently went into each building and asked the concierge if there was anything vacant and found a great apartment that way. Index Tower is very nice with great facilities as is Lime House, your budget will dictate everything though! Good luck.

How would you feel if those tenants were using the pool at 11pm and making noise? In this part, 2-4pm is a rest time, and those who take this rest time often think bed times of 10pm are early. Some companies still have siesta in the afternoon, where work does end for those hours. I would say it is balance, they get their rest in the afternoon, you get your early nights. Give and take. I don't know anyone who is able to rest between 2-4pm, most of us are at work! ;)
