Thank you ladies for te inspiring responses. DD has just started nursery for 2 mornings a week and whilst I'm enjoying the time to myself its usually spent doing housework. I feel "in limbo" at the moment as DH says he is away to start traveling with his work. Some Countries DD and I could go with him and others I could go home for a while. He isn't sure when this is happening r for how long. He reckons he will e away for 6-8 weeks at a time. I will not stay in Dubai when he is away as that is my idea of h3ll. I really feel strongly about the care of animals so volunteering when DD is at nursery at the likes of PoshPaws might be an option. But due to the limbo situation I wouldn't like to start and not e able to commit. Anon: I agreed to move here as I was told by my husband that we would have more time as a family as Dubai works shorter hours (ha ha!), I could stay at home for the earliest years of DDs life, I would be able to find part time work no problem, the climate is such that we would be able to go out to parks etc year round... I could go on but you er the picture. I never thought I'd lose my sense of self and purpose, I have always been organised, committed and focused... Wow it's ht me like a ton of bricks. Anytime before September and especially during summer is the worst time to arrive and it can be quite depressing. From now, things will improve. You will be able to get out more, ride a bike with your daughther etc. You should try meeting up with some of the Mums from the nursery for coffee which then might turn into ladies nights out etc. Also try some the the beach clubs on the weekend when your hubby is away. You can put your LO in the kids club for a couple of hours and get some sun and reading time in. Good luck

Well, the way to gauge whether feedback is real or a smear campaign is to review all opinions. For example when someone comes onto a forum like this, as a newbie perhaps, and starts to actively attack a company, there will be plenty of other users which have a different experience and positive feedback. Even on Amazon, before buying a book, we can see that there are perhaps 98 thumbs up and 2 negative comments. Even the most ardent critic only gets one vote. Ebay is the same. I wouldnt buy from a seller which doesnt have a few reviews and positive and trustworthy praise. Exactly and that actually how sites such as Ebay and Amazon weed out the bad sellers and ban them so that they can preserve their good reputation and business ethics

That is sad because what other method exists for us "little people" here in the UAE to find out about what's really going on and make informed decisions before handing over a cheque to an agency or considering a job move, paying extortionate admission fees for schools or buying a service? Especially considering that the press is censored to the max.

As an update - just to say that I complained via my UK bank and they followed the procedures and after contacting **the four lettered bank** here in UAE, the voldemort bank has come back to say that they have investigated and deem it to be a "valid transaction" and I did indeed receive the money. Im so mad now - there were 2 CCTV cameras focussed on the ATM so clearly see no cash and me freaking out, and I called over the manager who was within view and chatted to him for some 20 minutes whilst we watch someone else use the ATM. Even their end of day tally would have shown a difference in what was presumably dispensed and what it actually dispensed. Hateful bank. edited by hilsbils on 15/10/2012 That's theft on the part of the bank. I would go to the police, open a case and demand to see the CCTV footage.

Oh, I wanted to add as well that just because your LL might vouch for community fees being paid when you sign up doesn't mean things will stay that way. I talked to a friend of mine yesterday who left Shoreline because access was denied due to nonpayment of building fees. They did their due diligence when they leased their new apartment in a different area. The LL had to show them the receipt as evidence that everything was paid. This last week her family were denied access to their apartment as their security cards had been cancelled by Building Security due to non-payment of fees. Round and round we go... Will the "its the tenants fault for not checking" brigade blame the tenant in this case as well ? There are many loopholes in the system; in this particular case, the main one is that provate contractors are not allowed in. edited by Arch on 15/10/2012 Yes, I can confirm that this is now true as we were using a private contractor but then one day, they weren't allowed in. We are now paying our gardener to task trash away in his car

She was working as an Editor for reports that were published. The test paper looked like it had been written by a half-literate village idiot. Made us all laugh

We all have different ways of doing things CA. If shouting the loudest works for you then that is great, it doesn't mean it's right for everyone. Well moaning on here, week after week about the same issue and the same people makes me wonder what they expect. I don't usually shout loudly, as I am cautious...it may not be right, but some people seem to forget that they have rights and are continuously blaming others.... Actually, behind the scenes, we are shouting and standing up for our rights.... Believe you me, my LL has received the wrath of my fury and I will also contact Rera if this has not been resolved by the end of the month. But it is also nice to be able to have a rant on EW about it Why are you waiting? The end of the month is 17 days away. I know I don't have the patience to empty my garbage myself for 17 days - and if the LL's say they don't have the money, they aren't going to rob a bank, are they? Landlord not here, has 1 year cheque, has cashed money and will not be back in Dubai again till the next renewal

maybe she just does it for attention - if what's she's actually saying isn't wrong, just the tone, why not try ignoring it ? I agree. My 5.5 year old DD has been a little horror lately. she is always using a rude tone or whining. I used to reply to it and get sucked in but now when she does it I just ignore her and I think she has now started to pick up that if she asks me nicely, I respond well. <em>edited by derien on 14/10/2012</em>

The attitude of some on here makes me wonder if they were dropped on their heads at some point. The list of pitfalls of renting, in fact doing anything, in this country grows by the day. It is hard enough for folk that have been here to keep up with this list, let alone the newbie expat that isn't aware of these issues. You can do as much research as you like in advance, but there is always something to trip you up. The fact of the matter is that a number of landlords are allowed to get away with a long list of things and this is the latest. Rather than punish the whole community and/or tenants, how about targeting landlords? If the landlords were unable to rent out properties without a NOC in the same way they can't sell then they would soon pay up. Target the problem, not one of the victims. Thank you Mich. My sentiments exactly.

Emaar AND the tenants are the victims. The tenants have paid premium rents to live in these communities on the understanding that all amenities are provided for via the payment of the rent. The owners have breached their contracts both with the tenants and Emaar by failing to pay their annual community fees. To block the tenants from entering the community doesn't "up the pressure" on the landlords at all! Many of them have never set foot in the community since buying property here! They don't give a rat's ar$e about gates being blocked or rubbish not being collected because it doesn't impact them personally! But you can't rent it if people can't get in to see it. Yes but what about those that just rented and moved in? They have to spend a year negotiating with security to get in to their own ****** community? Its 200K upwards in one cheque in the Meadows. How would you feel if that happened to you? I think Mrs Whippy has a point. The tenant who has just moved in has some level of responsibility for not checking that service fees have been paid. But this whole issue just came up in June and we were told that everything was in order by the agent. We did our Due Diligence. And once again, I would like to state for all those that cant get it through their heads that the TENANT IS NOT ALLOWED TO REQUEST THIS FROM EMAAR. It is only the LL that can ask for this information!!!!!!!!!

And in the latest low blow Emaar have removed the old notices and replaced them with new ones with a covering statement about how the affected villas are "letting the rest of the community down". They then go down to identify the rogue the villas who are bringing the tone of the neighbourhood down. Trying to set neighbour against neighbour... Interestingly, the list of villas on this new noticeboard in our community seems to have grown by 2. And do we think the owners of these villas really care about this? Not on your Nelly! Maybe Emaar should take out a full page advertorial in the National and publish the names of the owners of the villas. Perhaps that would have more impact? At the moment, they are not the ones who have to face the neighbours. They remain completely anonymous and unashamedly give the finger to Emaar by continuing their regime of non-payment. Oh well, if that's the case, I might just start dumping my trash right below the signs. We are screwed anyway as we have written numerous emails to LL and they don't have the money to pay!!!!!!!!!!! They were happy to take our rent check but not happy to pay the fees.

Why buy an SUV that you don't know how to park? Why spend a mortgage payment on a pair of shoes and leave the sticker of the sole? Why send your angels to the most expensive school but not help with homework? Why go to the movies if all your going to watch is your phone? Why don't you do a refund transaction back to a credit card? Why click your fingers at service providers? Why do you vacuum your garage? Why call to say you'll be there in 20 mins but arrive 2 days later? Why must you make me feel I have abnormal feet at size 7? Why are the scales at the Doctors not as nice as the ones at home? Why does everyone stop talking and start staring when you ask for nit shampoo? Why do I feel someones going to bang on my door every time I use Skype? Why is it OK to punish the tenant but not the landlord? Why change the rules every hour and treat me like an idiot for not keeping up? Why breed brats? The list goes on. Have become a bit of a philosopher with a nasty habit of biting my tongue since arriving here. I pretty much have my own answers to these questions, which I'll keep to myself but usually it's the same answer. :) HL - I just saw this now but your post has put a smile back on my face today. :-)

Maybe you have been lucky. I have moved 6 times in 5 years due to LL's wanting to move in, put rent up, move in a relative, sell etc. Each time ( bar one Iranian LL who was actually quite respectiful), we have found to have been lied to. And the agency fees pile up. Oh yes, just to add that our latest LL has 60K outstanding fees with Emaar and they dont collect our trash anymore because of it. We have always been good tenants and good landlords but I think many people in Dubai do not realise how unstablising it can be to get booted out every 1/2 years, especially if you have kids. My question is: If he wants to change the contract from renewable to non-renewable, does he have to give us the 90 days notice as per RERA? Or does his 12 month notice to leave over-ride this requirement? I am trying to see if I can force him to let me sign another renewable contract, despite the 12 months notice. The 12 months notice overides the 3 months for the change in terms ( Renewable to non-renewable) I think your LL is lying through his teeth and intends to put the rent up at the end of 12 months. I think he is making a huge mistake if he thinks he will get more for it in 12 months than now. But that's his right. You do not need to open up your house for viewings FYI. Can you explain the last sentence please? If the landlord decides to provide the OP with 12 months notice which he is well within his right to do, then during the next 12 months, the OP is not require to let visitors into the house to view it.

I have seen people with those signs drive past with children bouncing around in the car. Indeed, Babies on board but certainly not strapped in! I think the sign is a good idea in the case of an accident to alert paramedics but I don't think I drive any differently around cars that have them.

@Derien: Sorry, but nationality has nothing to do with it; and even if that were the case, are you telling the OP that she can "force" a local LL into letting her stay when he's clearly not interested in having her as a tenant anymore? Her current LL has done nothing wrong, except make it clear that he wants the OP out at the end of 12 months. Most of us might own property and be LLs elsewhere, but that doesn't mean that people we rent from here have to follow what we want even when it doesn't make business sense or any sense at all for that matter. It is the LL's property, he has a right to do whatever he pleases with it as long as it's within legal limits and if you're not happy being a tenant, too bad...there's always the option to buy. If you checked my first post, you would see that I answered the OP's question by saying that Landlord is in the right from a legal perspective. It doesn;t make the whole situation right though, does it?

We are not bad tenants - we have always paid in 1 cheque, taken care of the property, had a garden put in at our own cost, paid for the maintenance and waited till the end of the contract to get reimbursed. Maybe we were naive to think that renting here would be the same as in Europe where, so long as you pay your rent on time, take care of the property and respect the by-laws, you can pretty much stay as long as you like. It's just not like that in Dubai. people who rent get messed around all the time and they don;t even have a leg to stand on because they pay in one or two cheques. Maybe if the LL had to pay the fees everytime he changed tenants, he would think twice ?

In the rest of the world, the LL interviews his/her prospective tenant, approves him/her and yes, the relationship 90% is based on respect and trust. I am a LL myself in Switzerland and France. In Dubai, the LL's and agents are out to make a quick buck, couldn't care less about the long term prospects of their investment and are genuinely vile, in particular the ones who are financing their "assets" through mortgages that they cannot afford. My 3 LL here have been a variety of nationals and i have never had any issues with them ( Perhaps i am one of the lucky ones) Yes, I mean an Emirati Landlord :-) I have had Indian, Syrian and German no issues with any of them ever. 12 months notice is pretty generous IMO for someone to move out. If I were a LL and suddenly wanted to move into my property, I would find a whole year a pretty long time to wait! You cannot force a LL to sign a renewable contract - they do have some rights you know! Yes that may be but when you are the Tenant that is constantly on the other end of the stick, having to move every ****** 2 years and pay 5% commision yet again to another agent to all b/c the LL wants to rent it out for more or sell it, it's really a traumatising experience for the whole family. Dubai LL's are full of tricks and they always get what they want. <em>edited by derien on 11/10/2012</em>

This thread gave me a laugh. I remembered a comedian who joked about the incorrect use of LOL. His parents in India had come up to speed with computers and had an email address. They caught onto terms such as LOL. He kept receiving emails from them, "blah, blah, blah. LOL Mum and Dad." One day he received an email, CCd to many other relative abroad... "Your uncle (name) has passed away. LOL." He called, "why is that funny?" "No one is laughing, son." "You did, LOL." Parents start talking to each other. "Oh no, we thought LOL meant Lots Of Love. Great post! My MIL caught onto LOL a while ago too and started to overuse it for everything. It just started to get annoying as she would write things that she presumably found funny and it was like she was always laughing at her own jokes. <em>edited by derien on 11/10/2012</em>

If you have paid your rent, to either an agent or a LL then you have effectively paid for the use of something, in this case a home with services. If those services cease to exist for any reason, but are nothing to do with you, then you can file a case against your LL and then the courts will put a stop on the check until services are restored. I love that fact she's complaining that she's not had an apology. Shouldn't she be the one that is sorry that her 'precious' little pumpkin got on the plane? Should she not be investigated by social services for neglect as she did know her own kid had gone? I'm sorry but people like this are scummy and are looking to make money from it. No doubt a newspaper (or rag) will give her some money for an exclusive interview telling the world that she has been done wrong blah blah blah... Yes, she should be investigated for lack of supervision. Take a look at the mother and son though.. What do you say in the uk? Chavs?

To the OP - my son didn't start reading till he was six. He was the oldest in his Y1 class and there were kids younger than him reading at level E going into Year 1. The teacher at DIA told me that children progress at their own pace and that I should not be worried. In fact, many of the children that could read in Year could do just that - Read. But when asked to summarise the what they had just read, they couldn't. So Zero comprehension. Fast forward - he is now in Year 3 and his reading and writing is normal and he is right where he should be in the reading scale. Secondly, I would take your LO out of that school ASAP based on the comments made by the Arabic Teacher. He's not a native speaker and she wants him to be "held back" for Arabic? Jeez.... who cares about Arabic. English is way more important and I am shocked that a teacher would be allowed to say this. CHANGE SCHOOLS NOW!

thank you Derien. I felt that too and have heard similar things from few other parents applying. Fingers crossed ! It seems they do have a looong waiting list and Dubai if anything is getting busier , hopefully he is called for an assessment ! The waiting lists are very long..... It is almost impossible to apply for KG1/2 and Year 1. If your kids are a little older, it may be easier

I got excited by the thread stair gate, thinking some mother had been seen allowing her precious 10year old child to walk up a flight unaided and unsupervised. (and i do have my moments of losing it) :\: She "seemed" condescending ??? Maybe the shop assistant had been rude to her earlier or maybe she had come up against some extreme incompetence or bad customer service. Quite frankly, I don;t think you should say anything to your friend. If she has a bad character, it will soon be known. nope - shop assistant was great - witness her entering the store and then the interaction...... he was fine; she wasn't from the moment she opened her mouth..... to the point that i was on the verge of asking her why she was talking to him like he was dirt....... I still wouldn't say anything. What you witnessed and her application for a job with your friend are two entirely unrelated incidents. People who are rude usually end up getting what they deserve. I would stay out of it

No, we just moved in, why would me move out? if the fees remain unpaid at the end of the year when our renewal is up, we will file a complaint with the Rent Committee.
