No, we just moved in, why would me move out? if the fees remain unpaid at the end of the year when our renewal is up, we will file a complaint with the Rent Committee. Our rent cheque to the LL will be X amount minus what they owe and that's that edited by derien on 07/10/2012 So emaar will have won..... that's why they are doing this. edited by mrswhippy on 07/10/2012 Yes, I suppose but still, this has also created alot of hassle for tenants and we are being extremely victimised

Can Emaar do something about it - like insist that before any villa / apartment is rented out, they get some kind of stamp from Emaar to say fees are paid for that year? And why can we tenants not get this info? If I were a LL, I wouldn't want rats festering around my property - surely this is part of upkeep?? Yes, this would be good but this issue just came up around May of this year so unsuspecting tenants who rented properties in an Emaar complex this year didn't know about this nor did the agents By the time the rats get really well established in the area, those who moved in in May should be just getting ready to move, no? Somethings has to be done to make LL pay; but rats on my doorstep are not an option for me. I once got rats in my home in London - i left till they were all dead....... But not collecting the rubbish is just not working at this point. To make LL's pay, you need to hit them where it hurts, in the pocket or an injunction on their investment. I presume you will be moving out at the end of your contract? I do understand your predicament though. Would have been nice if your neighbours had asked first. It's a terrible situation - it seems that the refuse collectors employed by Emaar are not allowed to collect rubbish from tenants whose landlords have not paid, even if the tenants offer to pay themselves for the rubbish removal, so what on earth can the tenants do about this? May I ask who you are using yourself? We are using Dulsco :-) That's very interesting - are they already the refuse collectors in your area? Yes we are paying them extra to collect the rubbish as they have been instructed not to by Emaar

but it didn't appear to be an off day....... it's hard to explain; she didn't seem like she was upset or stressed but just condescending and it was beneath her to bother talking to this creature who was serving her... ......... i found her behaviour shocking...... (and i do have my moments of losing it) :\: She "seemed" condescending ??? Maybe the shop assistant had been rude to her earlier or maybe she had come up against some extreme incompetence or bad customer service. Quite frankly, I don;t think you should say anything to your friend. If she has a bad character, it will soon be known.

I feel sorry for the tenants, but it is the owners who are breaking the law. They are collecting rent and not paying the service fee. If the tenants have to suffer, that is really unfortunate but if they don't put pressure on their landlords to comply with the law, nothing will change. How can tenants who have already had to pay a year's rent in advance put pressure on the landlord to pay their community servce fees? The tenants have absolutely no leverage whatsoever. People who have experienced this will now check when they move to a new home to be sure that the service charges are up to date - but I seem to remember having read somewhere that Emaar doesn't allow tenants access to this information before they sign a new contract, so it really is a kind of Catch 22 situation. Can they not look on the community noticeboard to see who are the offending LLs? In the Greens, they publicly named and shamed the non payers and anyone entering any of the buildings could clearly see the list by the elevator as to who had paid and who had fees outstanding. I think the same is true of the Palm Shorelines. This info should be made public as I would never want to move somewhere where there were fees outstanding and risk having access to things curtailed. Tenants should demand written proof before they hand over their deposit cheques. That's right, tenants should demand proof community service fees have been paid. And they won't if an alternative system to go around Emaar's rubbish collection rule is developed. Tenants do not have access to this information. Emmar only deal with the LL directly. We got the 60K through another source ( that I will not reveal). Best way to deal with this would be for RERA to be given powers to intervene and punish the LL's either by placing an injunction on the house or by allowing tenants to "deduct" the amount overdue from the rent and pay the balance to the LL. NOT by stopping the collection of rubbish which, as you can see, is penalising the entire community rather than the LL who don;t even live there

It's also happening to us. 57K in outstanding fees owed by the LL. We moved in last June.During the summer, we put our bags in others bins. Why not? Better than to leave pile of rubbish on the streets for the rats and roaches. As for resolution, I don;t know how Emaar are going to fix this problem. It's the tenants that are being punished, not the LL's

Totally frustrated with my gardeners (would LOVE some recommendations please). My question is how long is your garden irrigation set for at the moment and how many times a day. I have just had the most horrendous DEWA bill and am sure a lot of it is down to overwatering. We are also getting huge water bills and have an irrigation system. Maybe there is an underground leak?

Feeling very nostalgic today. My kids are both at school now and pushchairs, diapers and Barney are a thing of the past. I woke up this morning feeling really anxious about how old I am getting. My kids are 6 and 8. Does anybody feel this way sometimes? Dont you wish you could hold onto those moments when the kids were babies and toddlers in your arms.......... :-(

Dubai Taxi is utterly hopeless; I booked one to arrive at 8.30 this morning to take me to an appointment. I booked it a bit earlier than needed just in case it was late. Got the "Your booking is confirmed" message. So this morning I was all ready by 8.30 no taxi, 8.50 still no taxi, 9.am no taxi so I called them and asked when my pre booked taxi is coming. Oh they say we are not able to send one currently as the traffic is bad. So I ask then what exactly is the meaning of the confirmed message. The reply, “That's just to confirm we know you want a taxi it does not mean we will send one definitely.” So no taxi was ever coming anytime within a timeframe of my booking. Pointless in having a booking system at all if it’s meaningless! I understand they are busy at times but if they cannot send one within a reasonable time of a booking they should at least let us know. LOL!!!!!!!!!!! What's the point indeed

We are in the same position, OH has run out of pages due to all the travel in and out of KSA and Qatar, we now can't go anywhere on holidays that requires a stamp or a visa as there is nowhere to put it! I think companies should pay, it is travel for them afterall, but I am sure it will be the same as you have said, and they will not pay for the cost. But perhaps it's your BF fault for having the "wrong" passport..... if he had a GCC passport, then he wouldn't need a visa.... Just sayin' Because those are SO easy to get??!?!! And you'd need a visa for everywhere else!!! LOL. Correct...You don't want a GCC passport! you need a visa for absolutely everywhere outside of the GCC and it takes forever!!!!!!!!!!!!

I hope everything will be ok. I would go to RERA and check about your registration, also would double check with them about this real estate to be on safe side. Just last week, they were talking about this on the radio and advising people to deal with RERA registered agents only to avoid potential scams. They are RERA registered so was their sister company MFR that I got scammed from. They have all the correct paper work it's not until they do a runner with the money that you realize what's happened. RERA says it's unfortunate in future deal with landlord directly! I was lucky as my landlord originally had only given the house to them for 10k more than what we were paying so negotiating with the landlord was easier. You need to see the rent comity not RERA as RERA gave me wrong information about what the landlord was entitled to. They told me the whole way through that landlord couldn't put rent up but rent comity said if we wanted to stay for 2 years then we had to pay the 10k more or same rent but non renewable contract. It's all good and well to say deal with the LL but when 50% of the LL's are not in Dubai, what do you do?

Nothing has changed. The rubbish just piles up and there is nothing you can do about it if your LL refuses to pay the fees. I would invite anybody due to move to a villa in an Emaar compound to check that the fees have been cleared by LL before they sign a contract. It should be the agent's responsibility.

Latesness drives me crazy and I can get so stressed about being late myself that there have been a number of social events that I haven't enjoyed simply because I'd got myself so worked up about being late. All of my friends turn up on time, even those who usually operate on 'Dubai Time'! Imagine my horror when last week I was invited to an Indian Wedding reception (my first ever, very exciting and got a beautiful saree especially for the event). They guys at work asked me what time I was planning to arrive to which I responded '8pm, that's what time it says on the invite'. They were falling about laughing and told me that's why they checked...they went on to tell me that what they referred to as 'indian Standard Time' means no one turns up until at least 2 hours after the stated time!!! So I pitched up at 9pm to find about 10 people in a huge hall (about 6 of those were waiting staff), the grooms party arrived about well after 10 and the bride's closer to 11. It was 11.30 by the time the food was served. It was a test of my obsession with time keeping I can tell you!!! That happened to us at a pakistani wedding. I was livid.

I have been in Dubai for a fair no of years and used many many taxis but the absolute worst experience was a Filipina in a Pink taxi from the airport to home and she was just so full of anger and venom at seven in the am that I just asked her to drop me off halfway and preferred flagging another one with my luggage. Never felt happier to get into a stinky male driven one after that I can assure you. :) Completely disrespectful, unsafe and I can't imagine how foul her mood may have been on some poor unsuspecting customer by the time her shift ended. Avoid pink taxis!! I have to agree with you. I do not think these women drivers are any better than the men. They are actually quite dangerous

I have had so many rude taxi drivers I can no longer keep track. The last incident, I was in the back of a taxi and the driver's cell began to ring. he picked it up and started to have a conversation with only one hand on the wheel driving at 120 K per hour. I asked him to put the phone down and he then took his other hand off the wheel to make a hand gesture to tell me to be quiet!. I immediately reported him but haven't heard back.

I am the only one in the entire family who is in a field closest related to him. I am in photography. My family is especially close to his dad. His dad is my mum's brother, however my DH and his dad are very very close. So in more ways than one, I am obliged to either say "no" or "yes" since his dad specifically asked me :(. So your final call needs to be "no"

This is a very bad idea. How can you name and shame someone for doing something that is not even against that law? Of course, I am always very concerned for children who are not buckled in ( I see many on the school run), but this is a lynch mob approach to the problem. A better way to get results would be to make it law. Emaar are doing the name and shame thing for the unpaid fees at the moment and it is causing alot of problems for the tenants who are innocent. Would it not have been better to deal with this another way rather than naming and shaming, ie, including the fees in the Dewa bills and then the tenant paying less in rent OR asking for buyers to pay into a fund when the deed is delivered so that if they disappear, they can use the money OR, putting an injuction on the house if the fees are unpaid for more than 2 years preventing them from renting it or selling it...... I dont like the name and shame business. It's a pathetic excuse not to put things into LAW

Thanks for all your honest views ladies. DH wasnt keen on Horizon Tower but I was showing interest because of the low buying cost but it seems its low for a reason. DH has shortlisted the following areas but I think with any place there would be a compromise of some sort. 1. JBR 3 bed= High costs involved on top e.g empower, maintenance 2. Arabian ranches= A bit far out 3. Springs= Small and dated I wonder where most expat homeowners have purchased a property here? Springs villas are in very bad shape
