I've just been told today that my landlord has sold the flat but they have not yet issued a new contract and will not say if the terms and conditions are the same. According to the law they are supposed to give 12 months notice via mumicipality documentation. I phoned Rera today who told me to go straight to Rent Comm with this case. Does anyone have any experiences to help?

If you look at the website (it is called Ejari) it tells you what you need. I am just about to do this too having been told by the landlord they won't do it! Rera told me it is the landlords responsibility and they will be fined if they don't so you could try telling them that first.

I once visited one of the dairy farms here and when you smell the feed and see the conditions it puts you off the milk produced here. Dairy farming everywhere is quite harsh but here I am sure they may use lots of hormones etc to make the cows produce calves. Having said all that someone told me they had researched the dairies and Al Ain milk has the least nasty stuff in! Having suffered terrible sinusitis I went dairy free and haven't had any health problems since. There are now options as the organic imported ones mentioned and also soy or nut milks. Also, Geant has a french elle and vire long life organic milk which is ok too.

Also the 90 days rule includes ANY change in the tenancy as in terms of payment, renewable or not and in price. Hope this is all helpful.

I spoke to RERA on that number yesterday so keep trying or go there and see someone. It is worth fighting, the landlords are greedy and what they are doing is illegal. I have just been through a lengthy battle with the landlord and management agent and they backed down when faced with the facts according to the laws governing tenancies and the knowledge I had been to both Rera and the Rent Committee. In the end they offered me the contract at the same price as last year and renewable. I have since found out that my previous contract was never registered although they didn't seem aware this mattered, just the threat of Rera was enough. Within this though i did have some harrassment of them knocking on my door late at night saying they were going to take me to court! If they want you out they have to give 12 months notice and officially (search other threads here) via forms from the municipality. These laws are to protect tenants and to stop the landlords ruthlessly rising the rents and I was told this explicitly at the Rent Committee. http://www.awf.ae/law-26-2007.html this is a link to the 2007 law there are some amendments and additions in the 2010/12 one you should find both through google. If everyone avails themselves of the knowledge and the laws then the rents won't rise so quickly - use the rent calculator as indicated in the other posts and be sure of your facts.

yes it sounds like it is not renewable so the landlord can negotiate but at the same price he would with a new tenant. You should phone RERA and check with them but there was another thread on here which helped me understand this when it came to renewing my contract.

I live in Palladium tower cluster c and the apartments and facilities are really good. This end (nearest to Jebel Ali) is not so affected by the traffic problem on the road which comes up past the other towers. Also there is a back road flyover which by passes that or you can come to this end from the last Marina exit from SZR. I love living here - lots of cafes and shops to walk to plus the Bonnington. 2 mins to the metro and crossing the SZR takes you to the Marina and JBR in 15 mins. A friend just moved into Masheal building in tecom at 50,000 - really nice big flat there too!

I had my lock changed recently as a key got stuck in there. Don't think the landlord should question as long as you provide him with the relevant keys when you vacate - plenty of reasons why you might need it done it would be illegal for them to try using their key anyway.

I'm just going through something similar. They tried to increase the rent when that didn't work tried to make the contract non-renewable. Am fighting it as they didnt give me 90 days notice. However, you also have to give 90 days notice in order to change the terms / cheques unless by mutual agreement.

The landlord or their agent should have registered it - have you asked them? I think you can call RERA to check.042221112 I have found them helpful. Otherwise you will have to go to the land department offices in Deira.

Can you get whats app here? Ive been trying to put it on my BB and it just never works. Find the BB so hard to use it is annoying. And the internet v slow. I like the look of the I phone and love my Ipod touch and all the apps although the Samsung is a bit cheaper than apple.

I remembered I had seen it somewhere on here! Dry WHITE rice covering the whole theing with the battery and sim out. It is working mostly but the keyboard has gone a bit mad and there is obv water still under the screen. Re: i phone - do you pay the basic rate and then extra for data? I tried to get a man in phone shop to explain it yesterday and felt really thick after.

I phoned RERA yesterday and was advised that my landlord cannot put the rent up due to the new guidance being the RERA rent increase calculator on their website. T he calculator has superceded the previous 5% cap and no increase after one year rule. You put it the details (todays date they advised me) plus current rent and it calculates based on REAL tenancies being registered daily rather than the aspirational prices advertised by agents or asked for initially by landlords. On the advice of RERA do nothing until you have consulted the calculator. It clearly states whether or not they are entitled to an increase. Well worth ringing them - just off to see my Landlord now!

My landlord is trying to increase my rent from 70k to 80k after the first year. from Kaveta's post below it seems the cap after one year has now changed. Kaveta did you speak to RERA on the phone or go there for this info? Anyone else got experience of this?

The previous post directions good except the restaurant is on your right and the creek on your left. There is a big hotel at the end of the road plus a big ladies spa salon place and the aquarium so if you get that far you need to go back down same road with creek on your right! If you come off the Sharjah highway and follow signs for the big wheel fun park place (Al Qasba?) when that complex is then on your right and creek on your left you can't really go wrong as follow the water along on your left. Hope I havent complicated the directions!!!

Thanks so much for that response. Really helpful as I have recently started the seawater spray and that seemed to be having a good effect but i discontinued it when feeling better. Also have had nasonex but stop after a while once things have calmed down. Will have another and more persistent go with both and continue trying to find a relevant doctor!

It is hard keeping cats in particularly when you live in a villa. However, have a think about all the feral and bin cats out there most of which have FIV or other diseases and will fight with your cat and most likely transfer the illnesses outside. I had a lovely cat who was a roamer and he got into so many fights the vet said any more general anaesethics and ops and he would die as he had contracted FIV as well. So I kept him in (also moved to an apartment during that time which made it easier) and he lived 8 more very happy years! Sounds like cat proofing your garden is great idea if someone can help you do it?

Last year I looked at most of the kennels for my 2 cats. They went to Urban Tails and I cannot praise them highly enough. Also recommended by a friend whose dog was there for a month. It's run by some really lovely western ladies and the staff are all great. Well worth the money for the peace of mind. Looked at several other places which I would not touch with a barge pole.

I had a personal trainer who did boxing with me and it was great! At the time I had split up with a partner and was having issues at work and it was fantastic exercise, stimulated by me imagining the faces of those who had crossed me... Really enjoyed it as a form of exercise and want to have another go....

Yes you are right - after years of eating a very healthy veggie diet with loads of fruit and veg I realise I am still eating far too much every day. The portion sizes we actually need are so much smaller! Am really struggling with Dubai restaurants and cafes though. Lovely food is everywhere - in HUGE portions!
