I cleaned mine yesterday. I use Fornet. Very strong smell so if you if have little ones just spray, leave the kitchen and come back after an hour. No scrubbing needed. Just wipe with a cloth and the cooker is spotless. I also use this on the kitchen fan, blinds and cupboards above the cooker. My kitchen is like new :) LuLee what is Fornet and where do you get it. My hob could also do with a good clean, better get my rubber gloves out ;) I also use Fornet and it is very good. Just make sure you open the windows as the smell it's so strong.

This is when I can legitimately claim a blond moment. Can someone do the math for me? To keep things simple let's say you are paying 50,000 AED in rent but the actual market value as determined by RERA is 100,000 AED. Exactly how much can the landlord raise the rent? It looks like it would be 15%, thus 15% of 50,000, and therefore a rent increase of 7,500 AED? But if your rent is 80,000 and the market value is 100,000. According to the articles, since the rent is within the "25% below the average similar rent," then the landlord is not entitled to any rent increase, not even the once-standard 5%? If this is true it does seem a bit unfair to the landlord that he can't raise the rent at all. If the tenant wants to stay in the property the landlord has no choice but to retain the same rent as in previous years even into the third/fourth/fifth year of the tenancy? edited by Tallybalt on 12/02/2012 . Yeap Tallybalt, that's exactly how it is. I am a Landlord myself and I do not find this unfair at all, it is the way it is. In some European countries, the laws to protect the families that rent are so strong that you cannot take them out even if they are not paying the rent or they destroy your property. Perfect example of this is Italy! Imagine life without RERA in the UAE -we will all be at the mercy of the landlords. I don't think I will be able to live here in such circumstances, as the companies never follow the market trend to increase the allowances

A practical example of the above post will be : In your third, fourth or whatever year of tenancy you are paying let’s say 100 thousand per year, but the RERA index says the average rental for your type of property in your areas is 160 . In this case you are paying 60 % less then what the others are paying, so yes the landlord can ask for increase of 20 % max. So your new rent will be 120 thousand.

Just to clarify: The landlord is allowed to have an increase at any time (first year, second year, third, whatever) provided the market price exceeds your rental by 25 %. The market price is not decided by the landlord o by the Dubizzle adds. The RERA calculator will provide that figure. If it does not work for you , you can call and get this info from them by phone. And this is the law extract: Article 1. The maximum rent increase percentage of property units in the Emirate of Dubai leased before the enforcement of this Decree shall be as follows: • a. There should not be any rent increase, if the rent for the real estate unit is up to 25% below the average similar rent. • b. If the rent value was 26% to 35% less than the average similar rent, the maximum rent increase shall be equal to 5% of such value. • c. If the rent value was 36% to 45% less than the average similar rent, the maximum rent increase shall be equal to 10% of such value. • d. If the rent value was 46% to 55% less than the average similar rent, the maximum rent increase shall be equal to 15% of such value. • e. If the rent value was less than 55% of the average similar rent, the maximum rent increase shall be equal to 20% of such value. Article (2) For the purpose of this Decree the similar rent value of the property unit means pursuant to “The Rent Index of the Emirate of Dubai” approved by RERA.(rental calculator) Hope I managed to make it as clear as possible. :)

Thanks for the tip on the calculator, didn't know about that! According to the rera calculator he is not entitled to increase the rent. Also rang them just to confirm. They said to tell him to go to the calculator so he can see for himself and if he still tries to increase then we can take it to the rent committee. Hi Eli79, tried to email you but it wouldn't send, not sure if I copied it down wrong but will try again later. We are in RH sector in an A2. Hi elmsnre, he's tryin to increase by about 20%. Looking on dubizzle he just wants to increase to what seems about average for our property at the moment. We got ours for the average price last year though so I wonder if others are going through this at the same time. Annoys me that the agent seems to be working for the landlord even though he said he was also working for us. We would rather not move right now as its just not the right time francescaevans. Our children seem very happy and settled and I don't think it's right to uproot because of a greedy landlord who is in the wrong. Sarah, we are in The Villa too and have been through exactly the same thing last month. We have decided to move out eventually but it was our choice. If you want to stay in the villa for the same price, you don't worry; there is nothing the Landlord can do about it. It is true, the law has changed and they are indeed allowed to increase in the first year BUT only if the difference between the average market price and what you are paying is more than 25% . This is very unlikely for any property in Dubai. Use the RERA rental increase calculator to see if he qualifies for an increase but even if by miracle he does qualify he can only increase by max 5 %. You can trust this information as it is fresh and have been personally to RERA 2 times and got all my questions answered with regard to increase, renewal and security deposit. Thanks ladies for all your information. We have decided to go for it but are going to wait for an A3 to come up. Took the kids to see the A1/2 to day and decided we could do with a little more space. Apparently there are some A3 due to be released in the next month, hopefully they won't be too expensive. If anyone knows of an A3 or B1 coming up for rent I would be interested to hear about it. We need to be in by end of March. Have you tried contacting Helena from landmark? She had an a3 in RF sector next to the park . The villa was to be rented directly from the developer (mazaya) and was going for 155 . Imo helena is the best agent for the villa as she is fair and would not try to inflate thevprices like other agents do. Good luck!

Hi I'm starting early and wanted to find out the current rents in Jumeirah Island, Arabian Ranches, Motorcity, The Villa's and Falcon City (phew!) I'm looking for a 3 bed with maids room and small garden - I know I can search on dubizzle but I wanted to find out what people had managed to get their villa's for. I really don't want to move to a sandpit but if the community is nice enough then I will. I'd really appreciate your help on this ladies. Hi emlsnre, the rents have actually dropped since last year. When we started looking around, at the end of November the Cordobas were going for 180 !!! We have now rented a corner plot (huge size ) E1 in RJ with appliances for 160. Hint-our A2 is also in RJ .

We have been living at the Villa for one year and we love it. We were in an A2 but we are moving out and went for a Cordoba this time. We love the community and everything about it. Just make sure you choose a good landlord as there are nightmare ones out there. And definitely stay away from mine which is up for rent now :)

I hear you!! I'm going through the same, wont bore you with the details as it's the same as everyone else, LL not providing adequate notice in order not to renew as he wants more cash. Anyway, my question is. If I don't take him to RERA and I just sit tight, does he have to take me to RERA. You see I don't see whty I should go to RERA spend more money and time. If i have sent him the RERA regulations and reminded him what we signed in the contract with regard to notice then if I refuse to move out, does he then have to take me to RERA? You see if he takes me to RERA I'll win anyway. He has to give you a proper notice if he wants to increease ( Increase is allowed only according to rera) as per the contract. If there is nothing mentioned on the contract then the 90 Days RERA notice will apply. Failing to do so he can't even get the legal increase if he's entitled to any. If he has proper reasons for not renewing - wanting to sell or moving in himself - he has to give a 12 months notice. Failing to do so, he cannot kick you out. If he takes you to RERA , he has to pay the fees ( 3 %?) and he will lose. Don't worry !

Eli...check your contract about the garden. Some contracts say nothing. Some say that the garden must be returned to bare sand (or similar) on leaving. I even had one friend whose contract said something like, 'Any improvements to the garden become property of the owner". Read your contract carefully...if it's not in there, take the lot and you don't have to tell him you plan to do it. Your landscaping company may even be happy to uplift, move and re-install it all for you (for a fairly hefty fee!). He sounds like a nightmare. Document everything, stay in touch with the rental committee and get out of there. hi greenish...My contract ironically says that I have to remove all the fixtures and leave the place in the exact same condition! He is on the moon as he did not even read his own contract! I would have never signed a contract that was not allowing me to remove the garden if I wanted to ! I have already sold all my sandstone tiles and removed half of my plants which they are sitting nicely in pots, doing perfectly fine. My only worries now are with the fruit trees and bamboo trees...not sure if they will survive but willing to take the risk. I am not saying anything to him but I did say it to agents and prospective tenants viewing the house, as half of the garden is gone anyway. So I guess it’s a matter of time until the agent will let him know.

In sharjah this school is good & she is paying 30,000Dhs for both kids (grade 3 & grade 4) how about Al Mawakeb School in Barsha ? The fees are higer though - 19 400 for grade 3 and 19 600 for grade 4 - all books and uniform included.

Hi again Eli ! Don’t worry, the marble will not get damaged from working the dough. You only have to pay a bit of attention when you attach the pasta machine to it. Do you use an Imperia? I put a piece of cardboard paper from a box or something in between the marble and the screw so that it will not damage the marble when I tighten it.

HI ladies, I have searched the older threads, but was wondering about the current situation. We looked at the 3 beds in Layan last night and are considering the move and was hoping for some help with the following questions.... • Are there any streets to avoid? From past threads it looks as though there were issues with smells on C road; has this been sorted? Are there any maintenance issues you have had? • Does anyone know of any that are empty with nice neighbors next door? ;) • What is the noise like from the bi-pass road? We looked at B06 and C27 and preferred B06 even though it is closer to 611. • How do you get in if you are coming from the Ranches? • How busy are the pools on the weekend (when it gets warmer!) The one we liked was B26 ( no idea if it's still available). Hubby went to Salwan office 3 times, we literally signed all the cheques and just before signing the agreement they would say : Oh, the system does not allow me to do this, you have to get the house within 10 days! The next day they would call us and tell us: We solved the problem, you can come and sign now. We go back there and the same story repeats - 3 times!!! We have a total of 18 cheques written for DP and Salwan which we had to cancel. It was shockingly stupid! We really wanted the house but after the 3rd incident DH went out of their office fuming and swore never to go back again :)) Ofc the next morning they called us back to sign lol :) We eventually rented another villa in THE VILLA . My advice, if you need to book the villa for more than 10 days, and they agree to keep it for you, don't believe it till you see it! :) And roysie was so helpful when I was looking to rent in Layan, I am sure she is a great neighbour! Bur Dubai etc are quite highly priced - in fact now more than new Dubai...there's very little availability in good buildings. Now to the point. There's lots in Jebel Ali area that would be suitable...someone I know just got a 2-br for 34k/annum. Look in the Ewans building....DIP area . That's a very good option and closer to Tcom area too! What kind of school is she looking for and what's the budget?

we got a lovely huge sofa and huge chair from Freedom Furniture in Mirdif, in last year's sale. Nice quality and great prices .... in the sale! It's an Australian (I think!) store so not too many gaudy things in there ... if that's what you like? I was just about to name the same . They have nice things and good prices.

Thanks everyone. I did disinfect all his toys but i did leave the old sand in his sandbox and he plays in there quite a lot... maybe I should change this too.. SlobberKnoker - thanks for the reply, it is very interesting and it makes sense as he has got sick basically every 1 and a half month. Is there anything we can do to help him not get sick anymore? He hasn't been eating very well for the past one month, as last time he got sick it was quite bad and he refused to eat any solids for a week.

I've just been in Boots to check out the baby lotions but wasn't 100% sure which ones were being recommended on this thread. I saw a pink bottle of Baby Lotion - said it was moisturiser and cleanser - is that the one? Thanks! I believe everyone was recommending the micellar lotion From Bioderma. There is a pink bottle which can be used for eyes and face and a blue bottle which I believe it is not suitable for the eyes. It is extremely popular in Europe, I was surprised that nobody knew about it here, until I saw it in the pharmacies a couple of months ago. Everybody should try it, it is very good stuff. Just put some drops on a cotton ball and wipe your make up off. No rinsing required. I was using a very good but expensive oil make up remover from SKII or Shu Uemura, not even available in Dubai, but change to this as soon as I tried it. Have bought it from a pharmacy on promotion for 30 AED.I believe the full price is 60.

Last time I checked, the shop was somewhere in jumeirah.. Just Google Maggie Sottero and get the contact number of the Dubai retailer. However if you have time, it's better to just try and choose the dress you like in the shop but buy it online and have it deliver. I did this a couple of years ago for a relative and we saved more than 50% on the Dubai price. Good luck

We also used Creative Closets. They did a very good job but yes, they are expensive.
