Eli we too are at The Villa, we're due to renew/renegotiate at the end of the month. Our LL will want top whack, he was bargained down 10k last year (but upped the deposit!) I have dropped RERA a note in advance to find out what the going rate is for our property so I am forearmed (the rent calculator web page is down). He is not a helpful LL so the only comfort I can take is that he has a whacking great mortgage which I dont think the rent by no means covers, we've only seen him twice and all he says us how expensive the house was! Oh and it's steadily falling apart, another reason why I'd never buy here. I also called few agents today and they all said the pices will only increase from now on at the villa so maybe we should stay put and fight it with RERA..what are you going to do if he asks for an increase? I think, but not sure, if they want to they can only charge 5% more for the rent next period, or not sure if they can't up it after the first year, I need to get written conf from RERA. We paid 135 last March in one cheque and if pushed would go to 140 (which is about 5%) but don't want to pay more. We'd have to pay for all the removals/deposit again and I really can't face moving just after 12 months. I know he's going to be sticky about repaying the deposit which he upped from 5K to 10K, there is no damage etc but the grass is looking very sad (because of 5k DEWA bills we're watering at a minimum), I feel your pain .... if he asks for an increase I will tell him I need to speak to RERA and hopefully that will sort it out, I don't think he can throw us out unless he is moving in. But it's not a nice LL/tennant situation is is? cymraes, RERA told me he can put the rent up even in the first year if the difference between the market price (as per rera index) and what you are paying is more than 25 %. Ours was 17 % so he cannot increase. The problem is that our lease is expiring 1st of march and the rental index for 2012 is not out yet. They made the calculation according to the old index. Most probably he will not be allowed to increase even with the new index and even if they do give him an increase it will not be 10 k as he demands. You are lucky you did not pay for the landscaping. We spent a lot of money (i know, silly)on it and now it is tough to leave the house .We don't think it's fair for him to ask for an increase now considering we were without the pool for 3 months as well! We are also considering buying but most probably it will not happen before 6 month or more.. So far the most affordable option for us is to fight it and stay in this house until RERA is telling us to get out! I feel miserable ever since this situation arose but I know i should brush it off and pretend that nothing happened, because most of the landlords here are like this! He cannot ask us to leave at least for another year if he wants to move in or sell. We did not hear from him ever since we told him that RERA confirmed his contract was renewable, as he was convinced the second clause in the standard agreement we signed meant he could kick us out.. bad surprise fingers crossed he gets the message and leaves us alone! <em>edited by Eli1979 on 02/12/2011</em>

Hi, Its a little bit further out than Dubailand, but have you ladies considered DSO Cedre Villas? they have 3 bedrooms plus maids plus study for 155k directly from DSO authority, which means you don't have to deal with an individual owner. If you want to go up to 165k you can get a 3 bed plus 2 studies, one of the studies is upstairs so is like a small fourth bedroom. I moved here from the lakes/springs and really like it here, its quiet, there is a spinneys in walking distance as well as a choitrhams just down the road, there is a pool, and there is a park in phase 1. It is a 15 minute drive to Festival City, Mirdiff CC, Dubai mall, and its a 25 minute drive to MOE. wow , adviceseeker, thanks, I had no ideea that DSO was so afordable..I also did not know DSO authority are renting those directly. Can you please provide me with the contact details?

WE are in the exact same situation. Our landlord is being an ass too and even though we told him we would appeal to rera as he cannot increase, we are seriously thinking of getting another place as I stopped enjoying being in this house ever since he tried to kick us out. I hate living like this, not knowing what the next year it going to bring and with a small child it is really not cool to keep on moving every year. I was so excited about this house and was looking forward to decorate it for christmas and all and now I feel like ****. We are in The Villa and had a look at Layan as we liked the idea of renting from Dubai Properties and not having to deal with greedy landlords anymore. Unfortunately I did not like them at all so I am back to where we started. We need a minimum of 3 bed plus maid and a big garden is a must... Do the Alma and Palmera have big gardens? Our budget is 150 K too.

I have checked every single shop for the past 3 days looking for the perfect Christmas three. :) I have been to Falcon Gallery too, but their threes are not as nice as the ones sold in Home centre and they are much more expensive. The 8 ft tree in Falcon gallery was 800 dirhams. In Home centre it costs 525 , same size but much nicer, with the spikey type of leaves , not the old type. I ended up buying a 10 ft tree from the other home décor shop in oasis centre ( Q décor or something like that) . Our lease started march 1st. we tried to register the contract ourselves but they required the title deed, which we do not have as Mazaya (the developer) did not issue title deeds yet to all the properties., so our landlord does not have one.

its best to get everything printed off - just deal with this situation first - if you print it or copy and paste it you can google translate it to arabic - is the owner a local gentleman ? he's probably very frustrated as we all are when it doesnt go our way and dont forget RERA is on your side to and is there to protect you - get your contract registered at RERA head office - details are on the link x I am reading the rera website now.. our contact is not registered as we were told the landlord only can do it. We have asked him to do it in the begining of our contract and ofc he did not! He is from India. I hope RERA will attend us without a registered lease :(

I cannot believe these landlords, seriouslly. During the peak of the real estate market, my own apartment in Dubai Marina was rented for 70 k when the market price was 130!! Thank you for that! I will take my contract in hand and go to RERA tomorrow. I am still shocked at this guy's attitude! we also rented the house with a pool which was leaking and had the tiles coming off. They took 3 months to fix it and we had to deal with all this by ourselves, and now this!

I am a landlord too and I understand his position and that's why we agreed with my husband that we will pay the market price after the second contract if the prices will increase, but never thought he will have the ****** guts to ask for more money now, considering we are paying the market price already! I don't where he got his information even, maybe from the dodgy dubizzle adds! Can he say he wants to move in and ask us to vacate in 3 months??

how can one tell if it a non renewable contract? All the rental agreement I ever saw were like the one we have, and i think it is the standard one. However, paragraph 2 and 3 are like this: 2. Renewal of Tenancy is at the discretion of the Landlord (s). If the Tenant(s) does not renew the Tenancy on expiry date he will have to pay the rent as demanded; 3. The Contract is valid up to the end of the specified period after which date it is considered null and void is this a non renewable contract?? I think it sounds like one?

I use them and I LOVE them! They really make your eyebrows look perfect, and are so easy to use! Just find the right stencil for your shape , draw with a matching eyebrow powder on top and you're good to go. I re-freeze stuff once it's been thoroughly cooked (mince for example). *waits to be told she's dicing with death* :) :):):):) Will I not get the same results if instead of using stock i just throw the vegetables /ingredients of the veg stock and water directly into the dish I am cooking? I suppose it should be the same thing,or not???

I am cooking some chicken and vegetable stock to use it for cooking various dishes for my toddler. The stock is part of various recipes of soups and sauces which I will cook and freeze as well. Can I use frozen stock, defrost it , cook the soup with it and then freeze again or is it not recommended? What do you do? Do I have to prepare fresh stock every time I need to use it in a dish that is meant to be frozen later on? Hope I am making sense.. :) <em>edited by Eli1979 on 20/11/2011</em>

He could not bring a heavy roller either as they are doing a project where they need it, so I am now stuck with the uneven ugly grass. Than you rose0284, He says that he does not use a heavy roller which basically means that he does not have one. The grass looks really really uneven and I hate it :( Do you think it's still ok to use the roller tomorrow as the grass has just been laid today? Do you use the roller before you lay the grass or after? Or maybe both? Edited to add that my gardener says that now it's not a good time(too hot?) to do a top dressing with sand and the grass will be damaged.. is that right? <em>edited by Eli1979 on 02/11/2011</em>

And I forgot to add I am doing a veg growing blog over at http://dubaiveggrowers.blogspot.com/ Do check it out. Also planning a seed and seedling swap morning sometime in late october. I live in the Greens. Or we could all meet up somewhere? What do people think? :) I have been trying to start a gardening blog for ages, mainly as way to keep track of what I am planting. Unfortunately I never got to do it but maybe I will get inspired by yours and give it a try again;) You know, your garden looks just like mine , with all the bags of soil and compost :) I also ordered from Shalimar- thanks again Abbadon! I even have the same seeds trays as yours! Bought them in Carrefour the other day as they looked quite handy! My cucumbers were the fastest ones to germinate too, together with the zucchinis. Unfortunately they are the ones that are under attack by pests too. Honestly, I don't even know what they are suffering from anymore. The first affected leaves were definitively damaged by leaf miners as I recognized the swirly marks on them. However now I can see some kind of dots under the leaves and there are some tiny white flies on them too but just a few of them. I have goggled a bit but still not sure if these are the whiteflies or not. I have also bought a bottle of Neem Guard and I am really contemplating spraying everything with it but not sure if I should do it or not. Any idea of how diluted should the solution be? I don't remember if there are any instructions on the bottle. Anyways, provided any of my seedling survive , I would love to meet for a swap. I am in The Villa. @Abbadon – My tomatoes have recovered after I removed the bad looking leaves. No idea if I should have done it or not, but it worked. Do you have leaf miners as well? My biggest fear are the aphids and I am pretty sure I have some on my papaya tree . Last year they have destroyed my entire crop of cucumbers, watermelons, zucchinis a melons and squash. They all died just when they started to fruit aaaarhhhhhggg, my heart still hurts when I think about it :)

Oh no, I woke up this morning to find my seedlings under attack by leaf miners :( I removed the affected leaves but don't know what else to do ! My tomato seedlings are also not doing very well. Ever since they emerged they had curling whitish/yellow dry leaves and now it's getting worse.. Never had such bad looking seedlings as this year!

Some of my seedlings got their first leaves already but I have been so busy , I did not have time to transplant them yet. I have read that it is better to transplant them into a bit bigger pot first and only later put them into the bigger and final pot. I have never done that as I do not have enough of the small size pots. Do you know why is this recommended, what does it help with? I have planted 5 tomato varieties ( Marmande, Red Cherry , Costoluto Fiorentino, Principe Borghese and Micro Cherry) and I have 2 more varieties ( Ace and Matina ) which I want to plant as soon as I get some time. From the supermarket seeds I saved, only 2 peppers and 1 eggplant germinated. The rest are not showing any sign. If you are interested in seed swapping I would love to exchange as I have many opened packets which need to be used at one point :)) I can Post what I have and see if you are interested in anything.

Hi girls..just wondering how are your veggies doing? Mine are still in the small pots i sowed them into. I have ordered my soild from shalimar and all the seedlings should be transplanted soon. I have planted tomatoes, peppers, chilli pepers , eggplant,zuchini,watermelon, melon and cucumbers. So far the best looking ones are the cucumbers. What about your garden? :))) that's a great ideea greenish. What about the sweet sand they sell in warsan..looks clean..do u think it's ok? It is 'clean' but any we used in gardening was quite 'sticky'. For a sandpit, you want sand that rubs off easily before the little ones come inside. :) Maybe go and roll a child in it at Warsan to test it out? LOL :))))) i did not know the sand can be sticky and not sticky ! There is no chance of DH going to the desert unfortunatelly so i have to find a place that sells play sand for less. I went to the stone Gallery in al quoz today to buy some interlock but they do not sell any. They only sell natural stone like sandstone, limestone,marble,etc. If you need interlock, I was told today that Juma al Majd , also in Al quouz area sells everything. The stone Gallery is located behind the al barsha police station, just next to the San and sports outlet. If u drive on um suqueimm road from lulu supermarket for example, you just take the last right just before the exit for shk zayed road. the shop is immediatelly on your right. Juma al Majd is somewhere behind times square mall, don't know exacly where.

Ooof, so glad we don't own here - it's been bad enough in that third world country Greece - no rent received for over a year and huge court costs to get the non-paying sitting tenant out. (Rent supposed to be paid monthly in arrears. Fat chance.) At least we had a small deposit from the lying reneging toad. Do you not have a deposit which would cover your costs incurred whilst you look for a new tenant? The deposit is only 3 k. I wish I would have never bought too..Only the thought of dealing with the agents and dubizzle again makes me sick .. I cannot stand it anymore.

n normal countries people don't just dissapear without notice and maybe leaving unpaid utility bills or the appartment empty for months untill someone notices they are gone. We have not asked for 1 cheque but now we are happy he did. Anyway, enough of this .. I will go tomorrow to RERA and do EXACTLY what they tell me to do.. <em>edited by Eli1979 on 21/09/2011</em>

I don't even know what he is expecting us to do in a week..He called and told us he got fired 3 weeks ago and that he is trying to find another job meanwhile. He also asked for the letter . Then he went on vacation for 3 weeks and today called to ask for the letter again and to tell us he is leaving at the end of next week.
