Many of the ones under construction next to completed ones are private land sales. Along with the empty sandy arqeas these are building plots for you to buy and build your own. When we moved in last June it was empty no landscaping, no lighting, people thought we were crazy. But as you say phase one is transformed and is looking fab....

We shipped 2 dogs over, we used Animal Airlines UK side and the. Dubai Kennels and Cattery Dubai side. All went quite smoothly and would use again if necessary.

We looked at falcon city, it is much closer to emirates road so am sure you would here the traffic. It has a very different feel to that of the Villa, the layout is much more on top of each other and the villa layouts didnt suit what we were lokking for. Our DEWA bill this month is 1500, we are in a 4/5 bed, no grass and no pool. The maids rooms are small but am told no smaller to those at the likes of the Ranches but havent seen them. There are no buses etc here, however, there is a good maids network and they all share transport so getting about isnt a problem. Again I have no problem driving on Emirates Road, my prefered route actually, just guess it is what you are used to.

Would you buy at the villa? If we were of the mind to invest money in dubai property (which we are not) then yes the Villa would definitely feature near the top of my list. I know a few here who have purchased and are all very happy.

The traffic can be a disater on Emirates road ( a lot of trucks ) . It can be anywhere in Dubai. I was terrified of driving fullstop when we arrived but it doesnt bother me at all now, and the trucks arent actually too bad from my own experience of course. Never had an issue thankfully. At least the route in is much smoother, not having to stop and wait at traffic lights here there and everywhere..

It isnt established like the ranches. You have the convenience of a school, a variety of shops and places to eat, pools, tennis courts they all add to the rental price as many people will have those as a necessity. If you dont mind driving to play tennis or pick up some shopping then you wont find it an issue. But if you are used to having such things on your doorstep then for many it is a hassle to not have them. Also, the villas are here are new so there is an element of snagging to endure.... Some phases has little or no landscaping. We have been in ours just over the year and in terms of location and value for money we stayed put here. More and more people are moving in, so it will only be a matter of time before prices increase. If you are looking i would stick to phase 1 if you can find any or phase 2. Phase 3 has no security and there have been 1 or 2 cases of breakins. If you need a reliable agent call Mohammed at Green Heights, he is very good and a number of friends have now usee him to find places here, i was only speaking to him yesterday while walking the dog. Just mention that to him he will know who you are talking about. His number is 050 9022 778 if you decide to call him.

It can be a bit of a pain if u run out of milk, but a bit of planning and it is not an issue. There are nk doorstep conveniences, but we are hardly in the middle of nowhere more like the middle of everywhere. Spinneys at Motor City and DSO take 15 to 20 mins which I incorporate with school runs. MCC, Festival City, MOE, Dubai Mall etc all within a 20 min drive. Villas are spacious, many have had issues with the ones already with pools, many not had use out of them for months. So that would be worth facoring in with any agreement you signed with the LL ensuring it is water tight or else reductions. Really nice community here albeit the lack of communal facilities.

I think the confusion arises in this situation. A dog in the uk receives a rabies shot in April 2010, it has two doses has a blood test, all ok, gets passport, passport states valid for re entry until 2012. Dog arrives in the UAE in the august, owner looks at vaccination certificate passport etc and sees it states valid until 2012, so no need to revaccinate until then. When you look at what defra and the local requirements request here in the UAE for export to uk, it just states a valid vaccination. It does not state that you need to have it done annually for travel purposes, however, the UAE only from what I have seen uses an annual vaccination due to the brand it uses, whereas the uk are using 1, 2 and 3 year brands. So although my lads are vaccinated they have not had another blood test done here, and this is the part which concerns me. I will go and see the moh I think they deal with the paperwork for export and the airport vet and let them take a look at the paperwork and see what they make of it..... Well I will check again, but have it in writing from NAS vets, Dubai Kennel and Cattery and DEFRA so feel confident. They had me in a tizz last week, but then they checked and got back to me and advised it was not necessary but that in order to comply with municipality they should be done every year, which I am happy to do. But am confident I don't need to go through the whole blood test stuff again. Just to clarify LT I wasn't suggesting that they didn't need to be vaccinated yearly for other things, it was purely the comment that our rabies was out of date although the passport states it is not. It's not the vets here who make the rules for re entry to UK though. That's why I checked with defra. It was Nad al Sheba who first told us, but they have also re checked and likewise dkc.... <em>edited by emlsnre on 30/06/2011</em>

But you don't have to revaccinate every year to leave for the uk, only to meet the UAE requirements for living here. So although our passports state valid until 2012, we will revaccinate to comply with the local law. However, to re enter the uk it is the valid date vaccine they use, so even if we did not vaccinate annually here, for the purpose of leaving here going back to uk we would be fine.

The Deal is that to obtain the municipality tag you have to get the jab annually, however, you can enter the uk so long as the vaccine is valid in the passport. Emailed DEFRA to check, got confirmation so the vet was actually incorrect in his belief. We got the three year vaccine so are good for re entry until 2012.

That's really interesting, I was having a panic last week. I brought my lads out here last august from the uk, so had the rnatt tests etc and all jabs. However, took them for the annual booster and the vet told me that because they hadn't been vaccinated this year for rabies I would need to have them jabbed and then blood tested and wait six months before they could leave. I explained to him that actually the vaccines they had did not expire until 2012 and the passport validated this, he was adamant I would need to go through the whole process again.

Have had a good English Indian from britbalti, there is another at international city but can't think of the name but that one is more traditional... I will post when it comes to me.... But if you like the typical English style curries, they are very good, the dad ran a restaurant in Birmingham and has shipped everything over, and his daughter works with him. They have a menu online, just search for britbalti....

Hi SB, We have just done ours after months of disagreement, but all signed and sealed now. LL supplied standard RERA contract and we just made sure that any specifics were listed as an addendum. Make sure the bottom part that's in arabic has the deposit you paid them written in, ours conveniently left it blank but we had somebody translate the print before we met for signing to ensure we knew exactly what it said. Can't believe it's renewing time already, this year has flown by.....

I am so mad with them..... My sil sent me a pendant for my birthday from the uk. She specifically asked that if I did not like it that I could exchange it here, the staff were very helpful and checked there were stores here and told her no issue at all. Didn't suit me so took it in to change, absolutely no way....... They don't change stock that isn't UAE stock.... Even though they have exactly the same pieces..... Furious with them..

Another thumbs up for Abda at Spice and Aroma..... Delicious food and what she doesn't know about Indian cooking probably isn't worth knowing. She also runs thai cooking classes at Siamin restaurant in the marina - they were really good too. And also has a passion for italian too..... Must stop thinking about food....

We went to the sky bar, the website did say 395, however, when they emailed the confirmation it clearly stated 425. There were a couple of ladies arguing with them about it, but as they had been sent confirmation weren't getting anywhere with them.

That's a shame if it is correct. He is very nice and always able to say hello, my dd loves him and is only in year one. What a shame, the kids seem to like him and he always sounds very much in command of them unlike some of the others.

Claire is absolutely right. Our LL told us that he wanted the Villa back to live in. We went to the Rent Committee who advised him that he had to give us 12 months notice for such an event. So then he decided we could stay but he would increase the rent by 25%, so again we went back to the RC who again told him that firstly as this was our first renewal he could not change any t's & c's, and even if it was not our first renewal there was absolutely no way that he could increase our rent by 25%, the only thing that would enable him to increase our rent was if we were paying X amount below the average rental price, which of course we aren't. This was last month, and we have just this week now renewed under exactly the same terms etc as last year. The RC are very helpful.

Instead of going to G&D or other retailers, find a reliable wholesaler. They will sell you diamonds and other jewelry much cheaper than retail shops. As some posters before, I recently visited a wholesale company and got myself a diamond, had it made as per my instructions and got it 15.000 Dhs cheaper than the cheapest quote I got from G&D Park. And got it delivered home by the manager. It was my 15th wedding anniversary gift from my DH and still can't take my eyes off my 2 ct diamond.... :) edited by AnnieF on 15/06/2011 Care to share?

I used Skymaids a few times, the first lady that came was amazing but sadly the next few that came were disappointing. I had asked for the same lady again but she was never available sadly. One of my neighbours uses Jessica Maids and really rates them.
