i see! got it coffee_mate! thanks for the clarification:) DSO was the original owner but if you can find one that has been sold by them to a private owner, then rent directly from that new owner.

Searching all over Dubai and Sharjah area(through net and actual visits) PLUS troubles with agencies and landlords that we've been hearing and reading really EXHAUSTED us for the past months!! It's our first time to move in a flat since we've been living in a family room in a shared villa for past years. Now, finding a good one, considering our budget and preferred location coz we don't drive, is a BIG challenge!! Thanks ladies for helping me sort out our options. Kindly give me a Goodluck, pls!!! Hi coffee_mate! I am concern about security, playground coz I have a 2yr old kiddo, and supermarkets coz I love to cook. I also wanna know its accessibility coz we don't drive. Do you know if there are other options how to get to ANY metro station aside from riding a 365 bus? TIA:) What would you like to know. I live there and love it!

I would appreciate much if you could share your knowledge/experience on the following: *Living in International City(any cluster) *From International City, if I don't drive, what is the best way to get to any metro station? TIA:) Sorry ive never lived in IC, but i think it is excellent value for money. The closest metro is Rashidiya, and you can access that only by the bus that goes through IC, DSO and Academic city, no 365. (i might be wrong) hey marink! you got it right, bus 365:) thanks much!

Someone told me here it's okay though:) TIA You are welcome. We had sleepless nights because we really dread the thought of sending back our baby. We took a loan from the bank because the first payment and the cost of shifting from one place to another is very expensive for us. We found a government building in al quoz. it only costs us 40k per annum which is way way cheaper than most buildings here in dubai. it's a 2-bedroom flat..their studio costs 19k and 1 bedroom is 28k. you can go directly to the al awqaf and minor affairs foundation office in al nahda to chek if they still have available flats. their buildings are only for families. they will ask you to submit your attested marriage certificate. check in google for their website and it's better if you visit their office directly. made one mistake of dealing with an agent, we ended up paying 3k extra. we didn't know that we can go to them directly. the building is still new and it only opened last July 15,2012. we're the first to occupy it. please note that there's no need for an ejari certificate because the tenancy contract is from dubai government. when we applied for our baby's visa, they only asked for the contract and the dewa activation receipt. i hope you will get a new place soon because I really understand how it feels to be in your shoes... Hi Eunice, i was on the same situation few months back. i know how hard it is. we stayed in a villa, although we have our own kitchen and bath but it is still considered as shared since we have some other families with us in the whole villa. we loved that villa and we never want to move anywhere. but here comes this rule on tenancy contract. i gave birth in our home country last may and we're supposed to bring her here under her father's visa. but instead of getting her a residence visa, we opted for a 90-day visit visa first for us to have time to settle her residence visa. we came here July and we tried to do the "OPTION" you mentioned with the fixers but to no avail. we didn't have a choice but move to a flat. it cost us a lot but it gives us peace of mind now knowing that anytime we renew our visa, we don't have to resort to ways which will put us in trouble. just saying :) i am not certain if this rule will change but I hope you will sort out your visa issues the soonest..all the best! :) Hello Beatles19! Hi there, Yes, the tenancy contract mentions how many rooms you have. in Dubai now the Ejari is mandatory for visa. And yes, you can be in a studio as a family of 3. Only if you have a maid you will have to take apartment that has a room for her :) cheers Sounds great!! Thanks much:)

Does a tenancy contract say how many rooms a property has? How would they know? Just what I've read in d news/net. The new policy for Tenancy Contract should specify how many rooms. Like if you have nanny w/ u, you supposed to have maid/nanny's room. I really don't know if its really being imposed now.

Hi Again! Does anyone here know if Studio Accom is allowed for Family(husband,wife & 2yr old child)? We are currently living in a family room villa with no tenancy contract. We will be renewing our residence visa soon and since Tenancy Contract(under our name) is already required, we have decided to get a flat for us. I called the dnrd if what accom is needed inorder that our tenancy contract will be accepted and they said we need to have at least 2-bedroom flat. I am really doubtful about that info. Really appreciate if you could share ur thoughts/experiences about this matter. TIA:)

You're asking if we would advise you to live here illegally and risk losing your home and money by some shady dealer? Have you read the news recently to see all the scams that have occurred? just having some financial constraints here that's why I may sound like desperate to consider the option... FOR NOW :( If you are already have financial constraints, then why not try to find something within your means rather than resorting to something illegal that could end up costing you even more? There is affordable housing in Barsha, Discovery Gardens, International City. Is the UAE really where you want to risk being in financial trouble? Thanks much for sharing your thoughts about this!
