Sadly it's the wrong time of year to be selling things. So many people are leaving and trying to get rid of furniture. I'm having to put all my big items in storage as I'd literally be giving them away and I'm not prepared to do that.

A friend recently got caught out. Paid his rent a year up front, found out the apartment was being sub-let. The actual landlord booted the tenants out, they lost all their money - nothing they could do.

The dealer will charge you a ridiculous cost. How old is the vehicle? You could try AAA they have outlets in Rashidya and Al Quoz - I take my Ford Edge there. It had a radiator leak and they managed to fix it.

I have been thinking about Rera but I am so afraid to cause trouble at this point, our villa is only half the price of all the similar property in our street and we really cannot afford to move right now + me being pregnant and all. So begging and pleading is the only weapon we have right now. But something is very wrong, if you've handed over cheques and they've not given you the contract.

So to get this straight, your cheques have been taken and presumably cashed, but you still don't have a tenancy agreement? I think you need to go and see RERA about it, as obviously you can't do anything until you have it.

Try Dr Michael's dental clinic, they have several around Dubai and are very very good. I hope yuo feel better soon.

Did you manage to do this with just photocopies? And also is the one in mazaya centre just a typing centre? Everything was a copy apart from my Tenancy contract and the DEWA connection paper - just because I happened to have the originals on me. It's a little centre that basically does everything, like ID card applications etc and they've now started doing Ejari. So useful.

You don't need to go to the Land Department - the majority of typing centres now do Ejari registration. I went to the one in the Mazaya centre - they did it whilst I waited and it only took 10 minutes. They printed out the certificate and gave it to me there and then - easy. Be aware that agents will rip you off! Some are charging 500 Dhs to do it, which is insane. Typing centres will only charge 35 Dhs. So the cost is 195 Dhs in total.

You can report as the others have said, but it depends what type of construction license they have. Sometimes if they have to finish something quickly, they are given permission to work at ridiculous hours - much to the detriment of surrounding residents.

I think you just need to nip it in the bud. As someone else said, send him a communication, which simply says, as per RERA laws he cannot evict without 12 months notice from the expiry of your current contract, he has not notified you at the 3 or 2 month point as required in your contract and he has to make any buyer aware that the property comes with tenants, who cannot be asked to leave without 12 months notice and any buyer must honour the current tenancy contract - I 'think' that's correct, I'd just check on that point. That's that really. Make him aware that you know the laws, you know your rights - end of story. <em>edited by FairyDust on 30/06/2013</em>

Hello, you can actually get a Dubai license, if you can provide a tenancy contract and a DEWA bill in your name to prove you live in Dubai - if you're married and it's in your husbands name then a letter from him stating you live with him. Also an NOC letter from your sponsor stating you live in Dubai. Not sure if you still have to get the say so of the Captain at the traffic department - this is how it used to be done - or whether they now just process it. But it can be done. Fees and Docs required: Passport for residents (original & copy) residence permit copy, current driving license (original & copy), translation of driving license (for some countries), consulate letter (for Canadians), 1 passport photo, eye test certificate & AED 360 for transfer fee and opening a driving file. Also required is a no-objection letter from your sponsor. Steps for getting your licence: 1. Get an eye test done. This can be done at any hospital, clinic or optician. Give them 2 passport-sized photos and mention that it is for a driving license. Most opticians will not charge for the test, while there may be a small fee for others. 2. Carry all documents mentioned above & go to Dubai Traffic Department Driving License Section in Al Ghusais from 7.30 am to 2.30 pm on a working day. Ladies can go to the Ladies Section, where the work is even quicker. 3. Fill up application form & submit all documents to the officer. 4. Take signed documents from officer & pay AED 360 to the cashier. 5. Submit all documents at Data Entry Counter. 6. Your name will be called out and your photograph taken. 7. Hello all, Just to jump in here with some information as we've just had issues with this. The RERA guidelines are as follows with regards to rent increases and these can be done after the first year, with the required notice as others have said: The maximum rent increase percentage of property units in the Emirate of Dubai leased before the enforcement of this Decree shall be as follows: A - There should not be any rent increase, if the rent for the real estate unit is up to 25% below the average similar rent. B - If the rent value was 26% to 35% less than the average similar rent; the maximum rent increase shall be equal to 5% of such value. C -If the rent value was 36% to 45% less than the average similar rent; the maximum rent increase shall be equal to 10% of such value. D - If the rent value was 46% to 55% less than the average similar rent; the maximum rent increase shall be equal to 15% of such value. E - If the rent value was less than 55% of the average similar rent; the maximum rent increase shall be equal to 20% of such value. With regards to tenant eviction, they have to sell with the understanding that there is a tenant already in the property and all the contract details stay exactly the same. To evict you, they must give you 12 months notice from the expiry date of your current contract.
