I spoke with our security in Green Lakes and their confirmed that in the future all towers in JLT will get a parking system, if its not implemented until now. Planned for November! In Cluster S almost everything is ready but the system isnt clear. If the card will be handed over to Owner or to the tenant, plus its not clear if all landlords purchased a parking space. On the ground floor level will be paid visitor parking and parking for visitors of supermarkets etc. Strange is that the Cluster of One Lake Plaza doesnt have any barriers till now.

Yes - it doesnt make any difference if the company determinate you or you resign. Its is valid for private companies outside of freezones. No - in the probation period, if you resign you cannot be banned!!!! I work in the HR and handle the same issue. She starts 2 months ago and left us because she can't handle the kids+work. We canceled her work permit last week and she got straight away a labour ban of 6 months. Reason: If you resign or get kick out there is "some wrong" with you. Actually you cant drive with your international driving license and resident visa of UAE. Additionally the most of the car rental companies will not allow you to take the car outside of UAE.

Green Lakes doesnt have studios. Only 1 BR, 2 BR and 3 BR. Forget about Dubai Gates - most awful flats i ever saw. Why you dont try to find something in Marina? Diamond Marina buildings are close to the metro, Chiller free and I'm sure that you will find a good deal. By the way - Discovery Gardens isnt near to a metro.

My colleague is living in Lake Terrace and he advice the AC get charges according to your sqf and according to your your consumption. So it doesnt matter if you use the AC 24h/7 or not at all - the amount is always the same. I dont know if its true because my AC Charges are included. <em>edited by Gege_DXB on 23/10/2011</em>

SophW, if you are employed by the Dubai Labour law (no freezone, private company with local sponsor) and your company want to release you there are two ways: determination with reason: there are only 3 reasons which are accepted by the ministry of labour (ask for them - actually i forget them :-s) to release you with one month notice determination without reason: 1 months notice + 3 months salary as a "bonus" for the determination dont sign any paper that you are agreeing on being determinate if you worked less than 2 years for the company otherwise you will be banned for 6 months (new labour law of 2011) HTH

I think the most of the buildings in Dubai have a seperate cooling fee for AC. Emaar Properties have chiller free, same with several buildings in Tecom, JLT only Green Lakes.

I live in JLT, Green Lakes but i wouldnt recommend to move in the S3. S1 and S2 are good but i think over your budget. Please be careful in JLT with the Palm Cooling Charges, which will be calculated according to your size of the apartment. My colleague in Icon pays for his 2 BR more than 700 AED per months only for cooling. In addition the housing fees could make your DEWA bill ridiculous expensive.

IMO i wouldnt go to any souk with babies, to much people and to busy. maybe the gold souk would be an option. Parking is next to it, near bus station (i think its fish market or gold souk station).

You arent in titel to get your annual ticket but the company must provide you a one way flight back to your home country after resignation if you are in a private company and under Dubai Labour Law.

@pmd I'm sure the agent is Mr. Yousef. He sees himself as the exclusive agent in Green Lakes S3. We had our own argument with him a couple of weeks ago. By the way you can see the name of your landlord in the deep title, if there are no contact details in it. Ask Rera for it – we did the same to renew our contract with our landlord directly. I spoke with the security with regards to the parking system, which will be implemented in the Green Lakes by the end of the months. There is no major plan for who will get a parking and how many parking every flat will get. Even the access system is questionable for the moment. The only thing which is decide is that their will going to block the parking spaces in 2 weeks to avoid non-residential parkers.

@the russian are you sure that the company will sponsor you? If they start organizing your work permit so its means your will be still under your husband sponsor ship and the company will provide you the work permit. We facing a big problem that one of my colleagues got divorce (she was under the sponsorship of her husband) and its a big hassle to change her visa from her (Ex-)husband to the company. by the way - if you will be listed (in your work permit) as office clerk, sales employee, archive clerk the company not require your diploma.

The devoloper is one of our clients. We were looking for a new office in DIFC and the developer advice that everything (commercial and residential space) is only for sale. Its not fair to blame the new Manager. He just need to solve the problem the previous company left for him. Why the security changed? The building couldnt afford them anymore because the landlords didnt pay the services and AC charges. Why almost nothing is working anymore in the gym? Because the landlords didnt agree on replaying it. My information is the jacuzzi doesnt work anymore because the building cant affort the water anymore. Their trying to cut any costs. The AC in the floors is 30 degree and even the security is complain about that. I spoke with some other tenants and all of them knew that the landlord didnt pay the charges since ages. Outstanding amounts of 70.000-100.000 AED per flat are the average. The top 50 non-paying landlords owning the building managment 1,2 billion AED!!! I will get official papers of the new management company to make an official complain against my landlord because he took my money (rent including AC) and didnt foward it to the building manager. I'm fed up with living there and contacted the Building Manager of PLACE. He told me that the most of the landlords didnt pay their charges of the last 2 years !!!!! and now the building is out of money etc etc etc. We all know the letters in the elevator. Soon the excisting maintance company will be kicked out (thanks god !!!) and at the moment the Building Manager is looking for a new one, more reliable one. According to the landlord boardmeeting in August the brocken treadmiles/steppers in the gym will be not replaced. The new security is comparing with the previous one a joke - the only one with is trustworth is Paul (nightshift-lobby). In my floor the ceiling infront of the elevator is moldy and its stinks and nobody cares. I dont know what's happening to the Green Lakes in general. In the backside of S2 (different managment) is the whole podium floor full of waste. Nobody is picking it since 2 weeks. <em>edited by Gege_DXB on 02/10/2011</em>

Cairo - Egypt. I loved it. Its much more traditional, great Arabic spirit and so friendly people. Would i go back? - I think after the revolution I will not find the same Egypt anymore. Maybe after its more stable in a couple of years.

For Italian Food i recommend Casa Mia, Le Meridien Airport. I have been to Amala and the food was ok but nothing special. I know some other restaurants in Karama, which are serving better Indian food.

I'm not a big fan of Automatic. We are ordered the last 3-4 months, regular for trainings from the branche in Jumeirah and its always a not complete, things are delivered, i didnt order, there are 1 hour or more late, etc. Quality of the food is in my opinion not great, just average. I live in Marina Area, so we regular order from Grand Abu Shara in Internet City, but be aware their usually dont have anything what is written on the menu.

Ethio Restaurant in Karama, directly beside Sana Fashion Building, facing the Main Road, between China Valley Restaurant and Bank of Baroda. Its recently open and you cant eat much there, its more like a small Bistro rater than a Restaurant. We ate there once and as a side dish we go the bread.

We had the same problem with our landlord. According to the law the notice must be send per registered post or hand over in person (with signature or 2 witness) My suggestion would be to send it per email and ask him for his PO Box or location to send it as registered post or courier. You need to have a prove (witness or signature) to make sure that he receive it.

I highly recommend the Business Real Estate as well. We renewed our lease contract with Jaques and most of their agents are very professional. Otherwise i would recommend Trevor of Elysian. He is one of the best agents deal with until now. Actually he is only working for the Marina Area. @Nikki Omar is not the Manager of Business Real Estate. Its a Lady but i forgot her name.

We determinate last months a lady (bachelor degree, UK citizen) while her probation period. Our lawyer advice us not the kick her while the first 6 months because she needs to leave the country immediately (Residence visa will be cancel + 6 months entry ban) + Labor ban of 6 months. This law got implemented in January 2011 to get treat of unqualified people which are not worths to stay in UAE (comment of a employee in the MOL). Our management determinate her after 6 months and 2 days to avoid any problems for her. Im working in a private company (NON Free zone) in Dubai. HTH

"Sorry Maaaaam, we got just 200 chairs and all are gone" Sure within one day all people picking up their chairs. *ggggrrrr* End of the stories was we bought a different model because my mom come over for a visit.

Christmastree just keep in mind the Green Lakes Towers have the best finishing in JLT and its extremly hard to find something similar in Dubai Marina - JLT. We were looking at Emar buildings (Majara etc.), good quality but extremly small rooms comparing to Green Lakes.

Thanks emlsnre. We will meet today our beloved landlord to discuss an extension for our contract. (If he is man enough to show up again) At the moment im not sure if we will go for an extension or for a renewal for 1 year and give him a 3 months note to leave the appartment. Im fed up from him, the lovely broker and the new community in the building.

I had the same impression when we viewed the appartments in Al Seef. We saw the appartments without a broker. The security is very flexible with giving keys or access cards to facilities. Maybe is worth to have a look again and to have a chat with the moms in the playroom or at the pool to investigate about it.

2. Renewal of Tenancy is at the discretion of the LL. If the Tenant does not renew the Tenancy on Expiry date he will have to pay. Sorry i might be stuppied but for my understanding without the condition on the back side of her contract Christmastree's contract would be automatically renewed - right? @Christmastree Wish you all the best to find something. If you are looking for a 1 BR in Marina/JLT i might be able to help you. We saw a lot and maybe one fo them is suitable for you. One broker informed us that at end of Sept there are 2 vacancies at the S1.

Okay thanks.... I hope we will find something. As our apt. has been sold, new owner has send us notice that we have to move out until 30/9, expiry of contract. ....Bad Luck for us. The 'old' owner wanted to renew, but he decided surprisingly to sell.... My dear, in this market anything is possible. Green Lakes is everything possible - specially in the S3.
