What gets me is the number of people I see walking to their cars and as soon as they get in and start the engine, the next thing they do is get on the phone!!! :angry: And I hate to say this but majority of them are woman. SL I know this sounds stupid and you won't forget, but make sure you get a receipt for your deposit. Believe it or not I have heard of a couple who never thought about this and now they're up the creek as it was a cash deposit!!!!

Hi It has been a long time since i moved apartments however what documents to i need if i am renting directly from the LL Ejari Title Deeds Passport copy Have i missed anything out? We just have the Ejari and Passport copy, there were no title deeds at the time we first leased. The only other thing we asked for was a photocopy of the cheques once he had received them. Thanks. I am managing to find so many LL advertising directly which saves on fees but want to be safe. True. We're renting direct at the moment and that's all we have. We just asked for the photocopy of the cheques to try and cover our backs if any bounced for whatever reason. Although could all change in the next couple of months :( I am quite excited now. New change and new apartment. Out with the old :-) I bet you are and hope all goes well with the move. We may not be far behind you, our contract expires 26th May

Geordie you are right. Sadly, the 2 year 'no increase' was stopped a few years ago. edited by MollyMooMoo on 01/04/2015 edited by MollyMooMoo on 01/04/2015 I have never had a problem with following the RERA calculator. It's the devious LL I get furious with.

I have been to so many spas in Dubai and usually I have left feeling that it really wasn't anything special enough to warrant the price paid. However, just last Friday I took myself off to the Talise Spa in the Zabeel Saray by myself while the hubby was at work and had the best facial I have ever had and it was the most peaceful and relaxing day ever. The grounds are amazing, not to mention the decor and surroundings being beautiful. I really felt like I was looked after. I used all of the facilities before my treatment (sauna/steam/snow room/swimming pool/jacuzzi) and was seated in a relaxation lounge with a cup of tea before my therapist came for me. Afterwards, she lead me back to the lounge offered more tea and told me I could use the facilities for the rest of the day if I wanted. I would definitely recommend Zabeel Saray! :) DH and I felt totally the opposite to you. Yes the treatments were great, but the rest of the time we were just left to our own devices. We had access to all the facilities, but were never actually shown them and we ended up going out and onto the beach for the rest of the day. For a couples treatment that cost over AED1k, I would never recommend it if you want to feel special. It was a good job that I had won a 1k voucher to pay for most of it.

One of the 'little' quirks of this place. No two people in the same department ever give you the same information ;) http://ezestate.com/rera-rental-increase-law-dubai.html The 2013 Law which is a decree from HRH clearly states the percentages for rental increases however nothing about the 2 years Yes we are only starting our 4th year and we never had the 'no increase for 2 years'.

apologies if this has been asked before. Can a landlord increase the rent again this year. He increased last year and I am under the impression that he cannot increase again for another year, ie every 2 years. Can't make any sense of the rera web site and cannot find specific answer. Hi there, i was in the same situation at the beginning of the year as i was due to renew my contract for the 2nd year. The landlord asked to increase my rent by 10%. I checked on RERA and it said am not due. I called the Dubai Land Department and i have to say they were fantastic, they gave me all the do's and dont's. In my opinion check RERA and call the Land Department. [b'>I was told they cant increase rent in the first 2 years, irrelevant of whether they give you notice or not.[/b'> I then emailed the landlord and i said i will not pay the 10% and that is how i have been advised by the Land Department and RERA and he had nothing to say but apologies. Best of luck. That is interesting as we were told, along with countless others no doubt, that the 2 year no increase stopped a number of years ago. Now it is all dependent on the RERA calculator.

I sneak the whole of Primark back into my suitcase! Oh and Maysan curry powder... that stuff is amazing! Razor Blades as they are soo much more expensive here! Apart from the curry powder your contents could be the same of mine. Add half of Superdrug too especially the big bottles of Batiste dry shampoo. :biggrin: Ha well I recommend you try the curry powder its amazing! You can put it in all sorts, risottos not just curries etc! ;) Yeah I generally just stock up on beauty things as my moisturiser is 20pound more here than the UK! I miss Boots, Superdrug and Primark soooo much I will have to try the powder when I am next home I miss Asda, Wilkinsons, Primark, Greggs and Dicksons... I need a saveloy now!! :cry: Definitely miss Greggs and Dicksons - ham and pease pudding stottie :biggrin:

Ours uses the family kitchen. She is a full-time, live-in maid who is treated as one of the family (with guidelines and bounderies of course) and eats the same food that we do. Pretty much every live in maid I know[b'> only[/b'> has their private room and bathroom (like the rest of the family memebers) which is their personal space. I think it's a little much for the maid to be demanding a seperate kitchen when none of the other family members have one. Makes me wonder what will she be asking for next?! Where did the OP say the maid wants her own private cooking facilities? Exactly, she's asking for help as her maid unfortunately has to lose her own kitchen

I have now tried with a Barclaycard issued in the UK and my UAE visa card, both have billing addresses in Dubai. Just tried the UK visa with delivery to my Shop n' Ship address in the UK and that has also failed!! Perhaps it's because your billing address is in Dubai

This is what I was told by an agent who had just finished her RERA exam. Eviction notice must now be issued only through Notary Public and delivered by the court.

all a much of a muchness - i use lunettes as they have a loyaly card. But i usually buy my lenses from getlenses.co.uk as it works out cheaper, even with shop n ship That was one of the reasons we went to Al Jaber, Airmiles :)

Zurich offer very good rates for the level of cover you get. I can second Zurich. We have our car and contents insurance with them and also use them for travel.

Have you looked at Jumeirah Park recently? The cheapest 3 bed on property finder is 200,000 !!! You could probably get a 2 bed in JVT for that budget and may even save a bit as I think some are on the market for 140k If you could give us some more info on what you're looking for and an idea of where you want to be perhaps we could help more edited by Geordie expat on 24/03/2015 Ok they have been going up too, might have something to do with the new school almost being finished. JVT and JVC you still have some under 200 k I wouldn't imagine JVT will ever go over 200k unless it's a hugely extended villa, majority are around the 140-160k mark and JVC is still very much a building site and definitely under 200

We nearly caused a punch up because of people trying to save seats! We ended up sitting down and getting dirty looks all throughout. Saving it for 2 or 3 I get but 10 whom we were told were on their way from the Marina! The seats we took were for people who wouldn't be arriving until after 9 :\:

Not sure about the timing or parking as we always end up spending longer than we plan to here. We usually park the car nearer home and use the Metro. We get off at Al Ghubaiba (or whatever it may be called now) and walk along towards Bastakia. Then depending on the time of day either wander round Bastikia and have something to eat, or cross on the Abra, do the Souqs and then come back and eat. If you can look at this from another point of view it may help. He can choose his friends and drop them if they don't get on. He can't change his siblings and as some people have said on here you don't always get on with your immediate family. I am sure you will find that in time he has a number of close friends and will not be bothered about being the only one.

I think I really have to do my homework on this subject before moving forward. I've seen advice given on this website before but some of it conflicting. I need to view and interpret the laws myself. Is the best source of this information dubailand.gov.ae? Geordie Expat I'm with you on this one. Surely the laws are in place to protect tenants from the whims of greedy landlords? I have looked after this property out of respect for the owner, I've paid my rent on time and towed the line. But rents start to climb and the eviction notice is delivered. Is that ethical? I did read that a letter by registered post was as good as a notarized one from the land department ( I received the latter) It has changed since you received your notice SL. Eviction notice must now be issued only through Notary Public and delivered by the court. GE do you know when this change happened? Sorry I don't know exactly, but I'm sure it was just this year. If I can find out I will certainly let you know

Why GE? its his property? Morally, i do not believe that its right to force someone to keep renting their property to you.... Why not? They were keen enough to rent it to you in the first place and increase the rent in line with the calculator fine. It's not the tennants fault that Dubai won Expo 2020 and majority of the LL thought that all their birthdays had come at once! As I have said and strongly believe, if it's a legit reason then yes I would have no problem moving out, it's the fact that some just use the moving in excuse to get shot of a tennant who is paying slightly less rent that a new tennant would pay. Although at the moment a number of LL where we are living are now sitting on empty properties as no one will pay the hight rent. Surely it's common sense to keep a good tennant who is willing to look after the property and pay the legal rent than have an empty property and all the associated problems that come with it.

Regardless of the law, do you really think that is ethical to fight a one year eviction? I don't have an issue with the legal one year eviction. What I do object to is the downright lies some LL tell to get tennants out. If it was me in this situation, I would definitely keep an eye on the property to see if they do try and rent it out again.

Help ladies Been thru previous threads and saw holly for color and Meghan for a cut recommended numerous times. Called essentials today to book and they told me Meghan no longer works there. The lady on the phone said Victoria is very good for a cut and color too, have booked with her but would like to know if any of you has used her? I'm going for a hair cut for now. If not Victoria then who else is good in the salon for a hair cut? Thank you P.s any idea where Meghan is? GE uses Holly there. I have heard she is good. Cant help with Meghan sorry I'm using Holly now for both cut and colour, she's great. Meghan has gone back to Geordieland :)
