Does he need to re-run the survey again? LOL! I'd love to know who, and where they get their answers from.

[b'>The pet exporters drop your pet off at the same place and time that you would if you were sending them from the cargo village[/b'>. If you are on a route where you can send a pet as checked baggage such Dubai to Houston that is what I would do, the trade off of a walk (with a stranger) is not worth them having to be loaded on an aircraft twice. Good luck, I know it is stressful! edited by Fiat500 on 12/02/2014 Not DKC they have staff there majority of the time.

The one advantage of using a company like DKC is that they can stay with your 'fur baby', right until they get on the plane. Did DKC say why they can't / won't use Emirates, if there is a direct flight?

My only experience was flying our five pets in from the UK. The company we used over there booked them on Emirates and they were met by DKC at this end as we weren't able to travel with them. If given the choice I would prefer them to just take the one journey instead of having to take off and land twice. It's probably not that stressful, it's just my preference.

Hi Ladies, Just wondering if anyone knows of anywhere in Dubai that may have the Feliway Defuser in stock. Everywhere i've tried is sold out. I was told it was a problem with a delivery from the supplier and they only expect more in March. I've tried Pet remedy but so far it hasnt done a great job. The one specifically for cats is way better. i have bought the Feliway spray today which cost a fortune compared to the defuser. Hope i get some benefits out of it because i can really tell the difference in my cats behavior since the difuser ran out. Wish i'd known at the time when i brought it that it was such a miracle as i would have brought all the stock in the shop :-) Have you tried http://onestoppetshop.ae/ I know she has the spray in stock, but not sure about the diffusers. There's also a new pet shop opened in The Green Community, just past Park n Shop, on the same side. They also do online, but for the life of me I can't remember the name. Sorry Just remembered it's Dubai Petfood and I see they're out of stock too. :( edited by Geordie expat on 12/02/2014

Speaking of… I posted an ad for a house maid in the classified section of EW and i got the weirdest and funniest response yesterday. The call was about 930ish and the number on the caller ID was a +44 and the woman who spoke claimed she was from Thailand and was working for a local lady but the lady is now ill and has to go to the US for treatment so she is looking for a new mistress. She went on to tell me she was a servant and enjoyed being a servant and thats all she's ever wanted to be! She claimed that in order to be a good fit for our family she had to be our slave literally and if thats what I was looking for??? I tried to take the call serious but it truly wasn't… It had to be a prank. The stuff this lady was saying was crazy… she was like i have to rub your feet every day and I have to serve you. I was like thanks lady but NO one deserves to be anyones slave and NO we would NOt be a good fit. Anyways just an FYI, these forums are really not as secure as we think they r and beware of the woman wanting to be a SLAVE. Just sounds like someone trawling this site and has a really weird sense of humour

You're feeling abused??? What about the poor maid who gets no days off! And I agree with her - if your hubby is home, why shouldn't he look after your son? Why should she have to forfeit her day off? Dangerous blonde, please see response to Layalayla. Hubby is capable, on that particular weekend he was returning from a business trip and I needed him to relax. I am not an evil person :-( You needed him to relax? But not your maid? Again, something wrong with that. People in Dubai are so selfish and immature. Im sorry if you find it selfish. But yes I needed him to relax. He is a loving father who works very hard. If I had asked him, he would have but I would have been worried at work picturing my husband asleep on the couch and my son doing something dangerous. My husband was a shift worker when both DDs were born. He would never have thought twice about staying up to look after them if I had to go to work. He valued 'his' time with them and I never once doubted his abilities I guess my husband is a very bad man, and yours is perfect. People are different. Please do not judge my husband based on this one and only incident. As I have said, the reason my maid asked if my husband could look after him was because he ALWAYS does this, only this time, he was just exhausted. No my ex-husband certainly wasn't perfect! He was a paramedic and as I said valued 'his' time with the girls. Even if we had been able to have help in the home, he certainly wouldn't have left them with her, when he was there. Lucky you, I can imagine how hectic being a paramedic is. Having said that, my husband too does value time with his son and this was the only incident. Usually I plan things around his travelling, but this event was a last minute thing and hectic to say the least. Yes work problems happen, but I honestly don't think you'll get any sympathy here after what you said.

I have just found out that my apartment has not yet sold so do I await instruction from the new LL if they buy before my contract is up? I would doubt it as anything could happen to the prospective purchaser. I would say that your contract has to be renewed with your current LL. The new buyer gets the apartment, tennant and all. Thanks Lets see what happens. They will be in for a shock when they try and increase the rent as although the rent calculator ( For the Views not the Greens) says an increase is due they didn't give me 90 days notice Exactly, any prospective sale could fall through if your current LL has promised they will get more rent. I'm surprised the RC are not fed up with all these goings on. edited by Geordie expat on 10/02/2014

Please excuse my ignorance but i am hoping someone could answer a couple of questions i have. Does removal of the two year rule only apply to new contracts? I guess what I'm asking is if we signed a contract June last year can the landlord now increase the rent on Renewal this year?or because we signed the contract before the new decree do we still get the two years? Second question is regarding the calculator - what is the definition of a complex? We live in a semi attached villa with a shared pool - would this be deemed a complex or an individual. There is only our villa and one other sharing the pool, two villas which are semi attached. No, everything is now under the RC Thanks so much for your response. Can you please confirm by saying "no" you mean that no the 2 year rule does not only apply to new contracts and that on renewal of our lease the owner could in fact increase the rent in line with the calculator? The 2 year rule does not apply to any contracts, no matter when they were signed. Yes your LL can increase the rent only according the the RERA calculator and in accordance with the 90 day rule. Ok, thanks (gulp). Does anyone know if our semi attached villa could be deemed an individual dwelling under the calculator? Sorry, but that I can't help you on. You may need to contact RERA for clarification.

There is a slight increase as my building is classed as The Views not The Greens oops However it isn't a huge amount and cheaper than moving :-) but still as you are out of the 90 days, and you are getting evicted in a year, why would you pay? Do I have too? That I don't actually know? I would have said that because you're within your 90 days, you have the right to renew on the same terms as last year. Not even sure if the eviction notice can be served, but don't hold me to that one

Please can you give some reference to this, all the information on the decree has no reference? The only information I can find states: [i'>Decree No. 2 of 2011 (old), [b'>Decree, No. 43 of 2013 (new)[/b'> on rentals in the Emirate of Dubai, the landlords can increase the rent as below, RERA Calculator does this for you. A landlord must give a 90 day notice to his tenant if he plans to increase the rent, which has to be based on Real Estate Regulatory Agency’s (Rera) rent index. 5 per cent if the earlier rental is 11 to 20 per cent lower than the average rent for a similar property; 10 per cent if the rental is 21 to 30 per cent lower than the current going rates for properties of a similar scale; 15 per cent if the rent is as low as 31 to 40 per cent than comparable ones; and 20 per cent if a property’s rental is more than 40 per cent less than the average. [b'>Law (26) of 2007 – Article (9) Landlord should not increase such rent value or amend any of tenancy contract conditions until the elapse of two years from date of tenancy contract. Even after two years, if Rent Calculator shows no need of increase, then no need of increase. Only pay the within the market (RERA Calculator) price.[/b'> [/i'> I was under the impression the decree applied to the % increases and was not a change to Law regarding tenancy contract conditions. Was there another decree issued changing this? What other changes have they made to being able to change tenancy contract conditions? I'm sure something has been put in place to over rule Law (26) of 2007, the two year thing.

So, our rent is due on 6 March (we paid in 4 cheques). The previous LL has our cheque. I am very tempted to use the money first to pay the DEWA bill and just give him what is left over. Can we do this? Go to the Rent Committee, explain your problem, and then suggest this as one of the solutions. Doing it this way may put your new LL in the picture If your check bounces, you will go to jail. Regardless of the reason. Go to DEWA and the RC immediately. Not true. Only if the LL approaches the bank and complains. Which might be difficult if he is in Iran. can you not go to the LL's agent's office in person with 2 screaming kids and offer to resolve things amicably with your solution of using the rent money to pay for the leak, and then giving the remainder of the rent owed in cash? I would refuse to leave the office until they had recognised the problem and come up with a solution. If necessary take an Arabic speaking male, ideally local in a kandoura, to really stress how unreasonable they are being. Whilst I totally agree with you I think the OP should bypass the agent, who doesn't seem to care one way or the other, and go straight to the RC. From what she has said the agent just appears to think all these problems are something to laugh at.

Are they in the 90 days? 81 days to be exact However the rent calculator stipulates no increase and the 90 day changes must be agree by both parties therefore no increase [b'>I am very proud of myself :-)[/[/b'>quote'> I don't blame you:) I suppose if you really wanted a fight you could refuse the 12 months notice, but at least you now know where you stand for the next 12 months.

While on the subject of LLs and contracts, can anyone categorically tell me whether a non renewable contract is legal in UAE. When we renewed our lease in the summer the LL insisted on non renewable clause, other wise he said he would give us 12 months notice there and then. So I signed. As the lease now has this term in it, does it mean that LL does not have to give any notice of eviction (90 days) and does not have to offer any reasons for non renew (moving in himself, selling etc.). Is the non renewable clause a means for a LL to choose to do whatever with property at end of the lease? P.S I have no issue with this if it is the legal view as I signed the contract with the clause in it, but if legally it is not binding then ****** the LL I want to stay in the villa with whatever rent increase as per RERA. Please no high moral ground - life here isn't fair, so when in Rome...... As far as I am aware, if you have signed it then it is legal. Your LL can of course offer you a new contract, but the rent can be whatever he sees fit to charge, as it is a completely new deal.

If you have kids, it will also keep them occupied in the car. Lol. I was just going to suggest the same. The day we went it was packed and as we don't have kids we managed on ice cream and crisps.

Paying the bill is not an option. We can't even get a bank loan because neither mine nor my husband's companies are on the bank's approved list. Aaarrgghhh!!!!!!!!! It is the landlord's agent who is laughing at us. We don't have the landlord's details although we know he lives in Iran. Just as a bit of background... our villa was sold a few months ago but we didn't know. We took our original LL to the RC last July and we won. He then immediately sold the villa but didn't tell us. We are still paying our rent to him, but the amount was deducted from the sale price. We only found out the villa had been sold when we called him about this problem... So, our rent is due on 6 March (we paid in 4 cheques). The previous LL has our cheque. I am very tempted to use the money first to pay the DEWA bill and just give him what is left over. Can we do this? What a terrible mess, you must go back to the rent committee and take advice, also go to DEWA as suggested (with two children baling their eyes out) and ask for help, even a small payment may help. You need legal advice, try the National and hopefully others may be able to suggest help. In the mean time fill some baths with water. I agree with Lolacat on this one, but I would also be tempted to do what you suggested and use some of the rent money to pay for all this. Your new LL may have no idea what is going on and I bet he won't want to find the car port of his property has collapsed.

I would agree go to the RC immediately, but also is it worth going in person to DEWA and speaking to someone and perhaps offering to pay something towards the bill so they don't cut you off. Is it your LL laughing at you or the agent? This is indeed an awful situation to be in, but you never know the power of the press and all that.
