A few people where we live have mentioned this and we all suspect it's greedy landlords trying to scare them into moving out, so they can ask higher rents. I do know though, that a number have also won their cases when they have taken the landlord to court. Unfortunately a lot of landlords have no idea of the laws regarding tenants.

I would check with RERA as my first priority. I have never heard of a vacating letter. Yes you need to see proof of sale and if they decide to give you 12 months notice, it has to be for the reasons stated in the law. All I can think of at the moment is - they need to move in, a first degree relative (and I think that needs to be their son) is moving in, or they're going to carry out alterations to the place. I think that's more for villas than apartments. Hope this helps

OK, Yas dispatched the tickets on the 5 Nov to Aramex so they should be out shortly. I called Aramex and they didn't have them yet!! If you have never owned a cat before, you must undertake some research before adopting - it's a lifetime commitment. The first question you have to ask yourself is if I move to another country will I take them with me no matter what the cost? If the answer is no, then don't adopt. This gives good advice: http://www.petfinder.com/pet-adoption/cat-adoption/cat-adoption-first-30-days/ Vaccinating your cats are to keep them safe from harm - not you! They need PCH which consists of two separate vaccines given 3 weeks apart and a vaccine against rabies. These are annual vaccinations. There's also a treatment for fleas and ticks that you can give them (Frontline) and worming tablets approx. every three months. Providing they use a litter tray and you clean it regularly (you have to scoop their pee and poop out daily), there should be no smell! You can buy corrugated cardboard scratching trays or scratching posts which have sisal rope wrapped around them which should deter them from scratching on furniture etc. There are loads of websites which give advice on cat ownership. If you're prepared to put in the time (for example they need their claws cut, ears checked, groomed if longer haired, played with etc) and money, owning a cat is great fun. I grew up with a dog and never interacted with a cat until I met DH who is cat-mad. Now, I can't imagine not having a cat in the house which is just as well - we're moving to Australia next month and shipping our five cats with us! They're family! Good luck. I booked my tickets from the Etihad store at Marina Mall Dubai. Called them, they said maybe 2 weeks. I called Yas Marina & they didn't have my booking reference. I called Etihad office they said maybe 2 weeks. I must have gone around in circles on the phone for about 30 mins!!! Who knows where they are or where they will turn up!!! Where did you get your tickets from? I bought ours direct from the circuit, via the phone number on there. Hope you get sorted. <em>edited by Geordie expat on 09/10/2013</em>

I may be wrong, but I don't think tenants can use the online system!!! Most people I know have had to go into an office to do this. There is an office at TECOM near where the medicals are done, which will do this for you. My understanding is the 12 month eviction can only come if the landlord intends to move into the property himself. He can issue you the eviction notice, but if you do move and find he's re-rented to new tenants you can take up a case with the rent committee. The rules are in your favor, so I'd insist on the x + 10k rent amount. Thanks Meagle - I know that the rules say that but I'm not too sure how enforceable they would be....... I'm moving towards insisting on the +10k amount. The law regarding rental renewals is VERY enforcable as long as you stick with RERA. However, RERA or the Rent Committee can make an exception in entertaining disputes filed by landlord or tenant even if the tenancy contracts are not registered. This means you need to get your tenancy contract registered with RERA, but if you have not done so you may still have some legal protection. Article 9 of the law previously contained a two year protection against any increase in rent for the first two years of the tenancy; the amending law removes this protection. This means that rent increases can take place every year, in accordance with the 2009 rent cap and the index of rental values. Article 13 & 14 of the law require that if the tenancy contract is to be renewed at the end of its term and amendments are to be made to the contract, including any review of the rent, the parties to the contract must notify each other of such amendments at least ninety days prior to the expiry date unless the tenancy contract provides otherwise. Article 25 Part 2 adds that a landlord may terminate the tenancy contract upon expiry if he "wishes to sell the property.” However, there is a requirement for twelve months’ notice to be provided by the landlord to the tenant in such a case. Article 25 also introduces a requirement that any notification of eviction from a landlord must be sent either through the notary public in Dubai or registered mail. Article 26 of the law is amended to the extent that if the landlord wishes to recover the property for his personal use, he is now restricted to re-lease it to a period of 2 years for residential properties and 3 years for non-residential properties; previously it was a requirement of 1 year. Other highlights: In the event of premature termination by tenant, the tenant can claim for remainder rent amount by mutual agreement between landlord and tenant OR the rent committee can grant some amount of compensation to landlord and refund the remainder amount to tenant. Thanks for this - Geordie expat! To add a little intrigue there is now radio silence from the landlord! My current contract expires tomorrow - let's see how this pans out! From what I've heard they do tend to 'try it on' until they realise that the rental laws are there to help the likes of us. As I mentioned a number of people who live near me have taken their LL 'to court' and so far all have won. :)

I realise now what a stupid question it was! Most cars have a letter. Mine doesn't. It's a rental car so maybe that's why? I'll just have to keep lots of change handy! Or you could try and register the car online and then you can use a nickname for your car. Saves having to remember the reg number. I can never get the numbers in the right order, without having to get out and check :)

So many of us in the same boat, I have been here since May and non stop job searching all to no avail... it does make you wonder just how people get employed here!! DH tells me to enjoy being a lady of leisure but I need my own independence and want to work!! I to would take any thing admin, reception, etc GOOD LUCK EVERYONE :-/ Giggles it a lot of luck and having the right role land on a recruiters desk Pre 2009 there were roles galore however after the crash everything changed Clients can afford to be really choosy when it comes to hiring staff and as there are no active PC laws here they can chose gender, nationality, age etc You have to keep bashing away at it, this time of year historically is quiet and towards the end of the year companies write their budgets Good Luck! Prospective hirers can be very choosy I totally agree with that a million times over :(

If it is over 55 then people are probably hesitant to hire you as it's quite hard to get visa for people once they are over 60, i know it sounds really harsh but that's the sad truth of it. I've got 6 good years left to work here though and I'm on DH sponsorship

Jobs and wanting a job are magmatic opposites. I searched for a new one for a long time before giving up. Alhumdulilah I have a great job and DH, but if I didnt I would have left by now. There's only so much one can smack their head against a wall (which is what job hunting feels like!) before they ask for a wall free room. Start applying for jobs in your home country to be on the safe side, in case the time comes and you're still getting thanks but no replies. My friend found one after looking for just 18 months. I is low paid and long hours though, so once her contract is done she i putting her AE dream to bed. Good luck... We only came out here as we'd both been out of work in our home country due to redundancy for 2 years in DH case. He's got a reasonably good position, but we need to keep our property going back there. Unfortunately when you get to a certain age, it's a problem getting a job anywhere.

HSBC offshore is based in Jersey and you have no need to get in touch via the UAE branches. They do have interest bearing accounts in various currencies.

We've tried them both ways, without any oil at all and with a VERY VERY light coating of olive oil and I'm ashamed (well almost ashamed :) ) to say that I prefer the slightly oil coated ones. For the number of times we actually have chips, I would rather really enjoy them

The cheapest one I found was Pets Oasis. It's run by a Swedish vet. It's 40 or 45 a day if I remember, and if over two weeks they do free pick up and return service. Our cat has always been fine there. Great thanks I'll give them a try

I have all my UK pensions offshore now in a QROPS. There was no time limit on when I could do this and it also means that I am in control of everything and how they are invested. Also as my DH has done the same, there is no issue about us not having been married when the pensions were first started. The only one's we have left in the UK are our state pensions - that's if they'll be worth anything when we reach retirement age !!

We had an HSBC account in the UK before we came out and once they heard what we were doing immediately upgraded us to Premier. We then opened an account with them out here and so far so good. The transfers back to the UK are free and the rates are pretty much the same as you get elsewhere. The main plus is that they are free no matter how much or how little we transfer.

Just found this as it was quoted to a friend. Like everyone says the LAW of Dubai is 12 months notice by registered mail or public notary. Law 33 of 2008 Article 25: 2. Landlord may demand eviction of tenant upon expiry of tenancy contract limited to the following cases: a. If the owner wishes to demolish the property for reconstruction or to add new constructions that prevent tenant from benefiting from the leased property, provided that necessary licences are obtained. b. If the property requires renovation or comprehensive maintenance which cannot be executed while tenant is occupying the property, provided that a technical report issued by Dubai Municipality or accredited by it is to be submitted to this effect. c. If the owner of the property wishes to recover the property for use by him personally or by his next of kin of first degree provided that he proves that he does not own a suitable alternative property for that purpose. d. If the owner of the property wishes to sell the leased property. And for the purpose of clause (2) of this Article, landlord must notify tenant with reasons for eviction at least twelve months prior to the determined date of eviction subject that such notice be sent through the Notary Public or by registered mail. Article (26) If the Committee decided for the landlord to recover the property for his own use, or use by his first degree next of kin pursuant to the provision of paragraph (c) of clause (2) of Article (25) of this Law, then landlord shall not rent the property to others for at least two years for residential properties and three years for non-residential properties from date of recovery of the property, unless the Committee decides less period for reasons considered by it, otherwise the tenant shall have the right to request the Committee to order proper compensation to him.

Has anyone tried Hungry Tiger in Al Barsha? I've read some really good reports about it, but would love to hear from someone who's actually tried it. Not had it personally, I'm on the wrong side of town - but heard really good reviews. I also think in the new Good Magazine next month there will be a review. Thanks for this. Perhaps I'm just being picky about the reviews as I've never actually heard from anyone who's eaten their food. It does sound too good to be true :)

As far as I am aware the notice must be in writing and delivered as Nscm said below. It must be twelve months from the end of your current contract. So for example - if your contract expires 31st July 2014, that is when the 12 months starts, which will take you to 2015. I am sure someone will correct me if I am wrong with this.

My DH has been seeing Dr. Zbiggy Brodzinsky at the Dubai Bone and Joint Centre for his back and rates him highly. Unfortunately not sure if you'll get to see him very quickly, but worth a try.

Don't know if this is any help TDB, but I've looked on the four letter banks UAE web site for purchase protection and this is all it says. "Shop and be automatically protected against accidental damage or theft within 90 days' from the date of purchase - up to a maximum of USD $20,000 annually" Sorry can't find anything to help with company going bust.

Sorry, but why would you expect the bank or Visa to pay you back for a company that's gone bust. Not sure about out here, but obviously in the UK you would be able to contact the companies creditors. Sounds like you may just have to write it off. Because the whole ;point of using a credit card is that you are protected and Visa has tied up with / endorsed a company which is unable to provide the services to its customers. It is stressing me out more trying to get the money back so may just have to write it off :((( I agree with that, but just not sure about the minimum amount and what the cover is regarding a company going bust. Maybe worth trying to contact Visa back in the UK and see what they say.

MrsChef The antibiotics I was prescribed back in the UK were Tetralysal 300mg (Lymecycline 408mg). One taken daily. They were fantastic as I could use them as and when I needed them, if I had a breakout due to stress etc. LemonyLime I was very surprised how much my skin cleared up once I was out here. I haven't had to use anything apart from my normal cleansing routine for over a year now and no tablets at all. As long as you always have minimum factor 25 on your face and more when you're out for long periods, you may be surprised at the improvement.

One Dermatologist i visited here(for a different reason) said that because Arab skin doesn't get Rosacea that it isn't recognised (in UAE). She gave me the name of 2 types of creams available on prescription in the UK so my mum got them for me...they unfortunately didn't do any good though. I never found that any of the creams I was prescribed in the UK ever did any good. If anything, they just made my skin very dry. The only thing that worked was the low dose antibiotics, which I promise I will give you the name of tonight :)

WOW! really dinks?! I did get it in the UK before i moved here...i think it's partly genetic :-(?? It's certainly got worse here although I've been here 6yrs. I'd be interested to hear about the AB's you were put on as i could discuss this with the Dermatologist I see (based on the recommendations i get) If you can wait till tonight I can let you know the type of Antibiotic I was on back in the UK. They worked wonders for me - I also never caught anything else going round either :) I also had a couple of sessions of IPL with yearly top ups, which definitely helped. Mind I haven't needed them since I moved out here just over a year ago. I do always have factor 25 on my face majority of the time though. <em>edited by Geordie expat on 11/08/2013</em>

DH and I both work in different parts of DIFC and we're at work tomorrow. Mind we did both have Wed and Thurs off.
