2000AED for gravel - whats it made of ? gold dust ! tell em to whistle ! Blimey ! thats a lot of dosh ! I would suggest getting some quotes off gravel merchants from Al Quoz before buying someone elses you may find its cheaper in the long run ..

can you put up a consertina door ? SEDAR do them or I know a friend thats having them taken out of their new property ! I have seen the washing machine in the kitchen next to the sinks but if it were me I would prefer a dishwasher and a shower tray where the washing machines go what type of property are you in ? maybe you can jig it around on a plan of the property first before making any changes _ I have also seen a washing machine and dryer in those plastic sheds outside in the garage space.Just a thought <em>edited by Hydepark38 on 15/01/2012</em>

Thanks HP38. Unfortunately the lease is signed because we were told it was standard. Now I've read other comments on here, I'm thinking that the clause "Renewal of the Tenancy is at the discretion of the Landlord." is NOT standard because it suggests strongly that it is up to the LL whether you stay or go at the end of the first year and this contradicts previous advice regarding standard leases on here. So I guess my question still holds - if we wanted to remain in this property, would the LL still be able to tell us to go at the end of the first 12 months regardless of his justification because we have signed a lease with this clause in it? This is not a standard lease - each broker has its own - most of them copy the rera regs then add addendums at the back - Just to add - RERA takes precedence and so do the Decrees set out by Sheikh Mohammed bin Rashid Al Maktoum. The decrees are none negotiable but do change.If you follow your Notice to renew or notice to leave timeframes he has no reason to not renew.If you break the terms of the agreement he can enforce his decision. Bear in mind - If he forces you out its only because he or his immediate family need possesion _ if this is not the case he can not rent it out for a further 2 years ! JUST FYI x ALSO get your contract registered with RERA through EJARI - The cost is 160AED and worth every fil <em>edited by Hydepark38 on 15/01/2012</em>

My understanding is he cant evict you but he can give you 90days notice if he needs the property. If he wont renew he has to prove its not because he wants more rent ie his family needs the property. "If the Tenant does not renew the Tenancy on Expiry date he will have to pay the rent as demanded". this is down to notice period for renewal - if you dont give the required 30,60.90 days notice to renew, your rental is deemed to be a continuation and you will be liable for another years rent. If you don't give the required notice to vacate its the same x

The worst thing debtors do is not take the calls - its a camel syndrome of burying the head in sand He needs to sit with some one that financially asute - a friend maybe - he needs to write down income and expenditure and then list ALL of the debt Credit cards rent car loans firstly he needs to live - is he renting a property ? can he downsize - ie is he living sensibly and not in a one bed fully furnished at the Burj Khalifa ? can he share with someone ? Is he renting a car ? if he owns/rents it can he sell it and clear any debt/profit then rent a smaller vehicle ? You say he is living frugally - he will be if he's not answering the phone to creditors. get him to Cut up his credit cards He needs to stop all outgoings then write to all of the creditors stating his current situation and offering a payment solution he can actually afford untill he can balance the books . Banks such as HSBC see this issue daily - if you ignore them they get a bit upset and take it to claims. if your in debt in the UK on an unsecured loan ie credt card / store card - you can do this and offer 1 pound a month for 6/12months - In my opinion anything thats unsecured can wait Mortgages and child fees need to be maintained. He is in a terrible situation and I hope he has people around him that can help _ I am assuming he is not earning enough money in his current role and its not a business he owns ? as far as I am aware there is not a support group for debt in Dubai _ he needs to tackle this issue himself with a bit of help and the aid of his creditors. they are understanding - of course they want their money back - but he needs to speak to them and tell them he can't afford huge repayments x wish you luck in helping him <em>edited by Hydepark38 on 15/01/2012</em>

We are on the verge of employing a live-in maid and wondered if anyone else has done this living in the Springs. The maid's room/laundry room is tiny and the adjacent 'guest' toilet doesn't have a shower. How did you manage the bathroom situation? I really want our new family member to be comfortable. Any tips on how you managed this in such a small home would be appreciated. TIA I have seen a few places install a shower unit in the laundry area _ I dont know if your in an end or a middle but they have different layouts in the bathrooms - do you have a study ? what about housing the maid in the study area ? seen that done too at a friends house I personally think its far too small for anyone to live in - let alone a human - have you thought about sponsoring a live out rather than a live in ?

I too have never had an issue at Nstyle but I use Dubai Marina Mall - Suzie came highly recommended _ if you get seriously stuck they are open on Christmas Day !

its a catch 22 situation - the LL's are complaining that Nakheel are not keeping up the maintenance and are refusing to pay - the owners association is up in arms - we lived on the palm and have moved because of the situation - we were refunded in full for our rental as we were not told about the costs of taking out membership as we were told it was included

Jamies 30 Minute Meal -starters steamed dim sum(waitrose) rib eye steak - chinese style with dan dan noodles - Dead simple followed by chocolate ganache/fresh clementines and palmiers and hibiscus tea or Oven baked cod/coley/haddock - cover with breadcrumb paste made from breadcrumb,garlic,anchovy fillets(trust me you don't taste them)sundried tomatoes and balsamic vinegar served with smashed potatoes,peas,broccoli(mashed together) with a serving of oven roasted tomatoes on the vine popped ontop of the fillet( tastes good with fresh tartare sauce too)- leave out the tomatoes -pudding pear tartlets fresh lemon thyme & topped with meringue

ordered mine 2 days ago and got 10% off online ordered the wrong one initially as I went for the fine dining then realised that and changed it to entertainer family - I am assuming its the same ?
