thats right, the market is leaning towards off plan especially as good developments are still coming up and the ready properties are way over priced. Off plan also gives people a broken down payment structure, which many people could pay without actually taking a mortgage lots of movement in apartments, as owners are unloading to create liquidity- to either upgrade their properties etc, especially DG and IC have both risen in value over the past 6 months- still maintaining a 9/10% rental return..

thats right... you can either stay the entire year now, at the same rental or you will have to pay to move out. RERA protects the landlord and the tenant.

could you post the area and type of unit? and what are you planning to do? this week has been the worst with speculations..it's also forcing people to buy in a bigger hurry than they want, as there is a feeling that prices will rise..but the rise is also far too drastic, and Emaar is churning out off plan properties on an almost weekly basis, thereby dominating the new buyer market.

what this means is that the banks too, agree that the prices are going up higher than what is realistic? question is- if you are willing to pay the price for the unit, and are borrowing below your limit, does the valuation matter?

It's easier to first work with the bank you currently are with. bear in mind that all pre approvals are only valid for two months, and certain banks do not finance certain locations. If you are looking to buy next year, then it is far too early to start calculating mortgage as the market is mad (there is another thread about valuation of property by banks). It would be a good idea to get the checklist of what the criteria for a mortgage is and try your best to tick all those boxes. where do you want to buy?

Hello lovely ladies of Dubai! Oh, how I've missed you :) We have just been given notice that our house will be ready for handover in two weeks, and as such as planning to fly into Dubai from Singapore (where we now currently live) for the handover. We plan on putting our property on the rental market, however, considering we live in Singapore, we will need to hire a property management firm to manage this for us. If any of you wonderful ladies could recommend such a firm we would greatly appreciate it. Preferably one that offers a one stop shop solution, including landscaping if possible. Also, just in case, can you recommend any landscapers who can come in and do a decent job at a reasonable price? Also any landlord tips would be much appreciated. During our time in Dubai, we've always sat on the other side of the table, so any words of advice or tips would be much appreciated. ;) and Last but not least what to do in Dubai with two girls aged 5 and 3 years? As for me, I'm definitely going to get my lebanese food and shisha fix!! And does a slice of the Lime Tree Cafe carrot cake still feed a small army?! congrats on your purchase. but please be aware as Tattle said- handover sometimes takes weeks to months, depending on municipality and respective developers....

agree with TDB here, as an employer I do not get into petty disputes. I can overhear my employees and many times they are being mean and petty to each other- or talking about someone else. I get involved only if someone brings it to my attention, and will act only if the dispute is affecting the business. things like 'ignoring' each other, or 'not being friendly' or whatever is clearly personal and that comes with working in close quarters with people every day. If you DO take it up with your boss, may I recommend you are prepared with specific examples of the said behavior. I suggest you write this down, and read it back to yourself first and then decide whether or not it is worth taking it up with your boss.

Hi guys, i have a very aggressive macaw that plucks his feathers.. we got him from a petshop where he spent 2years in the cage and because he looked like a plucket chicken no one wanted to buy him. we felt very bad and took him home.. even though we treat him very well he still bites us and is scared. we even bought books about parrots to understand him better.. nothing really helps! i know it takes time but i am just wondering if there is a parrot trainer in Dubai who could help? how long have you had him for? Macaws are extremely intelligent, therefore easily bored- which is why they pluck their feathers- It is a typical attention seeking macaw behavior- sadly. as other posters have suggested- the only place you MUST get your bird checked first is Nad al sheba- if he is biting, then dont try to handle him just yet, or be careful- they can VERY easily bite off fingers and seriously injure humans if they are agressive. Macaws are single owner birds, and with time will learn to trust you. have you tested for feather/beak disease?

it was the same case with me. I took photos of all empty units, and pictures of no parking, and listed all the points of why the rental increase is not justified. best to appeal and request a reduction, moving out was not an option for me.

the rules are the same. But commercial and residential leases are different, mainly as a business owner you have invested far too much in your fit out/location/advertising etc (varies from company to company) whilst changing residence is a pain, it is a complete nightmare changing location for a business, causing it to close too! Instead of slapping him with the rules and what he can or cannot do, i would rather negotiate and get a win-win.

this may be unlikely, given that semmer/Cedre belong to DSO (headed by Sheikh A), which is the reason why EK pilots were moved there. There will be many unhappy families if they are all moved out (some have been on a waitlist to get in for years). This is a rumour for sure, but again..where theres smoke.....

all driving schools offer this too, but not with 'little' charges i'm afraid. Best to borrow friends and family's car (and them!), and drive around either later night or early morning when traffic is minimum

do -it-yourself website is actually quite tricky. although it may seem like a good/cheaper idea at the time! I too, abandoned my website via wix, and am looking for an agency/web builder. Have you already purchased your domain? Do you want to keep it? if you can change it, then perhaps start over?

If you can afford it, the grow.ae is great. i think it was coming to about 13K for a complete interactive website for my start up. Which high for my start up budget, but i have nothing but praise for how my calls, emails and interest was handled.

office share? Two different trade licenses are not allowed to operate from the same office address unless they have separate entrance doors (I.e. not really possible). This is what I know to be true as well. but then how do serviced business centres then host so many different business? do all the business have a separate legal DED licence? with the same address?

Self publishing- although it gives you more control in terms of design, means that you then have to peddle it yourself. This is not easy. The best option is to get a publisher. There are some publishers in Dubai, Motivate, ITP, and even zodiac publishing (not sure if they are still around) The process is to first apply, brief description, target market, sample pages etc. If the publisher likes what you offer, then they have their own team of designers who will design the layout, photography, editors etc. The author may have some level of control, but this is not a given. Look for other locally published cookbooks, and check the inside for details of publisher, and then apply with them. As an author, you do not pay anything. Please remember you need to have an ISBN no, (the barcode at the back of the book), and it needs to be approved by UAE censors etc.. The publisher does everything, and you do not have to pay anything at all.

Hardly surprising. I was shocked that schools closed for Expo win, that was just the announcement- not even the actual Expo. last day of term is when they pretty much do FA, so your DD is not missing much. That was not an initiative of the schools, but based on a directive issued by Sheikh Mohammed who declared all schools be closed. Cant pin that one on them. As an aside, the last time I heard FA was ages ago..I think it was in the presence of a sweaty spotty teen. lol ...says the person who types LOL to indicate humour...
