Found this on dubai land department's website: From January 1st, 2008 rental cap has been set at 5%. This means that Landlords may not increase the rent higher than 5% of the existing rental agreement for a period of 2 full years starting form the period of the commencement of the lease. Does anyone know if that law has been changed since? I couldn't find anything, but if you know for sure, please let me know! Thanks!

Oh no :( Are you positive on this, starsouthern? I just checked the rera rent increase calculator but instead of an answer, it says that the "rental index is under updating"... Do you think I should just drive there or bluff-battle it out with our LL?

I maybe wrong now - but I thought the original rent was good for 2 years. So they won't be able to increaase this year but can next year. Ours tried to increase the first year until I responded with the rules of RERA. They then sent a new lease with no increase. They will always try so you have to know the rules:-) See! I thought so! I think I read that somewhere too. When you told your LL, did he totally back off? Do you think I could find that RERA rule somewhere online? I was pretty reassured when I read that "fixed two year rent thing" a couple of months ago (think it was on EW) and thought the next rent increase could only be imposed on us in September 2014 at the earliest, and now he says that..... How naive am I? :) Thanks for giving me a glimmer of hope, jules22!

Hi busybee2 The dewa account is in the landlord's name (who has a property management company) and the tenancy contract is in DH's name. For the past six months the landlord has been emailing us the DEWA bills that come in his name, which we then paid for, every month. The reason why I ask about this rent increase is because I seem to have read several times on this forum that the landlord needs to give a 12 month notice. So I was wondering whether he could only increase the rent effectively one year after our rent renewal. (Is this confusing?) :)

Nomad, thanks for reply. Grass would be the last thing on my list, do you think I'd still have to the the irrigation system first, before starting on anything else? Eli1979, thank you ever so much for your good advice! It really helps to get detailed prices and names of places I should look at! You're a l Garden saver! :) I'd love to come with you when you'll go on your gardening trip, when were you thinking about going? Shall we swap e-mail addresses on here? I think we'd need about 125 sq m for the pinkish red interlocks, around 120 sq m of grass and the white/beige gravel for all around the edges... That's really what I thought of as my starting point.... Trees, bushes a.s.o will be bought later on. After reading your advice, I really think that the best way to go is to buy the things I need and then have one of the "door-knocking" gardeners to do the job for me. Do you have any idea on what a reasonable quote for the labour would be? I thought about setting them up against each other and have a competition on the cheapest possible quote... Kind of like "Dubai's Gardeners got talent" :)
