What are the implications of a bounced cheque? Having problems with our tenant paying up for repairs and wants to blame us for everything. We are wanting to deposit their rental cheque, even though they have left the apartment, but not carried out the repairs they are responsible for. If they have closed the account and the cheque bounces, what will happen?

Is anyone aware of any jobs for MEP/Mechanical and Electrical Engineers in Dubai or Abu Dhabi please? My son is a member and has attended some of their courses in the UK, and will be doing more this year. He has been travelling but is all geared up for on line trading soon. OTA have a good reputation and most members are happy with the courses and knowledge. Lots are making a living out of trading following on from the membership with OTA. Have you signed on to their courses yet?

I would recommend Dr Yamini she is very experienced especially with c section deliveries and generally is a very nice and knowledgable doctor. She delivered two babies for us and we were in safe hands.

My friend has a property in Abu Dhabi he rents out and the current mortgage lender's interest rate is 6.25%. He would like to remortgage with another lender and get a lower interest rate. Any advice as to who he can go to? Should also say he is in between jobs at the moment and hasn't secured employment as yet. He has also left the UAE for now. However he has enough savings to pay his mortgage but of course needs his savings to live on for now. The rent he gets covers the mortgage payments.

Thank you all. The LL sent an email at least 90 days before contract renewal, saying he is not increasing the rent. Current contract ends 31/12/2015. The tenants asked if he would accept 4 cheques he refused and said he would accept 2 (as per the current contract). The tenant responded saying they would prefer 4 chqs but at the insistence of the LL agreed to 2. That was 6/8 weeks ago or probably longer. These tenants cannot be contacted easily, they dont answer emails/phone calls. Nightmare! Now the LL is pushing them to sign the contract, they are asking if he would accept 4 as they didn't get their bonus. The LL has agreed to 3, and they are still dragging their feet in terms of letting him know - with only 13 days left to the expiry of the contract. Very frustrating for him. Appreciate all your help.

The Original BMAP - this is what he is being told from the legal side. Are you a LL? You sound like you are on the same page as the estate agents who know the law.

Thank you to all. Two cheques were agreed about 6 weeks ago. Now the tenant is saying that she did not get a company bonus and this is the reason for 4 cheques. However, the big issue here is that they are very bad communicators, have only just (2 weeks before the end of contract) and the LL had to call them and luckily they answered the phone. The LL sent an email and asked for them to speak to him today very latest, no call has been received. He sent an email yesterday giving his views and asked for them to let him know today. The responded to this email very rudely. In other words they seem to be calling the shots and controlling the LL. He views them as unreliable and suspicious as to whether they will continue to pay the 4 cheques.

Did you get the property through him or an agent? If through an agent, you can contact them. Otherwise call another agent like Betterhomes and ask their advice. You could also try calling RERA. Very irresponsible LL. Do you have the LL's email? You could try emailing the LL and telling him you are leaving on whichever date - at least you have documented it. I would guess RERA would advise best. Good luck

Maybe the internal office where cases are finalised I guess. Is there any way someone in Dubai could confirm this is the case. Really desperate to get our cheque back from the Courts but cannot do until the renovation work is finished and files are retrieved. Would be so grateful for some help.

Lolacat, thank you. Will ask our lawyer in Dubai for help. It is just so frustrating as I have made so many phone calls today, gave them all the information, and no help from any of them. Emailed the Singapore Embassy and US Embassy, no response. I could not get through to them on the phone!

Thank you Sarahlou. This is proving very difficult. I made several calls and the UK embassy suggested I go to the UAE Embassy to have POA document notarised as this is to be used in Dubai. The UAE Embassy tells me this is not the case. Where do I go to have a UAE POA notarised please? Would appreciate some help as I am not getting anywhere with the phone calls I have made so far.

Our lawyer in Dubai is asking us to notorize a Power of Attorney document. He is advising us to visit a public notary in Riyadh and then the UAE Embassy to have the document stamped. DH has little time and the matter is urgent. The UAE Embassy is in Diplomatic Quarter, Abu baka Alkarkhi Q. Omer Bin Omaeah Street. Is there a public notary near to the UAE Embassy please so he can get this done easily location wise. Thank you, desperate to receive some help on this given the time frame.

Asking for a friend: Does anybody know whether an expat will pay tax on savings accounts in the UK? or is it better to invest offshore where there is no tax to pay? Skyhighgirl, we are in exactly the same position as you in as much as the developer and property is in AD. We used a lawyer in Dubai who has passed everything down to his colleagues and doesn't even speak to us even though he is copied in on all emails. We also won our case and are told that the money is in the developer's Dubai bank account and attempts are being made to get them to tranfer to AD when we could be paid off. I am interested to know whether it is the same developer. Would appreciate going to another lawyer as like you, it is a big sum of money which is costing us a fortune. Please pass on any information re lawyers who can help. Disgraceful laws with no protection for people like us.

So far DH has been paid his salary into his Lloyds US$ account in Gersey. Now the company are changing the rules for all employees to receive their salary into a Saudi Bank obviously paid in SAR. This means DH will have to transfer money to Lloyds account. Would the Saudi bank charge us for transferring money from SAR to US$? Which is the best bank to use in Saudi? Your help would be appreciated to sort out this dilemma.
