Does anyone know if you can have an e-gate card to enter and leave Riyadh airport. DS will have to fly in and out quite a lot and it sounds like an e-gate card would make his life a lot easier. Please let me know.

Thank you both. Its really annoying as they called it the final bill on the day of payment, issued a receipt. We have asked what this payment is for, but they cannot confirm. Just come and pay it, thats all they are saying. How inefficient!

It seems like property sale prices are rising and its a good time to purchase instead of renting, if possible. One of my friends is now looking into a purchase and is being assisted by a very helpful guy who knows the mortgage market inside out. Let me know if anyone needs his help.

Just to say with hindsight, my son was able to get the exit pass at the airport, hours before departure. He was told that there would be a charge of AED120 but the immigration at the airport said there is no charge. He was also able to get the exit pass at Dubai Airport even though som immigration staff on the phone told him he would need to apply in AD. Just goes to show that the immigration system has no set rules and even the staff are confused. We were sent things by email which some immigration staff were challenging saying its not true. How stressful is all this!

Leaving Dubai on the 19/2, was advised by AMER to come and apply 6 days before departure. My son has just been and was told that he needs to apply from Abu Dhabi as his residency visa was issued there. My son lives in Dubai and works in AD. However this visa has now been cancelled and they are still insisting on us going there to get the exit pass. Has anyone experienced this ridiculous procedure before. What shall we do, time is running out and we are desperate to get this sorted.

We have managed to open a savings account with the 2 banks in Dubai so will deposit money into that from offshore. Regarding an offshore account, am I right in thinking that there are lots of banks out there, but Lloyds seem to be very popular and have a presence worldwide. Please advise me asap. Thanks.

Yes you can open an offshore account but you have to leave £60K or £25K as minimum balance depending on the type of account you have. Not doing that its a lot of money to have as a float.

Our current tenancy expires on the 31/8 and we paid 2 cheques. The rent we were charged is 90K for a 2 bed apartment. Can the LL increase the rent in the second half of the contract? i.e. in February or is it as per the contract. I suppose he can then increase the rent when this contract ends and is it right he should give us 3 months notice of his intention to increase?

Mickeyminnie, tried growing the hardy Phalanopsis variety, but did not have much luck. If grown indoors the aircon doesn't help and outdoors it is far too hot, especially in the summer. So gave up as I tried everything possible, given the weather conditions and nothing worked.

No they dont have a records of fees being paid. Only the emails which they sent her about three months before the sale. She totally relied on the agent also who had Power of Attorney with this matter, to pay off everything, sort our all paperwork and give her the remainder monies. She did not worry at all because she thought that the system was pretty tight as an NOC would not be given until all monies are paid. So she felt doubly safe and left them to it. To be honest the agent are also at fault and did not earn their high fees. Now she has contacted a legal consultant who has told her to do no more on the matter for now, and having looked at the NOC, it is clear that this was given as all oustanding debts were paid.

Thank you all, that is just what I thought. I hope she doesnt get caught as I would hate to be in her position. Like you say, you cant be in the ME, earn tax free money and claim benefits from a country you are not even living in. Although I hear the Eastern Europeans now living in the UK are claiming for their kids who dont even live in the UK. Is there any justice in that?

Exactly! How can an NOC and transfer happen without all fees being paid. Trouble is, the agent is not willing to trail through past records which are archived and not that helpful. Although, it reflects badly on them as a company by not coming forward to resolve this issue. My friend would have been happy to follow all procedures guided by the agent and paid everything uptodate. She does have a copy of the NOC. She has sought legal advice and one consultant is saying to contact the developers lawyer and explain the situation, the other consultant is saying, dont do anything for now, wait until they proceed further and they will offer some help at that point. All in all, a ridiculous situation.

Ah well, thats what anyone would have expected from the developer, to make sure that all monies were paid uptodate, NOC given and transferred to new owner. My friend has no records going back to 2 years ago so cant track down records. The thing is, she would never have been given an NOC from the developer if she owed anything on the property. Can you imagine a developer letting you off with service charge payments or any payments for that matter. Its a crazy system in the UAE.

Thank you, would love to know how a sale can be finalised having gone through the various channels of approval and suddenly you are chased and harassed for money owing, which was probably paid anyway. In any case, the idea of the NOC is to ensure all dues are paid prior to transfer.

OK. When the NOC has been issued and transfer has taken place, is it usual for the developer to ask you for service charges relating to the time you owned the property? My friend is being harassed and she has clearly told them that when the NOC was given that all charges were paid. I have never ever heard of this before. They are threatening her with legal action even though they issued the NOC. What a stupid system!
