Bottom line legally is that the tenant is trying to change the terms of the rental contract within 90 days of the renewal. This breaches the terms of 90 days notice set out in the Rental Laws and is therefore not legal. The LL is within their legal rights not to accept the proposed change in contract as it is not legally valid. If the tenants cannot furnish the 2 cheques, they need to consider that they have effectively given their notice to vacate and will need to be out by the date of renewal.

Righto, so I rang Zero Gravity, the number didn't work. I then rang Skydive Dubai (04 377 8888) and was told it was nothing to do with them (despite the fact that it's all over their FB page) and to call the WAG Games on 04 377 8899. It's a fax number. My bubble promptly burst. So I went back to the WAG Games website to see if they had a dedicated number for information and they did - it was for Skydive Dubai...the 8888 number I called above. The same lady answered the phone but claimed she had never spoken to me. She then went off and asked a man if he knew about the Al Fursan/Zoltan team and he told her he didn't think they were flying any more. That's as close as I've got. Such fabulous events. Such poor PR. I am deflated just like one of those hot air balloons.

Has anyone come across a dietitian that really knows their stuff in Dubai? I am not seeking advice on weightloss which I've come to understand is the standard suite of skills here. I need someone who understands oestrogen dominance and how to make food and lifestyle changes to reduce that. They need to understand the latest research on how oestrogens and phytoestrogens behave at the cellular level and their relationship to oestrogen based tumours etc. Thanks very much.

If you are on Facebook, I suggest you join the local community group "Meadows, Lakes, Springs Community - Dubai". Only residents of that community are allowed to join - you need to send your address to admin when you submit your join request - but you will certainly find people in there who will be happy to organise get togethers etc at local parks or pools. It will also be a good source of information on trouble shooting issues with your villa, tradespeople, local facilities and suppliers given you are new to the area.

Did anyone read how the female victim ended up being shot? I read that the male victim lost his life as he tried to overpower the hostage-taker, so go shot in the fight. But, I did not read any claim that the hostage-taker shot the female, only that she had been killed. Was it a case of police going in shooting, and she was hit in the crossfire? As it said they went in shooting, throwing brandades. The #illridewithyou hashtag is a very lovely thing for the public to do. My understanding is that she died as a result of protecting her friend who was pregnant. The police gameplan had been to wait it out and resolve it without violence however their plan abruptly changed when around 2.10 am they heard 2 shots being fired inside - he had a shot gun, which if it was double barreled would have 2 shots before needing to be reloaded. Hence the police were trying to stop him in time before reloading and shooting more hostages. This is a very sad day for Australians, please don't fight in this thread.

I have not read all the responses so apologies if I am duplicating information. It is not legal for Emaar to stop services to the tenant when the landlord has not paid community fees owing. There was a statement made by RERA earlier this year to this effect. I have copied the links to the news reports advising of this. He needs to give you more than 90 days' notice from your renewal date of any changes. And it's debatable whether he can now include a service charge given it should have been recovered via your rent as an operational cost from the very beginning.

If your renewal date is in Feb and you have not been advised of any changes as yet, then you are within the 90 day notice period and they cannot change any terms for the next year. You could go to a typing centre or even front up at their offices and ask for a copy of the standard lease, just hand-write your details in, sign it and leave it with them to get the LL to sign. That should get them moving...

I know of someone whose DD was similar. She ended up at Kids First too. It seems the child had weaker core muscles so sitting for long periods got tiring and painful hence she wriggled, lost concentration, was perceived as mucking up etc. They geared an exercise programme for her needs and after several months she was much better. She was a bright little girl and this was being completely over-ridden by her behaviour with the teacher perceiving her as a "naughty, disruptive influence". Once the behavour was fixed, she could pursue her full potential.

Derien, get in touch with Kids First (Al Wasl Road, Jumeirah, just round corner from Umm Suqeim road). They will have an occupational therapist and physio assess him. He can then probably go into their Handwriting Camp (run by the same 2 therapists) which is held on Sundays from about 4.30 - 6.15pm. It is not always about handwriting...the camp will have him do a range of exercises to strenghen is core, back, shoulders and working down his arms. This will all help improve his handwriting and it will be cheaper this way - he will have access to 2 schools of therapy and be in with 4 or 5 other kids so not feel like it's so abnormal.

The Meadows, Lakes, Springs Community group is in the active phase of building an on-going playgroup for younger pre-school aged children. There are several mums taking control and working together I think to generate a programme of activities for the kids and opportunities for the mums to support each other. It involves meeting at individuals' houses, parks or other venues like The Change Initiative which is relatively local and runs workshops for young kids. They are doing this via the "Meadows, Lakes, Springs Community - Dubai" facebook page. So to contact them (unless one of them sees this post), you will need to become a member there. Please note, to be a member of the facebook group, you must actually live within the Emirates Living community as it is a restricted membership.

Not seen quads anywhere in Dubai. Sadly the sport is not that popular here and I know the roller derby girls out at Meyden import their quads from overseas. They generally sell adjustable skates (blades) for kids in Go Sport. Not sure if they go down to what size a 5 year old would need, but worth a try. They had them in Ibn Battuta only a week ago. Both my kids actually found blades easier to learn on than quads. Their skate teacher said that is the same for many kids. While quads are more manouverable for figure skating and lovely if you're in a rink (none here), inline skates are more stable if you are skating outdoors and on a variable terrain as the wheels are in one line like caterpillar tracks.

He has to give you 90 days notice AND if he did (which he didn't) cannot raise the rent by more than 5%, depending on the rents in your area as per Rera rental calculator. Just one correction...he can raise rent by over 5% if you are a certain percentage below the norm for your area. The 5% threshhold no longer exists. But if you check the Rent Increase Calculator, it will tell you specifically what he can raise it by (if he can indeed raise it).

No, Speckuloos are a Dutch biscuit traditionally served on St Nicholas Day - they are like a burnt butter shortbread but with fabulous Christmassy spices like cinnamon, cloves, ginger etc.. Use Marie biscuits. They are pretty much the same taste, just thinner. I made a batch of rumballs last weekend - 1 pkt of Marie, 1 pkt Speckaloos, 1 cup of coconut, 1 tin condensed milk and about 2/3 cup of raisins that I had soaked in rum for 10 days. Available from Spinneys.

As Doubting Thomas said - There is a facebook group "Marina Mums - Dubai Marina" . Sadly, for the people living in that locale, I have heard that while it's a closed group (ie you have to apply to join), they have let through many, many people not living in the area so there is not a whole lot of focus on local matters. It has about 1,800 members so one of the larger facebook groups in the area. JBR Mums is another FB page - 200 members - and also don't restrict membership to people living in that area. The Greens do have their own facebook page - about 200 people, but there is not much local chit chat on it - pretty much all advertising so doesn't really bring people together. As you said, Meadows, Lakes, Springs community also have a FB Group - closed so you need to apply and you must live in the area to join. It is all local talk and no advertising allowed.

Personally (as an ex-HR professional) I would accept that this can happen but I would be looking for a pattern in the past - i.e. was there only a clash with the most recent boss or is this a reason cited for leaving several jobs? I would explore why there was a clash and I would cross check in reference checks if the candidate got that far. Eg if I got the impression the candidate was dogmatic and inflexible and that these traits led to the clash, then I would be looking for patterns of these traits with other employers. Speaking as a candidate, I would not avoid the subject but I wouldn't raise it unless asked why you are leaving. This is a chance to get your side on the table. Correct. 12 months' notice to evict and he should have told you of the rent increase over 90 days from the date of your renewal and even then, he can only increase the rent as per Rent Index Guidelines. So he's missed the boat on the rent increase - hence your rent should stay the same at the renewal of contract. But he can still issue you with an eviction notice for 12 months' from when the notice is served. The notice needs to be served in writing, signed by a notary public and delivered by registered post (ie where you have to sign to demonstrate you've received it).

Thanks every one and yes, it's for us. I'm afraid I've probably left it too late this year. Been too indecisive... Issues are: We are not skiiers, but will toboggan and snow mobile. Wouldn't mind trying cross country though. Kids wanting snow, but me not wanting to invest in purchasing waterproof shoes, snow suits. Have the thermals, so happy to hire outers but unsure whether we can do that at this point in central Europe. Don't want a huge plane trek through Gatwick then on to Scandanavia. Prefer one trip to destination thus need closer to home. Masi Mara was 2 years' ago - was AMAZING - totally recommend it and would be hard to top from anywhere else in Africa so kind of want to leave it on that high. Lapland last year - awesome but long trip and perhaps too cold to do a second time - snow so cold kids couldn't build a snow man for example. Been to Italy during summer. We are not "lying around the pool/beach people" so not really suited to island retreats. Munich - Salzburg - Bavaria would be great but been told no snow till January. Also considering Greece as been on bucket list a long time but put off by financial crisis. Things there don't seem to have changed so now re-considering that option. Wondering whether historical sites might be open over Christmas and not found confirmation on google ...yet.

Thanks again. So the interpretation is that actually a. is correct then and the eviction notice can result in a shorter tenure. I suspect you are right and you will get a short, non-renewable lease. The downside of this is that if your lease is under 6 months in tenure, then you cannot get it registered with Ejari (learned from personal experience), so you are out there on your own if things go pear-shaped. Perhaps the Rent Committee might make an exception though when not having Ejari is not through negligence (If you know what I mean). Good luck to you both!

Here is the gist of what I can confidently answer: Now our contract ends 10 feb 2014... 76 days from now ... I've been reading all threads relating to this but i need someone to clarify these question if you can!! [/i'> No. My understanding is that there is no legal obligation on the LL to advise you 12 months before of a sale. The LL only needs to give you notice of selling the apartment if he wants to use it as a reason to evict you. If you have a bone fide tenancy contract, it simply passes to the new owner and you remain on your current terms until the expiry of that particular contract. [i'>does the fact he sold the apartment without giving us notice give the current owner the right to kick us out in a couple of month?[/i'> No. As above. If you are on a lease that is current, the terms will remain until the date that lease terminates. The landlord cannot kick you out without 12 months' notice. [i'>- Does the current owner have to renew our contract for another 12 month on the same terms since we didn't get a 12 month notice for first LL? [/i'> Technically, the new owner can change the terms of your lease from the date of that lease's renewal. But he can [u'>only [/u'>do this by giving you 90+ days notice [u'>prior[/u'> to the date of renewal. The notice [u'>must[/u'> be served by registered post so there is a record of you receiving it AND it must be signed by Notary Public. In your case, the new owner has not met the 90 day deadline so your contract should be renewed for the next 12 months on the same terms. [/i'> Yes according to the law, but as above, again, he can only do so from the conclusion of your current lease and then only if he serves the appropriate notice 90 days before. As you are 76 days from renewal, he has breached the deadline and your current terms should roll over. So in your case, your LL does not "have the right" to give you a contract with new terms. [i'>- was the new owner supposed to give us a 12 month notice for intention to sell?[/i'> No. By my reading of the law, there is no onus on the LL to give you notice to sell. HOWEVER, there are 4 reasons the LL can give to evict and selling the villa is one of those...with the statutory 12 months' notice period. Many Landlords are trying to evict tenants earlier than 12 months when selling their properties these days because the eviction process is so lengthy, it puts buyers who want to live in the unit/villa off the purchase because they know they won't be able to move in directly and therefore diminshes the possible market for the vendor. I hope the above is helpful. With the property market presumably going to "hot up" if we win expo, I suspect we will see more of this "flipping" (buying property and selling it on fast) if people are still allowed to do it. But I have read there may be changes coming to property laws where there is a clause inserted into sales contracts that a property will not be able to be re-sold within 6 - 12 months (dependent on the developer). One other thing you need to be wary of in February 2014 when you are presented with your new lease is that the LL will probably ask you to sign a "[i'>Non-renewable[/i'>" Lease. If this happens, please take advice from RERA first. From what I have read, you are under no obligation to sign a non-renewable lease. If you refuse to sign it, you will have a chance of fighting an eviction at the end of that term. Cause I read an article and it confused me by saying the eviction could occur 12 mths from date of notice served. ie implying that the eviction did not have to co-incide with the date of renewal which is what I have always surmised from other articles. So it was in conflict with what I have always been lead to believe from other articles, but it was written by a lawyer in The National. Wasn't sure to take it literally or whether it was a poor choice of wording that made it ambiguous. Apologies in advance for such a boring question. I am trying to locate a laundry company that I think was recommended in a Time Out Magazine edition probably between April and June of this year. The recommendation would have been contained within a feature article about the best places to go in Dubai to obtain particular services. This laundry service was reputed to be able to get out any kind of stain from any kind of garment and I now have a dire need for their help. Does anyone remember the article and by chance kept it? Note - it wasn't in the Black edition dated May 15 titled "Secrets" (already looked there). The only other wild card I can think of is that it wasn't actually TimeOut, but 7 Days perhaps, though doesn't sound like a feature they would run... Thanks in advance.

Its not about the cashier speaking basic Arabic words, as much as its about customer service! I mean, If i am at the cashier, and I didn't understand the language spoken by a customer, the least i would do is call some one who can help and speak the customer's language! That's basic customer service. Why make the customer feel embarrassed over finding out how much the bottle cost? AND, M&S is living off the Gulf nation! especially Saudis! so M&S need to accommodate more to their audience by hiring staff who can at least speak some Arabic words, or train them to do so! In Paris, in the Chanel store, they have Chinese sales assistance more than french LOL When i asked why, she looked at me in a strange look and said, look around you, and you can know why! Spot on!!!

Its pretty unfair to call the cashiers and sa's incompetent for doing as they have been trained. I'm sorry to say but as an ex-HR person there are plenty of people who have been trained who are still incompetent. I wouldn't expect them to speak fluent Arabic, but they should understand and communicate in a way that is relevant to their job. To give an example: they should be able to understand if someone asks them in Arabic "How much is that...", or "Do you have these in a size x,y,z" etc

That's not only rude but illogical Summer breeze. This is a Gulf country. Yes, there are many westerners but there are just as many people from the GCC. I think it's reasonable to expect that shop assistants be able to communicate relevant information in Arabic in order to do their job competently. Particularly if you are up at Mirdif where the demographics are more oriented to Gulf Nationals whose English may not be strong.

Re: The advertising banner that comes up after you have gone to sign in, clicked on the Dubai option and then need to click on the "forum" option in your menu bar. The banner is covering the menu bar on both my PC and my tablet, making it almost impossible to get to any options along that top menu bar - search - classifieds - events - jobs etc Surely I'm not the only one this is happening to, so I thought I'd let you know.
