Does anyone know if a LL can change the amount of cheques you pay? My LL is selling and I know this to be true. I have advised her that she needs to give me 12 months notice which would take me to May 2015 I currently pay 4 cheques but have a sneaky feeling she may decide to ask for 1 or 2 to see if I can pay in one go

We took our LL to court as he tried to kick us out in order to increase the rent, we went to Rera who were very helpful and told us LL cannot make us leave unless he wants to move in himself or wants to renovate the place, in which case he needs to give a 12 months notice first. If his reason is he wants to move in himself, he cannot rent it out for 12 months, meaning he cannot register a tenancy contract for 12 months and he can only get DEWA in his own name for the next 12 months, so there is no way out. If he says he wants to renovate he needs to get prior permission from the municipality for the reno, before he can give the 12 months notice. So we took it to court and won. go to Rera for any issues, they will tell you what to do about it. I thought the rent committee dealt with this not RERA. I am confused now

With the first we went on a coach trip on his 5th day (first day home from hospital) because we'd had it booked for ages and he was early...from then on I took him out most days if only for a walk round the block...I was an Avon lady so I used to take him out for deliveries, made sure I had a pram with a huge basket underneath !! lol. When the second one came I had no choice but to take him with me on the school run straight away - which I did on foot with him in a sling, then later in a buggy... For me it's the most exciting feeling - walking out with your new baby, showing him the world for the first time and it cant be soon enough...no reason to put it off... my Mum had four of us and no help as Dad worked away. I don't remember any of us missing school due to Mum giving birth

You only have to look at Dubai Zoo and how small the enclosures are for some marine animals in Dubai Mall to see how it is :-( I too do not like to see animals used for entertainment purposes

I took my DD out for a walk on the beach when she was less than 48 hours old. I did that because my eldest child needed some time outside. IMHO, your son's schooling should not be interrupted because of a new baby. If you really can't do the school run, then he should take the bus... My Sisters kids ( all 3) were out of the house within the same time frame as yours.

Treu mich72 - although having the ability to ues FaceTime, greatly outweighs the need for LTE - which I've never been able to connect to in the UAE anyway. Fast internet here? Um does that even exist? lol Not on my I Phone it doesn't It wouldn't even connect at Atlantis on Fri :-(

@Meagle Not apparently happening for me. I've stayed only a year in my apartment for 45k (2013), I rent a studio in JLT. Now, I've been asked to increase the rent to 55k (2014). And when I started looking for new flats... all the apartments are priced 50-55k. A 10k increase in one year? Any reason for that? LL has to adhere to the rent calculator though and cannot increase to what they feel is correct. If the area has increased up to 25% then they can only increase by 5% which is 2250 per year. Throw the laws at the LL they usually back down

I travelled to both places two years ago Singapore is much more expensive than Dubai however KL is cheaper ( Almost as cheap as the UK) I did a lot of shopping in KL but nothing in Singapore due to the cost

Hmm.... if I were your friend I wouldn't respond well to it no matter how amicable a face I may put to the world. The polite side of me would still pass along the address but I wouldn't think kindly of you. She's going through an emotionally raw period and it's all about being tactful. The best thing to do is to find his address separately. Can you not try to find his contact information through, say, LinkedIn or finding out where he works and send the Christmas card to his office address? Do you have any other friends in common who you could ask? I agree. I commend you for not taking sides but most guys I know aren't bothered in the slightest about cards be them birthday or Christmas. ( Unless they are close relatives)

What routine do you use? I should really have better skin seeing as I don't have any kids so less worry... I use pears soap and Clinique moisturizer with an SPF 30 ( Dermalogica masks and eye cream weekly) I think everyone is different and genetics/lifestyle play a huge part of your skin

My brother got told off in immigration for having an ear-ring and was asked to remove it. They let me keep my 6 ear-rings in though. The guys at immigration were obsessed with his tattoos and were calling their friends over to have a look . It took us forever to get through the airport

Genuine question in case anyone knows; if tattoos aren't allowed because they are permanently altering the body why is circumcision mandatory/encouraged? And tattoed makeup? I often wondered this :-) tattooed make up is also not allowed; as is cosmetic surgery I thought that. Thank you :-)

My Ex was covered in tattoos and worked for a government organization in the UAE He covered them up however the guys he worked with were obsessed with them and wanted to see them at every opportunity. One of the older local guys he worked with said ( I do not know this to be true) that in days of old the tribal men had them. It was a way of distinguishing who was who??

Try nail polish remover, it got rid of the sticky mess left on our windscreen. Thanks GeordieExpat that's what I thought but Hubbie's doesn't want me trying this, just incase I damage the dashboard. Just cover the dashboard with something, nail varnish remover works a treat

Hi all, I am travelling back from the UK with my 2 month old baby. He is on combine feed and since the UK Aptamil 1 RTF cartons suit him I am planning to bring back lotssssss of the small cartons in my suitcase to last me a couple of months atleast before I introduce him to the powdered formula. I know you get Aptamil cartons in Dubai as well but the formulation is slightly different and I don't want to take the risk and change him over unless absolutely necessary. My questions is: would Dubai customs stop me for bringing in so many cartons of Aptamil. Am I likely to get in trouble?? Thanks I doubt it. It is baby milk afterall

Should a renewed tenancy agreement be registered with Ejari? we signed the standard tenancy agreement for the 2nd year and also a separate document confirming that the tenancy will not be renewed after the 12 months. should we register the new contracts with Ejari? the agents did not ask us to do so! The LL is supposed to do it however you can You need passport, title deeds and tenancy contract cost AED200 I think I don't even think non renewables contracts are legal even if you signed a separate document saying your tenancy contract cannot be renewed we have copies of the necessary documents from last year, so the tenancy agreement has to be registered with Ejary every year? even if it's with the same LL and it's the same apartment? I actually don't know the answer to that question but would assume that you don't have too

Thank you Sarahlou! The 90 days notice period was last week and we didnt receive anything, so i can assume we are in the safe zone and he can not 'demand' anything? You have to give 90 days notice of your intent to stay, I think?!? You do but he also has to advise you of any changes also however if he says I want x amount rent and it is not within the RC they he cannot evict you. I think the 90 days is from the old rules of 2006 and haven't been updated since then The contract just roles over as mine did for 3 years

They can only ask you to vacate for reasons that are stated within the laws They or next of kin are moving in They are selling House is un habitable Home is being sub let They cannot raise the rent to what they deem fit. It is decided by the Rent Committee If communications break down you can take you contract and cheques to the Rent Committee who can issue you a new contract and pass the cheques to the LL They are pretty stuck when trying to get us out and the only way is to say they are selling and if they don't and are found out then they are in trouble

As far as I know they have to give you 90 days notice for any change in the tenancy, otherwise it just goes on as before. I could be wrong on that one though. Both have to agree on that otherwise it just carries on as you said :-)

I think I may have made an oversight when signing my tenancy contract back in Feb 2012. I have just reread the contract and within the tenancy provisions it states: • If the tenant does not intend to vacate at the end of the agreement (giving 90 days notice) and the tenant remains in occupancy, the tenant shall pay the rent as demanded by the landlord. Does that mean the landlord can put the rent up outside of the RERA levels? We have a mean and difficult landlord……I can just imagine him trying to put the rent up to the so called market levels (what is on the RERA calculator vs prices advertised seems inconsistent). The contract has been Ejari attested. No he cannot. Regardless of what is written on said contract the Rent Calculator is law

In parts of Europe it's customary to put the paper in a bin next to the loo because the drains can't handle it..I've been to Greece and parts of Spain where this is the case.. Neither can the bathrooms in the Greens. My friends DH blocked mine! .

Sorry to hijack but how much does a breast reduction and lift compare to a breast augmentation and lift. Does anyone have any first hand experience with a breast reduction? How many sizes can you reduce by ? Are the prices similar? My friend had a reduction here in 2010. It cost 14,000 more than my augmentation. I do feel it would cost more than the cost of a lift and augmentation. She went down by 3 sizes and was only off work for one week.. I believe a reduction is a longer op and slightly more complicated than an augmentation. Dr Imran Tahir is supposed to be a marvel at reductions Thanks ever so much. I think I might go for a consultation this week. My friend suffered with her back for years and in her job she stands up all day. She said it was the best thing she ever did. When I was married my ex was in the forces and we were able to get cosmetic surgery for free. So many of my friends had reductions and were very happy with the results

I have registered the current contract with Ejari myself. I am a little concerned about what this change would mean for us as tenants? Is it correct that he has to legally appoint a letting agency now, as he has not been a resident for the last 3 years? It all sounds rather fishy to me. I know someone who owns a property here and hasn't been a UAE resident for the past years but I haven't heard of such BS about needing to legally appoint a letting agent to manage his property due to being a non-resident. Let me see if I can investigate as my friends DH is the GM of a well known developer here and they manage their own properties

I have read all the recent threads regarding Tenancy Renewals but would appreciate some advice on my current situation please. I have been a tenant in my existing property since Jan 2010. My landlord did not ask for a rent increase for 3 years until Jan 2013 when he requested a 5% increase to the rent plus a change in terms for the tenant to now pay the district cooling charge (approx. 8,000dhs a year), so this was in effect an overall 11% increase in 2013. I agreed to this as I thought it was quite fair compared with current increasing rental rates and I was not really aware of the new RERA calculator and laws etc. Our current rental contract expires on 31st December 2013 and I received an email last week requesting that for 2014 he would like to increase the rent by 10%. I have checked the RERA calculator and it states I am currently within 20% of the average rental rates, so no increase entitlement. However, he has been a very fair landlord and I have had no problems in the past with getting maintenance, garden work, painting etc done and paid for by him. So, I emailed him back stating I felt the 10% increase was a bit steep but to keep our relationship on good terms I would be willing to pay a 5% increase. He has responded to say he would accept a 7% increase but intends to hand over the property to be managed by a letting agency starting in April 2014. He has requested I sign a short term contract for 3 months and then be issued a new contract by his appointed agency from 1st April for 12 months at the same agreed rate. He explained he needs to do this as he is not a UAE resident and has to legally appoint a letting agent and plans to do this when he visits Dubai early next year. I have registered the current contract with Ejari myself. I am a little concerned about what this change would mean for us as tenants? Is it correct that he has to legally appoint a letting agency now, as he has not been a resident for the last 3 years? Would I be putting myself at risk by signing a new 3 month contract with the landlord in case the letting agent then wants to charge me new tenants rental rates which would be 20% more? The renewal contracts until now have been between the landlord and myself, would this mean any additional costs to us? For our initial contract with the landlord I paid a 5% fee to the Property Management company he appointed and a 5% refundable deposit to the landlord. He says he will return his 5% deposit to us and we then need to pay that to the new letting agency. Any advice would be greatly appreciated. I would speak to the Rent Committee.
