Does anyone else have the latest news about Ocean View following the article in GN interviewing owner Tim Boswell in which he tells (extensively) how he has lost the licence from RERA and has closed the company - article is gulfnew.com/xpress/dubai/news/ocean-view-real-estate-closes-after-licence-is-revoked-1.1634662 I have a property on with them. The agent is denying the information in the article but I cannot find them listed on RERA. thanks If you go past their agency on SZR all the pictures of properties in the window have been taken down. I doubt anyone would incorrectly report information in a well known Dubai newspaper they would be subject to slander

To evict the tenant the LL What BMAP said it correct and most tenants/LL are now aware of the rental laws as they are all over the newspapers and online. Any changes have to be agree by both parties ( They were) and done 90 days before contract renewal ( Which they were) The next step is eviction this can be done When there is a case of breach or violation, , the landlord has to serve a 30-day notary public notice to the tenant.The notice must state the alleged violation with the tenant being given 30 days to fix the matter. If the issue is still unsolved, the landlord may go to the Rental Dispute Settlement Center and request an eviction order.”

If your husband is in Muscat he will have to apply to the Liquor Licence Office at the Royal Oman Police station in Ruwi. He will need the original and copies of his passport and resident visa, passport photos and an NOC letter from his employer (which has to be in Arabic) which states his salary as his monthly allowance will depend upon his income and the cost of the licence will depend upon how much he is allowed to spend on alcohol per month. In Oman a Liquor Licence allows the holder of the licence to buy and transport alcohol to home in the designated region in which the licence is issued and for his/her family and bona fide guests to consume alcohol in his/her home. Can her Husband have an Omani licence as she said his residence visa is in Abu Dhabi

Airport will be able to help, I always renew mine there in no time...They might show some lenience towards lost cards when you are there in person as opposed to trying to get some tangible info on the phone.... I am hoping as it expired in August then I don't have to get a police report which I would if it was still valid Thank you

for first time..xray and blood test. xray for TB and blood test for HIV HepB,C i think. for a renewal only a blood test. They did a chest x ray on my renewal but that was the DIFC :-) DH only had a blood test there last week for his!! I only ever had one in the DIFC never had one when I worked outside the area. Must be the clinic we used. :-)

A Dubai or Abu Dhabi licence doesn't cover the GCC ( Oman) etc Cant apply online have to go in person You cannot get one for Dubai if you reside in Abu Dhabi ( Unless you have a Dubai visa and an NOC from the Abu Dhabi tourism) If you are sponsored by your Husband in AUD he will have to provide a NOC certificate for you and your Daughter ( You all need your own licence) who lives here providing she is over 21, Daughter who visits and on a visit visa not covered. MMI and A and E in Abu Dhabi are super helpful with any questions ( Google their numbers)

To clarify the A/C issue: Most apartment buildings in Dubai are what's termed "chiller free," meaning that the air conditioning is paid for by the building owner or apartment owner. If the latter, the owner pays for it via his maintenance fees. The reason for this is because there's one internal A/C system for the entire building and the a/c cannot be metered separately for each apartment. For chiller free buildings you pay a single DEWA bill that includes your 5% housing tax, electricity usage and water usage. But some areas of Dubai, particularly in the freehold areas on the south side of the city, are not "chiller free." They fall under a district cooling scheme where a centralised district cooling plant pumps a/c into the buildings and each apartment is metered separately. District cooling charges are based on a fixed sum annually (usually paid semi-annually or quarterly) plus your actual usage. So it can be quite expensive. Especially as on top of this you still need to pay your DEWA with the 5% housing tax, electricity and water. JBR in the Marina is district cooling, but the rest of the Marina is "chiller free," JLT is all district cooling except for Armada Towers. Anything built by Nakheel is going to be district cooling, and this includes the Palm Jumeira, Discovery Gardens, JVC. Motor City is also in a district cooling scheme. Business Bay is district cooling. The Greens/Views is "chiller free" except possibly for its newest building. TECOM is chiller free. Almost all the Marina (except JBR) is chiller free. Downtown is almost all chiller free except for one or two buildings. Barsha is chiller free. And practically everything north of Downtown is chiller free. It's well worth it to pay attention to the difference between chiller free and district cooling buildings as you will end up paying quite a bit more for a/c and I'm consistently surprised by the number of people who keep failing to realise this. Note: villas still pay for a/c one way or another, whether in district cooling or independent villas via electric consumption. Thank you my post wasn't making any sense haha

I have a one bed and live alone and my district cooling is paid. In the Winter my bill is around AED450 and the Summer AED500. I would expect two of you to pay more just make sure that your district cooling is paid for by the LL as that lowers the bill DEWA bill will include your housing fee which is 5% of your annual rent paid monthly so in theory my DEWA bill without this is only AED150 a month :-) Hi sarahlou123. Am I missing something here? I have been paying all my A/C bills to date. As far as I am aware the landlord pays no part of this. Now you have me baffled. Am i totally stupid? I thought district cooling was your bill.:thinking: I have friends who live in JLT and The Gardens. They have to pay the district cooling costs which significantly increase their DEWA bills as their supply will be sourced from a district cooling plant , such as Empower or Palm District Cooling respectively. Whereas we don't have that Hence the reason my bills are lower. Ignore my previous post as I thought ours was paid by the LL

Hello Guys, i just got failed on my medical test and about to be deported any time soon since i'm a nurse here and the result was i had HepaB which i probably got it during my work. What i want to ask is, what if i will be negative on HepB after treatment or something (i know there's no cure in HepB but im still hoping) can i come back to UAE to work as a nurse again? Thanks guys! I don't think many people on here can offer that sort of advice. I don't know anyone who has failed their medical, sought treatment and then been able to come back. Only the correct governing body would be able to offer that advice Good Luck :-)

There are admin roles and plenty of Japanese companies who ideally look for Japanese speakers We have a metro but it only runs in Dubai Driving erm it is terrible here, no road discipline here. Over 100 nationals with differing driving standards means things are pretty bad Tailgating, pushing in, texting whilst driving, sudden lane changes etc are the norm here. My advice would be get a robust 4x4 and get out of the roads driving as soon as you can. I have had 2 minor bumps ( not my fault in almost 10 years) you do need your wits about you and just go for it :) The start up costs are expensive however I did bring a lot of savings when I moved here so I didn't need a loan

Hello everyone, Your forum/site was recommended to us by a friend because we really need some honest advice about a job offer my husband has received for a teaching job in Abu Dhabi: Basic Salary is 15,000AED p/m Accommodation Allowance is 11,600AED p/m Medical Insurance, airfare included That works out at about 26,000 AED p/m (or 320,000 p/y). He will also get a relocation allowance of 20,000AED. Is that enough for us (married couple with no kids) to live on and save? Or would we be living on a tight budget? I won't work at the start, though I will later if I can find something. The set up costs are another big worry because a loan would mean we're not really saving much, and that makes the whole move pointless. Oh and the job is with Adveti...what are they like? He's read some bad reviews from teachers so this is also making us wary. Any advice would be appreciated :) Hi It isn't a bad salary for a couple, will you look for work too? If so, then you can easily manage UAE life is expensive and housing is the biggest drain. I do know couples who survive on slightly less however they aren't living the high life here ( Designer clothes, cars and out every weekend) The most expensive items are Rent ( Have a look at areas and apartment sizes on www.propertyfinder.ae/www.justrentals.com) to get an idea of costs Most Landlords want 1/2/4 cheques up front, agent fees for finding a property are 5% of annual rent plus 5% deposit to Landlord DEWA ( Air con, water, electricity, housing fees) expect to pay up to AED500-1500 a month ( The latter may be because of district cooling costs an aircon in the Summer) Internet and TV package are around AED500-1000 per month Food if you shop in Waitrose or Spinneys you can pay anything up to AED500 plus per week Alcohol is expensive expect to pay AED30-40 for a beer/glass wine although Groupon/Entertainer always has offers on Petrol is cheap If you fly home or out of Dubai more than once flights can be expensive if you use Emirates/Qatar/Etihad at peak times ( E.G to the UK around AED4000PP) Car rental around AED1500 a month for a small car Cannot help with the company though sorry

My husband and I currently live in Downtown Dubai and are planning to move to a three bedroom villa in the Springs on 1 March. I understand that this development is relatively old (by Dubai terms, at least) and that the condition of villas varies in quality. We are picky and want a good one. Grateful for any advice on (1) how to find a good quality villa in the Springs, (2) a particular Real Estate company to use or avoid, (3) any way to rent directly from owners, (4) tips on which Springs neighbourhoods are better than others. I read somewhere that over 50% of expats have loans and another 15% have more than one Banks are still trying to lend as I get calls daily. Whenever I am out shopping/socializing etc everyone I seem to see is using a credit card to buy products Hopefully they are paying the full amount off each month. I don't think things will be as bad as 2009 as that was a global financial crash but I do feel the oil decline will have an effect on us here and I am seeing more and more people in this industry heading home as they have lots their jobs

ladies - this is a last min request ..i have never celebrated x mas being muslim but am keen to put something together for my hubby ( brit ) for christmas ..where can i buy a good quality turkey with trimmings etc etc take away ?? any recommendations from the experienced ladies here ? I think most of the supermarkets sell frozen ones, they are also providing cooked ones to be delivered on the day ( easier than cooking yourself) as are the hotels but get your order in quick Trimmings are easy to make yourself and all the main supermarkets will stock stuffing, vegetables and other bits and bobs Waitrose and M and S have some lovely trimmings which are very Western have you tried ordering from the supermarkets ? can you recommend which one ? thanks My colleague who is a big foodie ordered from Carrefour last year, I have ordered from the Rotana chain of hotels in the past but make my own trimmings as their veg is always rock hard and their gravy was too watery :-)

Despite all the warnings in our building and occurrences in Dubai why on earth do we have to keep telling people? I was sat on my balcony only to see a 'lit' cigarette come flying down from above. Lazy, Dangerous,Idiotic, Stupid, Inconsiderate animals ! You can afford the annual rent, you can afford to smoke, you can afford to risk yours and everyone else lives in the building and you can obviously afford to go to a hotel when your apartment goes up in flames but you can't afford an ashtray. In my old apartment it used to happen all the time and I had washing and balcony cushion furniture burnt I caught the culprit and went to have a chat with him and he still denied it! The security guard eventually caught him and complained to the developer and he got a large fine. Suffice to say it stopped

Hi Sarah, My hautelook order has not yet been shipped to my address. It has only reached my ship and shop account. I ordered on Nov 19 and it takes almost a month to get your stuff. This is not bad though, considering the savings you get. Check out the 80% off sales they have every now and the. Their shipping is high, but when you compare them to the prices in Dubai, it is fine. Hi, I am new to Dubai and want to join a nice gym club. I checked out Fit Republik and it looked nice but I hear some stories about the classes being overcrowded and that its hard to book them. Is that true? Does anyone have experience with them? I am interested in their adult classes like Body balance, Body Combat etc. Thanks for any advice! :) Is that the one at MotorCity/Sports City? I have a friend who is a member and she has never mentioned it being busy and she does a lot of classes ( Three in one day sometimes) :-)

Well said Rickadon!!! We have been here 11 years, appreciate everything we have, always will. Just a few years ago the Pilots were doing on average 65 hours a month flight time (different to work time) now they do 95 to 100 hours flight time a month, over time was cut from there pay so effectively they got a pay cut, you now have to work 90 hours to get overtime. Would your husband be happy with that? Keep in mind they fly nights while your husband is tucked up in bed and gets a full nights rest, keep in mind the Pilots are constantly exhausted with jet lag (again part of the job) however when we signed up it was 65 hours flight time and more days to recover from the jet lag. You try flying to Sydney and back with 24 hours rest come back have 2 &quot;days off&quot; and fly to Europe and the cycle begins yes we know they are International Pilots but again there days off have halved and hours doubled for the same pay effectively. Keep in mind we signed a contract which is constantly changed without consent. There are many positives about working for Emirates, yes we get staff travel, I see that as a privilege and not a right, I appreciate that so very much, yes we get a percentage of our school fee's paid however that is part of our salary package, yes we get accommodation again part of our salary package. No one is disputing any of this. There are on average 3 pilots resigning a week, I am talking highly qualified with a huge amount of hours and experience that are going to other airlines, Emirates loss. The reason, exhaustion, frustration, lack of days of to spend with family and ever changing rules. Have you ever had to deal with a husband that is so jetlaged and exhausted that he can barely string 2 words together and when he is home his one day a week he is either studying for his sim exam (yes thats right they have sim exams and if you fail twice you get fired) or doing errands we can't do as wives as everything is in his name. Never used to be like this, that is what they whinge about!!! Not about stupid discounts and whether our backyards are the size of a car! We want just what we signed up for. It is ok if you sit in a air conditioned office and have an hours lunch break everyday and get a full nights sleep every single night. Try flying thru monsoons, storms, ice storms, war zones, in the middle of the night when you have had barely enough sleep to drive a car safely, try being responsible for 400 people. After flying thru the night, try landing and then having a 2 hour bus ride in peak traffic in Moscow, yep being going now for about 12 hours, you then get to your hotel and try to find familiar food and count how many hours you can sleep before doing it all over again. Again yes life of a Pilot, but what we are saying is it is not all 50% discounts at everywhere in Dubai (wish I knew this as this is news to me) we are saying our husbands and Pilots are exhausted and have had enough and in answer to your question, yes we are leaving, yes our friends are leaving as we can't possibly live like this for the next however many years. Why would we put up with living in the Middle East away from family, friends etc when we can get better contracts in our home country. Before you jump down my throat, think about the last time your husband missed 8 nights sleep for his job, when did he have to sit a 2 day exam once a year to keep his job, when did he have to pass a medical once a year to keep his job, when was the last time he missed family gatherings, Christmas, Easter, anniversary's and everyones Birthdays? When was the last time your husband was so exhausted that he fell asleep in the school car park picking his kids up from school as he had'nt seen them in 9 days! Yes we will &quot;jog along now&quot; We are to fly Emiretts in 18 days I'm already a nervous flyrt now i am crapping myself after reading this You will be fine, sit back, have a drink or two, watch a film and enjoy it. :-)

I am looking for a very cheap shop to get weather proof material for some cushions for balcony furniture. The furniture was cheap so don't want to spend a lot on cushions. Any shop in Satwa? I had mine recovered last year. 10 cushions in a nice waterproof/dust free fabric but it did fade a little in the sun and it was 600AED

Do peeling , it will be good and u will see the good result Can you please tell which type of peeling? What is it called please! Do you know anyone who has done peeling and happy with the results?? What about laser????? Just be very careful. I have had many DRs here telling me have a peel yet a friend with similar sensitive skin had one done and it made her skin a whole lot worse. Do your research, ask to see testimonials and before and after pictures of their patients.
