Madge do you choose to read what you like out of a post? Here is how it works: tenant not paying rent, not showing up & not answering calls Option one: file a case against the tenant to get money back, takes 6 months to get a court order to get your money back, tenant bares all costs in addition to paying all the rent until the date of order, then LL files another case for evacuation & it also takes few months & costs to get a court order Option 2: file an evacuation case immediately without a case against the tenant, again it takes 6 months to get an order but tenant will not pay any rent or the case expenses We go for option 2 most of the time as we choose to get our property back to find a new tenant as you suggested, but we cant find a new tenant if we dont have access to OUR OWN property from court. If we have gaurantees that once we receive a bounced cheque or two we have the right to get access to our property immediately & kick out the old tenant who is ignoring our warnings & calls we will be more than happy to offer a monthly payment for rent which is more profitable for us than filing cases & waiting all this time to get a court order to access our property <em>edited by wickedangel_78 on 10/10/2014</em>

Madge I feel your pain, I understand what you're saying, but unless the whole system change for everyone including LLs we can't do much. We can't find a new tenant unless the old tenant provides us a clearance, we have 6 cases in courts to get an order for opening the apts , we can't get an order before 6 months from filing the case, I wish it was that simple, when we file a case we don't do it to get our money back, we go for it to get access to our property. We cant simply open an apt, empty it & re-lease it we need a court order & police personnel to access the apt. DH is so considerate to his tenants situations, he knows every tenant in person, they call him on his personal mobile, they don't contact him through his office or secretary, for those tenants who can't pay the whole rent at the end of the year he gives them a huge discount if they can't afford paying the whole accumulating rent. I know this is not the case with all LLs , but unless there is a change in the whole system with guarantees for both parties from the governing authorities, nothing much can be done.

I tried that but just seem to keep moving the dust around ;-(any other ideas pls Close the blinds & dust downwards using the feather duster, then open them & again dust downwards, then close them the other way & dust again, make sure to shake the dust out of the duster. Or try to use he round brush of the vacuum cleaner, I use it to dust AC openings & it works well , I didn't try it with wooden blinds as ours is behind the tv

I went to get some tests done with a doctor but feel like I am not getting nor will get the care I would like. I would like to see another doctor but don't want to have to do the same tests and have to pay for them. Insurance won't pay for same tests done by different doctors. My question is, is it possible to request a copy of the results of the test and also a copy of the first doctor's report? Yes, you have the right to get a Dr's report & copy of the tests, I always do, & some doctors give copies to the patients without asking

Well good for you, our school takes 3 instalments , we pay rent in 1 cheque , we pay for cars in cash to avoid interest (nothing fancy), we don't live in jumairah or in a villa , we pay loads to file cases when our tanents run away, we pay AED 3000 to renew each dependant visa as investors , we don't even have a medical insurance If we go for monthly payments we will be out of cash flow, instead of chasing 2 or 3 instalments from 50 % of our tanents we''ll have to chase 8+ from those tenants (do you honestly think people will change their habits if you offer easier payment plans, I've been here all my life , DH has been in property business for 15 yrs), we do offer it but most of the time those people end up with cases in the court as they fail to pay. Can't afford fancy properties? Go live in sharjah or Ajman , it is your choice , we can afford paying for a fancy villa in Dubai & pay rent in cash but we don't , we live in a nice apt in Sharjah with a reasonable rent compared to the craziness in Dubai We don't pay interest to credit cards, we cover the payment 100% , this is called planning. My son goes to a good school but it's in Ajman So if you lack planning don't blame landlords , not all of us are greedy or filthy rich loooool <em>edited by wickedangel_78 on 07/10/2014</em>

Monthly rent payments should obviously be the norm, like they are in the rest of the world, and yet the use of the word "even" makes it seem like they're some kind of extraordinary, unthinkable thing. None of us get our salaries paid to us in one cheque a year in advance. Why should LLs expect to get their rent a year in advance? If they have a mortgage, is the bank demanding they pay it using yearly cheques? Of course not. edited by Madge_Gustard on 07/10/2014 Why do we have to pay schools in 3 cheques then? I'm also sorry you felt the need to justify yourself but if you don't want any information on a public forum, just don't put it on there. You could easily have just said "I'd be interested if the price was right" and left it at that. You do also have the option of deleting your post if you realise in retrospect that you have posted more that you wanted to. Hi Daza, unless you know know me & my child in person or you went through a similar experience I don't think you will understand what I'm going through I don't like to argue here, thanks for your advise but don't you think a mum of a 5 yrs old would have tried all that before seeking a professional advice or help? I even went to an OT as he suffers from mild sensory issues but the prices were ridiculous for the service they were offering. & my son will starve himself, I tried everything, he does not touch his packed lunch at school although I make sure he has food he eats on his own at home , he goes for 7-8 hrs without food or water at school , he doesn't even drink as he hates using school toilets. As for co-sleeping he suffers from night terrors from time to time & he is a restless sleeper. I did not want to mention all this on a public forum but your reply was not helpful, parenting is a sensitive issue, if I wanted advice from other mums I would have posted here I'm a moderator in an international mother & child forum with over 2 mil members, if I'm seeking advice from fellow mums I ask there not on a social forum for expats Apologies if I sound rude, but I really hate it when others offer advice although the poster didn't ask for it I'd be interested if the price is reasonable ;) DS who will be 5 in. November refuses to feed himself, refuses to sleep in his own bed & is dependant on us in general, we are more towards gentle discipline & we can't tackle those areas. My children would starve if they refused to feed themselves, I just don't have enough hands! I'd do a sticker chart then just let him get on with it. If he eats, lots of praise and a sticker goes on the chart. We own several properties, & we're sick from the amount of bounced checks we get every month, we give a warning, & we give extension given that the tenant is cooperative & answering our calls back, we even go for monthly payments if it works for the tenant, but if he doesn't get back to us or answer our calls we go to the court at the municipality to file a case, our properties are in Sharjah, the procedure takes months to get a court order & we have to pay a lot for the whole procedure. When we get the court order & if the tenant is not showing up at least we know he can't run out of the country, & if he's caught he will go to jail until he pays all the expenses. Most of the time we don't get our money back but at least after 6 months from filing the case we get an order for property evacuation with police involvement to open the property. Mirdiff is nice , there is a mall in the area & it's well serviced , there are areas not too close to the airport flight path but other areas are too noisy ,

They have 200x220, it's just not called super king. I have seen them myself. Do you have a super king bed? I've been using this size for 12 yrs, Jashnmal was the only one who had that size, hyper markets never had them & they still don't , I use the king size for our 180x200 bed in the guest room from carfour or panda , those don't fit a super king mattress regardless of what size the label says, they're too tight as the depth is only 25, a super king mattress is high & need at least a 30 cm deep fitted sheet Anyways OP glad you found them at Home centre, I always buy them from there as they always have stock of plain super king bed sheets, I used to buy them from Jashnmal but they are quite pricey. <em>edited by wickedangel_78 on 02/10/2014</em>

This size is called Super King (in UK), Western King and California King. In Dubai, the best places include Home Centre and its fancier sister store, Q Home Decor, and Dwell (avoid DKNY sheets as they aren't durable). Online, I like to shop for bedsheets from The Company Store as they have an incredible range of colors and high quality, durable fabric. Bedsheet brands I generally like are: Pottery Barn, Wamsutta, Martex, Sheridan, Ralph Lauren Home, Fieldcrest Supima, Zucchi, and Dorma. Qhome shut down I think

You need to have some sort of a subscription with Etisalat to get a postpaid number , like another postpaid number or e-life or a land number . Call their call centre & inquire about the requirements, DH is the one who got me the postpaid as I don't work & I don't have a salary transfer. If you work I think they will ask for some documents to grant you a postpaid number . If you're married & your DH have a postpaid number it's very easy to get another one under his name

Full colour is between 150-200 , blow dry is 60-80 depends on the hair length. There is a salon called Anisati in Qasba my friend uses it, I live in Buhairah. There is also a hair dresser in Tips & Toes in Fardan but it's expensive compared to regular Salons.

I only went once to the market on the terrace but was so disappointed... was a complete waste of a journey. You have to reach early, we usually go at 9 am, everything is fresh & cheap, but if you reach late, there is nothing left.

If you give them money instead of a proper flight ticket I an guarantee you they will not go home for their leave and will most probably do part time work (illegally) during their annual leave in Dubai to make more money. Airlines do give company discount so if you go to the offices of Emirates/Etihad/Philippine airlines or Cebu Airlines you can hash out a discounted company deal with them. You want your employees well rested after annual leave. Not more exhausted. I paid AED 2300 for our maid using Cebo on hot season with extra 10 kgs luggage allowance this year, Malaysian airline ticket was 1850 but it wasnt direct, so AED 2400 seems like a fair allawance. As an employee regardless of the nationality I wouldnt be happy to be forced to take a ticket to hometown when I am not planning to travel or planning to travel somewhere else. Around AED 2400 , there are cheaper tickets in low season but those are not direct flights, & they have to wait for 10+ hrs for connection, I think a company should provide a direct flight rate? Check Cebo ?? Airlines rates, it's a Philippines airlines with direct flights

Another option that I have considered recently is just getting a good quality clothes dryer. All of the clothes that are wrinkled can go in there. If you take them out and hang them up as soon as the cycle is finished, they will not be wrinkled. For anything that needs extra care, you can just drop it off at the nearest mosque laundry... This will eliminate the need for a maid to do the ironing! It works for underwear & some bed sheets but not all, our bed sheets from carfour don't need ironing after drying but I take them out hot & fold them immediately, the ones from home centre need ironing after drying, I only use it to dry beddings, towels & underwear, it shrinks outfits & pjs. It works fine with jeans, but I wouldn't use it for skinny jeans they will never fit again looool My husband taught our maid how to iron ;) he's picky with ironing his shirts , I don't iron & I wear dresses most of the time, they don't need lots of skills to get them ironed & the same with my head scarfs , hubby ends up ironing his shirts most of the time :D <em>edited by wickedangel_78 on 17/09/2014</em>

This rule has been there forever, our building management offers cleaning service in the building parking space, the watch man is not allowed to clean cars. The cleaners offer the service. Beware, they are fining those who hang clothes on balconies, nothing should show from outside, a friend of mine got a fine just recently although the clothes were on a lining stand but the stand was showing from the balcony

When DS was 2 we used to go to several toddlers classes but he didn't go to a nursery. We did gym, arts, music & so on Now he's almost 5 in FS2. Last year his school hrs were short we used to take him to piano, swimming at school & abacus classes on Saturdays. This yr he doesn't reach home until 3.30 pm, he goes to piano on Sundays, a Quran & Arabic tutor comes to our place on Tuesdays & we're looking to start swimming class privately on Saturdays as we weren't happy with the classes at school last yr. We'll see what ECA his school is going to offer this year for his age, last yr it was only swimming .

For the in-out, will a drive to Oman border suffice, I really dont want to spend so much on air tickets :\ No it is not possible, she needs a visa to enter Oman if you drive to Oman, & some rules changed in Jan 2014, double check, I think they cant issue the visa if the maid is here & it takes 2-3 days from the day of exit to issue her visa, she might need to go to kish not Oman & stay there for few days

When we were looking for schools we had a list & we visited schools, we were looking for: Small classes: not more than 20 children in class, I wanted my son to be noticed & given attention. In his school there were 17 children in class in FS1 with 1 teacher, 1 TA & a helper/nanny Easy access to teachers: it was very important to us, I hate formalities & taking apointments everytime we need to ask his teachers about something Involved HOD: again easy to take apointment & a friendly head of department Involvement: workshops, seminars, activites, etc for parents, I want to know what they are doing in school Grading system: my son is advanced, I wouldn't be happy if they only focus on what should be covered in class, when he was assessed at the end of the year his teacher asked him to read a small book, count to 100, name 3D shapes, & recognise 2 digit numbers, he was given extra in class

Kings (1st choice), they get the best ratings from KHDA inspectors (who initially based their evaluations on BC schools). Safa gets good reviews from parents and students, nice campus. Jumeira Primary School (Gems BC) gets favorable reviews and their campus is nice. Jumeira Baccalaureate School follows National Curriculum for England and IPC (BC adapted for expat Brits) in the primary years (Pre K to Grade 4) and they are very structured in their learning outcomes, etc. Parents have mixed reviews, but most students look happy. SABIS system may be an option at their Dubai branch. They got a new headmaster in Sept 2014 who is trying to make the school "less of a prison", though you may need to give your child additional tuition in English composition (factual and creative writing), which is weak in the SABIS curriculum. DESS parents seem happy with academics, particularly the Lebanese parents I meet at karate class. Thanks apricot :) I thought that the SABIS system was strong academically even in English. A friend mentioned that her son was able to read well in KG2, SABIS system Sorry, but that's depends on the child and not as much on school and the sistem. My son just started KG2 in new GEMS school (IB system) and his reading is very good. You can easily compare with reading in grade 1 or even grade 2. They started at the end of the KG1, but most of his classmates still don't read. Some of them still don't know all letters. So there is no pressure on kids, they just follow the child's development and desire. Agree with this, my son is in FS2 IB school, he can read since he was 3 but at school they are still sounding letter M loooool, his teacher gives him extra work like books to read at home, I chose a school that doesn't focus on academics in early years, for me personal development is more important than academics at this age, we also have time to go for extra activities after school which is an added advantage ;)

She uses from what we have, i always keep stock as we always have visitors. Toothpaste, pads, tissue rolls, hand cream, shampoo, soap, tooth brushes.... she doesn't use specific brands. I dont really cook for her, but I always cook extra incase she doesn't want to cook, we don't have issue with eating leftovers if she chooses to cook instead of eating from what we're having, but she likes cooking unlike our previous maid. She uses from the stuff available in the kitchen, she never asked for extras except for noodles (indomi?) as we dont eat those I also pay for her clothes, but she doesnt ask us to. She uses the house phone twice a month for her family calls, & I buy her a 50 phone card every month for local calls I wouldnt pay for extra clothes if she asks for new stuff, I know when she needs new stuff, she doesnt go out a lot anyway (her choice), & I wouldn't buy specific brands for her, my husband & I hate supermarket shopping, he buys whatever on offer & I buy my toiletries online. I wouldnt pay for hair dye looool, this is a bit too mucn IMO
