Yes you are correct at a purchase price under AED 5m you would need a 25% deposit for your first mortgaged home. In relation to documentation it varies but usually: 3/6 months UAE bank statements/credit card statements 3 months salary slips salary certificate from your employer proof of deposit You would also also need to be out of any probationary period with your employer. Thanks did the visa run yesterday very easy using the 611 Emirates Road and the E102. FYI there is a new exit fee of AED 35 to exit the UAE.

Can someone please confirm the route needed for a visa run tomorrow. Usually go E44 through Oman to Hatta then exit uae to the Oman building entry and exit visa there then back to Uae building for entry visa and through the Oman bit on E44. Do I have to do something different now?

I can second Melrish, my daughter got married in Dubai in March and after meeting with a few different photographers/ videographers we decided that they would be perfect. We could not fault them at all. Within a couple of weeks we have the short video, which is amazing and some touched up photos. They were easy to work with, polite and professional

FYI - you don't actually have to be in the UK for 2 weeks prior to the wedding, but you have to have at least 14 days after giving notice of your intention to get married. For example as both my daughter and fiancé are british but live in Dubai this is what they did. As neither of them are resident in the UK they had to be in the Uk for 9 days before they could give notice to be married, they did this in the summer. They booked their wedding date for later in the year and just flew in the day before. (This was fine as it was over 14 days since giving notice) I would therefore think that if you wanted to do this all together you would need to be in the UK for at least 23 days. 14+9 This place is in Essex, it is a registry office but also has function rooms etc. http://www.langtonshouse.co.uk

Hi Puddle31 Here goes - Firstly you need to have a copy (it is best to have a few copies of each for residency, medical and Emirates I.D) of your sponsors passport and residence visa.A salary certificate from his company, or sometimes if in a free zone like JLT from the free zone. Ejari (which is registered tenancy) and last months Dewa bill. Your own passport and copy, at least 5 photos(like passport photos) and your marriage certificate attested and stamped by MOFA. Once you have all these the best place to go is to the Municipality office in Al Manara. First you need to go to the typing center (FIX it Express) They will do the paperwork for Entry Permit inside country - AED 1080. Then right next to the typing center is the Dept of Residence, (you need to go to the info counter in front of the typing center to get a ticket for the Residence section)you need to go to the residence section to get entry permit. You may also have to pay another AED 220 here for file opening. Once you have done this go back to typing center and they will complete the paperwork for Change status to residence. AED 550. Go back to the person you saw at Residence section and they will update their file. You then need to go back to typing center and they will do paperwork for Medical AED 750 (this is for VIP there are cheaper options) Emirates I.D AED 370 (not sure what you will need to do here if it is your first ID as ours was not) 3 Year Visa stamp AED 550. The next morning I then went to have medical (chest X ray and blood test) at Safa health clinic and picked up the results later the same day. The following morning I went back to Al Manara and to the residence dept who put the Visa in my passport. I now have to wait for a sms from ID to pick up my ID from post office. I hope this makes sense, I'm sure if I have anything wrong someone will let you know. Sorry have just added everything up and found the cost is closer to AED 3500. Here goes- have done this recently You can either use a company to get your marriage certificate attested by the FCO and the UAE Embassy in the UK, then it needs legalising at MOFA which is near Burjaman. It is quiet easy to do yourself if you have someone in the UK to help. You can go onto the FCO website where you pay for your certificate to be legalised and also pay for it to be couriered back to an address of your choice (friend in UK). You can then courier it to the FCO. Cost around AED50 with skynet. Once your friend gets it back they can then send it with the fee and a SAE return envelope to the UAE embassy in London, details are on their website. Once they have it back it can be couriered back to you. You then have to take it to MOFA for their stamp. Then you are ready to apply for visa. I have the procedure and cost for this as I have literally done it this week. If you are in the country when you apply, including medical and Emirates ID it is around AED2500. They deliver by courier to your address. Just put your PO box number in the post code. I have found it takes about 5-7 days from th day of order for them to deliver. The only issue is with stuff that you want to return, you have to pay to courier it back to the UK, so usually not worth returning anything.

My daughter has a mirrored glass dressing table and unfortunately her mirror fell on to it and cracked the glass. I am looking for someone who would be able to replace the top of her dressing table with bevel edged toughened mirror glass. Was going to try in Satwa, but has anyone any idea on where might do this. We were watching via our Du TV box What we want to find out is, if it is just us or is it everybody who is experiencing this issue. Du are not helpful and we can't find out this answer from them, they blame Bein Sports and say that there is no English Commentary sent by Bein sports for English Premier League matches except on the 2 English channels Bein Sports 11 and 12. If it is shown on another Bein channel we get no Audio option to change to English. For example last nights Tottenham game was on channel 7 only in Arabic, did anyone else or their DH watch this on Du and if so could you get English commentary thanks

No he can't, he has bought it with you as a tenant with an existing valid tenancy contract. Which he has to abide by. He can only increase the rent at the next renewal date in line with RERA rules, ie 90 days notice and only if allowed by rental calculator. If the new Landlord wanted to ask market rate he should have bought a vacant property.

Has anyone got any feedback on Sofitel Palm brunch. Looking to try alternative place to Westin Bubbles, Al Qasr etc. A lot of the new brunches seem to be a la carte which probably wouldn't suit. We are a mixed group of 30ish to 50ish we like a bit of life but not as much as Saffron! Any recommendations, thanks

Sorry, mine was in Dubai not Abu Dhabi. It was a civil case but not to do with property, just wanted to let you know even a fairly Simple case, which mine was in my opinion took so long and took from our side a lot of chasing the solicitors etc, although we got there in the end at least.

Our Solicitors also sat on the execution papers for ages, not as long as your but for around 6 months. We had to chase them over and over again and ended up going to their offices on many occasions. It made it easier as they were in Dubai though. We insisted on seeing the the head of the practice who it appeared knew nothing about how long it was taking, the person who was supposed to register the execution just hadn't bothered.

Buy the way the defendants had to pay the money to the court, the court paid the money to our solicitor and then the solicitors passed the money onto us.

Hi Skyhighgirl I have not experienced Abu Dhabi courts but have experienced Dubai courts. It took approx 2 years to win my case then another year to get paid. Once the final verdict was awarded my solicitors then had to apply to the court to get the verdict executed. The defendants still didn't pay so I believe that the solicitors then had to approach the court again and then the defendants were given 14 days to pay or their trade Licence would be suspended. It was all a bit Woolley and we never really knew exactly what was happening. Not sure if Abu Dhabi is similar but your solicitors are surely responsible for getting you the money. We didn't have to finalise our solicitors bill until they had finished the job!!! Sorry can't be of any real help I just know how frustrating the whole thing can be. Good luck

Thanks for the advice re the glue etc. I just wanted them for a wedding next spring to shade guests during the ceremony in case it is quite sunny. Only need to last for 30min and it shouldn't be too hot then.

Does anyone know if the typing centre in Almas Tower is open on Saturdays. Looked at the typing centre web site it has great info on everything apart from opening hours, that I could find anyway. Tried phoning thought there might be an answer phone with recorded info, just no answer. Thanks for any help

I just checked - mine was signed for on 25th April at passport office. ( earlier post I said 27th but I just checked my DHL tracker and it was 25th) but did not reach office till 30th April according to an email that I received back from passport office. When I phoned I kept getting told AT LEAST six weeks from the 30th April. Mine was finally printed on 4th June but I contacted Mr Pugh secretary on the 3rd June and she said she would investigate so I have no idea whether it did get speeded up or if it would have been done then anyway. I think that once our passports reach the passport office they sit waiting to be logged into their systems. We all send by courier so obviously know the date they actually received it. However they only count processing time from the date they log the passport approx 4/5 days later! So their turn around figures are actually even worse than they say. Wish everyone Luck with getting their passports in time, this fiasco has been going on for at least 4 months for expat applications as we had issues way back in March.
